So, are you prepared to lose an hour this weekend? Around 2 am Sunday morning, the clocks will all magically move ahead 1 hour and it will be gone until this fall. Are you looking forward to being at work for an extra hour in the morning before the sun rises?

I have had two distinctly different conversations recently that dealt with becoming excited about some aspect of Real Estate. The first one was with a seller whom I had been working with for quite some time. We had run and rerun valuations on his home multiple times over a period of several years and unfortunately the valuations were not meeting the sellers expectations. At one point, he even says to me, "You need to get excited about my number!" His number was a good $40,000-$50,000 over the highest selling properties in the neighborhood. This young lady closed on her very first home this week! As a first time home buyer, she had lots of questions. Many of these questions were simple ones that most longer term owners just take for granted.
However, she had some great questions at the closing table. You see, she was actually reading over the documents placed in front of her. I can quarantee she understands what she signed better than most.
It also doesn't hurt that my client has a masters degree in Nuclear Engineering. I think she is used to asking questions.

Our MLS system has a really cool feature called, Reverse Prospecting. It works like this, when an agent enters a search for a buyer, they use specific touch points like price, area, bedrooms, baths, etc. These get matched up with properties on the market that meet there requirements and properties are sent to the buyer for review.
Reverse prospecting is used by listing agents. We can go into the reverse prospecting system and actually see the agents who have searches entered where their criteria meets our listing. I will then go and email each agent and give them a brief paragraph about … (18 comments)

Just to be upfront, this has nothing to do with needing a bit more time to respond to an offer. That does happen as well, and the easiest way to get those hours would be to ask for a notice from the Buyer stating the offer time is extended, or resubmit the offer with additional time. This happens in part when the Seller is looking at multiple offers, or needing to consult with a contractor about expected repair requests.

Sometimes homes are placed on the market in "As Is" condition. This usually means the home has some things that need to be attended to, but the seller has no intention of fixing anything, so don't ask!
The seller may not have an interest in fixing anything in the home or may not Have the funds to do so. Typically, an As Is sale will pull the ultimate price of the home down a bit to more than cover expected fix up costs.

It always amazes me how someone not involved in a situation can just walk up and in seconds identify an issue and provide a workable solution. Then they saunter off leaving the group with their jaws slack, wondering how that happened. I have seen this happen many times.
Its the old, "Second set of eyes" thing. Someone not encumbered by the current thinking comes to the problem with no preconceived notions. This fresh perspective yields benefits to those stuck in a mental rut.

I have a client looking for a home with a decent amount of property to go along with it. An acre or more would suit her just fine. There are several problems with her search, though.
She is looking in a fairly developed area where larger lots are rare, and expensive. They also come with older and not so great condition homes on the property. I tell my clients who are looking for more property that they typically will get less house as they get more lot size, unless they are willing to go up on their budget.

I have many conversations with agents regarding the marketing of listings. Many times I get asked at what price point does my marketing kick in? You know, how expensive a home must I list before they get all the "Good" marketing?
Without a  second thought, my answer is usually $1. ALL my listings get the full complement of marketing. I have listed a single wide trailer before and put a post and sign out front along with fliers. Inside this home I also placed home books for buyers to take that showcased the professional photos I had taken.

Interestingly, one local county, Dekalb, in the Atlanta area has enacted a "Low Flow" policy wherein any homes sold within the county must be certified as having all low flow plumbing fixtures. This policy came about during the last local drought and is an effort to conserve water.
The actual maximum flow rates are 2.2 gallons per minute in the Kitchen, 2 gallons per minute from other faucets, and toilets that use 1.6 gallons per flush or less.
These all have to be certified by a licensed plumber, home inspector, or Department of Watershed Management inspector. All well and good, but what happens … (9 comments)

No, actually it is not OK. As a matter of fact, not getting to it could cost you a bunch of money.
Once a buyer is under contract to buy a home, the clock starts ticking on several important time lines. For instance, the lender will start asking for lots of different paperwork. The Buyer will need to get this paperwork delivered to the lender in a timely manner.

As I was driving in to work this morning I was treated to a view in the sky of the latest rocket launch from Florida that is carrying the new Boeing Starliner space capsule. I looked up and saw twin contrails from a quickly moving craft. As I watched the craft staged and I saw a speck separate and move forward with a much smaller plume of exhaust. I almost rear ended the car in front of me as I watched this cool spectacle.

In some cases, as above, I will also incorporate drone footage if the property lends itself to it. Why do we go to the extra trouble and expense? Simple. When discussing repairs and updates with clients, I find it useful to be able to tell them whether or not the expected return on investment makes sense. I am able to do this by employing the Cost Vs. Value report available at www.costvsvalue.com.
In essence, this report gives expected returns for many repairs and upgrades you might do to a home. For instance, I just had my deck rebuilt on my home and added black aluminum balusters and low voltage lighting. While the report says I probably paid too much, and I would agree, it also says the expected return on this investment … (2 comments)

Nope, don't get excited. No one got "Offed" in my listing. A termination happens when a contract is ended before closing, usually by the Buyer. The reasons are many. So far, I have had 3 terminations on the same listing in about a month.
So what is the problem? Well, the first buyer, even though they were pre-approved for a mortgage, failed to get a loan and backed out. The second buyer just got cold feet. And the third? Well he basically wanted the entire home rebuilt by the seller. And the seller said...Next!

Real Estate can be exciting! I was visiting a new listing yesterday that is located, literally on a mountainside. It has a really great view from the top. There is just one issue...The home sits down a narrow gravel / dirt road. About halfway up this road you pass a sign that states, 4 wheel vehicles only beyond this point. Hmmm...My Ford Edge is certainly up to the task, I tell myself.

Let's face it. We all have a friend or neighbor that is a Plumber, Doctor, Nurse, Attorney, or any of the other thousands of job holders that may have information the rest of us need.
