This young lady closed on her very first home this week! As a first time home buyer, she had lots of questions. Many of these questions were simple ones that most longer term owners just take for granted.
However, she had some great questions at the closing table. You see, she was actually reading over the documents placed in front of her. I can quarantee she understands what she signed better than most.
It also doesn't hurt that my client has a masters degree in Nuclear Engineering. I think she is used to asking questions.

I am working with a great couple who are buying their first home. We are under contract on a brand new home, and we had our orientation walk through today. This is when the builder walks the buyer through the home, shows them where everything is and how it works, and identifies any blemishes that need to be squared away.
In our case the home is in terrific shape with only minor issues to be attended to. As the young couple absorbed all the new information, their eyes just got bigger and bigger. They were concerned that they did not know enough … (4 comments)

I showed a home yesterday to a cute young couple who have never bought a home before, and knew nothing about the process. When they walked up to the dilapidated home they picked to see, you could just read the stress on their faces. They were unsure what they needed to do, they were uncertain as to what I was going to do, they were just uncertain about everything. We also had a slight language barrier that we quickly overcame with a smile.

What in the world is Earnest Money and why do I have to pay it? I hear this often from first time home buyers. The quick answer is that earnest money is presented with an offer to show the seller that you really are interested in the home and you are putting some skin in the game. When the seller accepts an offer, they are essentially taking their home off the market while you the buyer take a hard look at the home, your due diligence, and they don't want you walking away from the deal without something to lose.
