agents: A good agent can make the difference - 04/06/21 06:08 AM
Of the zillions of real estate agents in the marketplace today, some really do stand out. Recently an agent called me about a home I have for sale. He explained he had fallen while showing the home and was considering suing the home owner. He went on to complain about the list price and several other items. Fast forward 3 weeks and the same agent is back with an offer. Not a great offer but not bad either.
Same day I get a call from another agent about this home. He asks a few good questions about what the seller will deem … (9 comments)

agents: Looking for a professional? - 11/14/17 06:39 AM
Yesterday I wrote about the need for consulting a professional when dealing with things, like buying a home, that you have limited knowledge about. It occurs to me that just by suggesting a professional creates some confusion among the general public. What exactly is a professional?
When we look for a professional in anything, we look for experience, documentation of accreditation, awards for service, and other tangible indications of professionalism. In the real estate business agents must be licensed by the state to practice real estate.
Don't you love the word "Practice"? To me this sounds like the individual still has not gotten it … (1 comments)

agents: "I Have a Big Favor to Ask", she said. - 04/19/17 12:36 PM
All listing agents have been there before. My phone rang the other day and an agent on the other end of the line said, I have a big favor to ask. She proceeded to tell me she was out of town with a sick son, and she had clients that really wanted to see one of my listings. Was there any way I could meet them at the house and show them around?
I know many agents in my area that will put on their mls listings, If I show my listing to your clients, you will only receive X % at closing. … (2 comments)

agents: Those Ruthless Realtors! - 03/16/17 05:51 AM
I was reading a Facebook discussion this morning between 3 people who were discussing selling a home. One was saying how their relative sold their home quickly all by themselves. Another was pondering the idea. And the third was saying how she had her home on the market and that her inbox was full of emails from agents who said they had buyers, but she refuses to work with an agent , so no one has offered on her home. She says she has had to put up with those ruthless Realtors.
Really?
I wonder if she works outside the home? If so, … (6 comments)

agents: Well, thanks for the input, but... - 09/03/15 10:45 PM
Real Estate professionals go through real estate school to learn the basics of the business. They are required to take a state test and to be licensed before they ever start working in this profession. Once they are through another 24 hours of school work (Post license) they begin studying the business for real. We are taught how to value homes, how to market them to sell for the most money in the quickest time possible. After years of this type work we get pretty good at it.
Then we come into your home to discuss all the ways we can get … (3 comments)

agents: We will just negotiate and then call the agents...Not! - 05/07/15 12:19 AM
I have a client that called me the other day with the news that they wanted me to list their home, and they had the buyer already! Great, I said! I am always leery of done deals because they really aren't, until they are!
The expected buyer had off-handedly suggested a sales price and my clients had agreed to it. All smiles, until the buyer started adding on. The price really needed to be lower...how about closing costs too? The grass in front needs some work. Oh, and did we mention...My clients started getting hot under the collar!
This is one reason why agents … (2 comments)

agents: Wow, what a difference. - 05/24/14 10:33 PM
Yesterday I took my younger daughter around to look at apartments. Today we will see condos for sale. I was struck yesterday at how different the agents are at the various apartment complexes.
At one, the young lady was on a phone call at 11:30 on a Saturday morning and we could not even get into the leasing office until she was done. We watched several potential clients drive up, try the door, and then drive away. I hope the phone call was worth it. Once we got in the agent was flustered, did not know where anything was, and ended … (6 comments)
