communication: Fast or slow

Born on NC to mid-western parents, i think my reactions are somewhere between fast and slow. When I moved to New York after college, I found that I spoke faster, ate faster, just lived faster. I remember talking to the corporate office in NC and wondering why it took them so long to form a sentence. Then I moved to Georgia. Wow. I could feel myself start to slow down almost immediately. Thinking back on these times I am pretty sure I was functioning at the same speed internally but outside factors required me to respond to things at different speeds externally. (5 comments)

Down through the aged great story tellers have been celebrated. Back in the day, before TV or Radio, yes young'uns there was such a day, people entertained themselves with stories. Thankfully great authors ( and bloggers, too) are continuing this tradition, but it seems to be dying out in the general population. I find that the Real Estate universe is also not immune. Pull up any listing on your local MLS system and read what the agent has written. "beautiful 3 bed 2 bath on a street with trees, blah, blah, blah... We do this all the time, every day. We use words to convey our wishes and desires. We use facial expressions to convey how we feel. We use computers and cell phones to keep up with all the friends we would never even think about without these devices. In short, we communicate. But do we really? Several things have popped up on my radar in the last several days that involved communication, or the lack thereof. The Real Estate business is one where good communication skills are so important. Without these skills, you can find your deal falling apart, and not even knowing why. I sent an email to the buyers agent last night letting them know where the house key was located, because I took my lockbox away. The closing is today. The agent responded, thanks and oh by the way, the closing has been moved back 2 1/2 hours. What? No one told me this until (2 comments)
communication: Due Diligence dates

Here in the state of Georgia we have something called the due diligence time frame. This is the first 7-14 days after a contract is signed by all parties. This time is essentially a free look for the buyer. At any time during this due diligence time the buyer can back out of the contract and get their earnest money back. After the due diligence time frame has passed this becomes a bit more difficult. Usually, but not always, a buyer also has an appraisal contingency and a financing contingency. I listed a really nice home this weekend. It is just down the street from one I just sold. The owner called me from my sign and asked me to come by and talk to her about listing her home. So I did. The home is really nice and should show great to prospective buyers. I spent some time talking to my new client and came back 2 days later to photograph and video the home. We were talking and my new client starts to tell me about the agent she had two years ago try to sell her home. He (26 comments)

I have a client that never checks his email. He is perfectly comfortable with computers, but just forgets to check his email. He told me that when we listed his home, texting would be the fastest way to connect with him. That's fine, but I need some paperwork from him that I can't text. So I send emails then text him to go check for it. Remember when we did not have texting, or email, or computers? Life seemed to go along just fine without all these things, albeit a bit slower.
