real estate blogging: MarketingSherpa Report on Real Estate Marketing, Blogs and Social Media - 11/17/08 03:39 AM
Back in June, I was interviewed by MarketingSherpa reporter Natalie Myers for a report she was writing dealing with real estate online marketing strategies.  The report is now available as the second of two-parts: Online Strategies from Real Estate Marketers – Try Blogs, SEO, Social Media
I regard MarketingSherpa with the same esteem as MarketingProfs. For years, CEO Anne Holland and her crew have been creating high-quality content to benefit marketing professionals and I'm honored to have the privilege of participating in this report.

real estate blogging: Three Most Important Real Estate Social Media Sites in Which to Participate - 10/21/08 11:36 PM
(This is directed to those of you just learning about social media, especially as it pertains to real estate. If you're already a kool-aid drinker, you probably know this stuff, but feel free to comment nevertheless. As always, I welcome countering points of view.)
I promised this yesterday, but got sidetracked by the announcement that NAR is looking for a social media manager. (See my post at Conversational Media Marketing.)
I believe for Realtors in the early stages just learning how to use the tools of social media, there are three very important social network/social media sites in which to … (20 comments)

real estate blogging: Left Active Rain as 'The Blog Coach,' Returning as 'Social Media Handyman' - 10/04/08 12:25 PM
Consider this an official announcement. I'm coming back to Active Rain, not as the Blog Coach, which was my old moniker, but as the "Social Media Handyman."
Here's some background on why and why now...
I've learned a great deal about how to use social media for marketing purposes and have a penchant to teach others as well. (That's always been the case.) There are quite a number of Realtors just entering this space and they have many questions that I hope to be able to answer. Even those who've been doing this for a while need training on more advanced … (43 comments)

real estate blogging: Singing My Swan Song - 08/09/07 10:15 AM
They say all good things must come to an end and I'm afraid that's true of my participation here at Active Rain. This will be my final post.
Starting next week I'm moving to a new job with a different company, one that is not focused on the real estate industry. As much as I enjoy posting here, I can't make a business case for continuing. It has been fun though and my tenure ended on a high note with Blogger's Connect and participation in Project Blogger.
As to the new job, I'll be serving as Director of Production for Bizzuka.com. … (23 comments)

real estate blogging: Project Blogger Winner Announcement at Blogger's Connect - 08/02/07 04:50 AM

And the winner is....Frances Flynn-Thorsen and Mary Pope-Handy!!!! Congrats to them and to all the contestants. Perhaps the best part of this whole exercise was that $5,000 was raised for CARE, a non-profit organization. (Sorry about the sucky photo. I took it with a cell phone and I guess my hand was moving. Go to Flickr for better ones...none up now, but will be hopefully.)

real estate blogging: Live Blogging Inman Blogger's Connect - 08/01/07 03:38 AM
Inman Blogger's Connect is starting today and I'll be live-blogging it. So will a bunch of other Active Rainers, I'm sure. I won't be doing it here though, but at our company blog, Blogging Systems. I invite you to link there. Subscribe to the RSS feed to be alerted each time I update.
I'm on the panel for the second session, Monetizing Your Blog. Joining me are Rudy Bachraty III from Sellsius and Ted Murphy from PayPerPost.
Also, I've created a Technorati tag: bloggersconnect. You can follow the conversation there as well. If I find out there is another tag everyone else … (6 comments)

Inman News is announcing today the availability of a new research report on real estate marketing. Entitled “The State of Real Estate Marketing – 2007: Assessing Marketing Budgets, Trends and Opportunities for Real Estate Agents and Brokers,” the report, according to Inman, provides some "very interesting findings that shed light on where real estate agents will spend their advertising dollars over the next year."
Some of the questions answered in the report include:
Will real estate advertising/marketing spends increase or decrease over the coming year? What percentage of real estate advertising/marketing budgets will go towards online services? What are the most popular categories of online … (10 comments)

real estate blogging: Diva Marketing Talks on Blog Talk Radio - 07/23/07 03:50 AM
The first blogger I ever met in person is long-time friend and colleague Toby Bloomberg. We met in Atlanta at a marketing seminar and ended up sharing a drink in a biker bar. But that's another story. Let me leave it at this -- so far as online marketing, blogs and social media are concerned, Toby and I are joined at the hip.
Toby has invited me to participate in a new show she's doing at Blog Talk Radio entitled Diva Marketing Talks. The show takes place tomorrow evening (Tuesday) at 6:30 p.m. eastern time. (Somebody please help me remember that's 5:30 … (11 comments)

real estate blogging: Bernice Ross Comments on Real Estate Technology Disconnect - 07/11/07 04:50 AM
NOTE: On this post, you get to be the "blogger." IOWs, I'm not making a comment at this point, but really, really want to hear from you. This is a continution of the conversation I started in response to Renwick Congdon's article about Realtors use of email as a marketing tool.
In its daily news, NAR's Realtor Magazine Online reported on comments made by real estate coach Bernice Ross expressing concerns over why Realtors have not gotten more actively involved in using blogs and other forms of social media...
Realestatecoach.com CEO Bernice Ross is surprised that only a handful of real estate agents … (12 comments)

real estate blogging: I Woke Up This Morning and It Was 1999 Again! - 07/10/07 02:25 AM
I receive RIS Media's daily email newsletter. It often contains good articles to keep a real estate neophyte like me informed on issues pertaining to the industry.
This morning's feature story really took me by surprise. It was Imprev's CEO, Renwick Congdon, saying that, according to NAR, "only 39% of agents considered e-mail as the primary tool used to stay in touch with active clients."
The actual stats broke out like this:
48% use the phone (the phone is good)38% use mailings (the kind that require stamps)24% use market updates 16% use e-newsletters 6% use email as a correspondence toolOK, please, somebody … (25 comments)

real estate blogging: The End of the Blogging A-List As We Know It? - 07/05/07 07:38 AM
Blogging has long had its list of celebrities. The tech bloggers have theirs. Marketing/PR bloggers have theirs. Real estate blogging has its own list of blog celebs as well.
UK-based cartoonist/blogger, Hugh MacLeod, yesterday rang the death knell of the A-list as we know it. He indicates that the rise of social networks like Facebook and Twitter (let me add Active Rain to the list) have circumvented the need for A-list bloggers to act as "hubs."
In the past, if you wanted to gain a following for your blog, getting the attention of one of this head of the class bloggers … (40 comments)

real estate blogging: Realtor.com Rolls Out New Blog Service, Featured Blogs - 06/25/07 04:29 AM
I received an email this morning from Realtor.com with login information to my new Featured Blogs blog. It's a WordPress blog. Probably, they're using the WordPress MU (multi-user) version of the software.
Other than the basic WordPress functions, there is an ability to change header graphics, even upload your own. If you use Realtor.com's Top Producer Web site service, there is automatic content aggregation from that into the blog...listings and such. You can also upload your photo and contact information using a sidebar widget.
On the other hand, the administrative features are kept to a minimum, by design I'm sure. WordPress can be … (7 comments)

real estate blogging: Realty Blogging Book in the News - 06/22/07 11:30 AM
Just wanted to mention that the book Richard and I penned, Realty Blogging, is in the news. Inman mentioned it in a blog post about a “blog to book” (blook) the folks at Bloodhound Realty were putting together called Real Estate Weblogging 101 (which I'll talk more about later). The other was a book review in Newsday.com, which contained the following quotes…
“The authors subscribe to the notion that traditional real estate marketing techniques, such as cold calling and open houses, ‘won’t cut it in the 21st century.’ The new marketing edge? Blogging. Although this technique hasn’t hit its stride within … (9 comments)

real estate blogging: SEO Ranking Report: The All-Important Anchor Text - 06/20/07 01:59 AM
Back to further discussion about the SEO Ranking Factors report...
In past posts on the search engine ranking report, more than once the issue of anchor text has come up, so I want to address it today.
One of my favorite quotes in the report on the topic of anchor text says, "Unless you want to rank for 'click here,' you had better start using targeted anchor text wherever and whenever possible."
Before I go any further, let me cite a definition of the term. Anchor text is simply the visible hyperlinked text contained within a blog post or web page. For … (18 comments)

real estate blogging: Submit Your Blog to Blog Directories and Search Engines - 06/18/07 07:08 AM
I have to admit that what you are about to read is a bit promotional. Not for me though, but for my son, Alan.
Back in the days when I ran a business blog consulting agency - Radiant Marketing Group it was called - my son, Alan, worked with me in submitting client blogs to an extensive list of blog directories and search engines, as well as major engines like Google and Yahoo. He's now started his own business providing that service. It's something he's very adept at and enjoys doing.
More on that in a minute. Let me talk about … (45 comments)

real estate blogging: SEO Factors: Keyword Use in Body Text and Permalink - 06/06/07 01:29 AM
Yesterday's post sparked quite an exciting discussion and many of you added to the conversation with SEO insights of your own. That's one of the best things about AR. It's a place where we learn from each other.
Today, I want to touch on two other keyword-related matters: The use of keywords in body text and in the permalink, once again borrowing insights from the Search Engine Ranking Factors report.
Body TextThere was a bit of back-and-forth between the experts on this issue, but I think the general consensus is that use of keywords in the body text is advantageous, especially … (16 comments)

real estate blogging: Search Engine Ranking Factors from SEO Experts - 06/05/07 07:36 AM
A few weeks ago - actually a couple of months ago - I mentioned a report on a study done by top-level SEO experts on search engine ranking factors, then stated I would be commenting on those over the course of the next few days. Oops! Never did that. Got sidetracked. But, I'm a doin' it startin' today!
Want to take a guess at what the experts agree is the numero uno most positive factor in getting ranked in Google? If you guessed using keywords in the title tag, treat yourself to a triple venti vanilla latte from Starbucks! (My favorite drink.) … (37 comments)

real estate blogging: 'Designed to Sell' or 'Buy Me' Blogging - 06/04/07 07:30 AM
My wife and I watch a lot of HGTV, TLC and any other channel that has real estate related programming. Two of our favorite shows are Designed to Sell and Buy Me.
It's almost humorous, the contrast between those two programs, especially considering they're juxtapositioned back-to-back on HGTV. On Designed to Sell everyone gets along all the time, peaches and cream, plenty of people show up for the open house and properties always sell...always.
Buy Me, on the other hand, is much more raw, much more "reality television" fraught with emotion and drama. Often, there is no closure. No one shows up … (7 comments)

real estate blogging: Social Networks, Not Just for Teens and 20-Somethings - 06/01/07 03:30 AM
Allow me to proffer an axiom: Technologies which start out being used by teens and techies will eventually find their way into mainstream business use. That's been the case with blogs, SMS and podcasts, and is now becoming the case with social media.
Not so long ago, blogs were "personal journals or online diaries" where teens and 20-somethings blathered on about their personal lives. (No offense to any 20-somethings who may read this.) Many, if not most, saw little use for blogs as a marketing tool. Not so any longer!
The same is true with SMS. Companies like CellSigns have taken that … (8 comments)

real estate blogging: Blogging, a Tool to Attract Mainstream Media Attention - 05/31/07 11:42 AM
A chapter of the book Realty Blogging deals with the impact blogs can have as a public relations tool. Over the years I was sought out by mainstream media writers for quotes and source information and now I am happy to announce so has my star pupil, Ines! None other than the venerable Miami Herald referenced Ines and her blog in an article about the start of hurricane season..."Ines Hegedus-Garcia, a Realtor in Miami Shores who writes a blog on the residential real estate market and the Shores community, has posted a notice about the tax-free shopping days on her website … (15 comments)
