Radon is a colorless and odorless gas that studies show can cause cancer. It is radiological in nature and comes naturally from the ground and can seep into basements. It is heavier than air so it tends to seek the lowest spots in a home.
It is a byproduct of among other things granite. In areas with rock under the homes one is more prone to have it. The EPA requirements state that test numbers above 4.0 pCi/l should be addressed. Just like in any other profession, there are good practitioners and some not so good. When choosing a home inspector, make sure you get one with some industry experience. Here in Georgia anyone can become an inspector. There are no licensing or testing requirements to become an inspector.
A recent inspection of a home I had listed turned up a supposedly malfunctioning ceiling fan. I was a bit perplexed because I had just had the fan on the week before and it worked just fine. So you have a contract on your home. What's next you ask? There will probably now be a home inspection. The Buyer will hire a home inspection company to come in and give your home a thorough once over. They are looking for items that don't work, and should. Of most interest to them will be safety issues and large systems where repairs could be costly.

Home inspection are a necessity when buying a home. Once you are under contract, the home needs to be inspected by a qualified home inspector. This process is intended to either uncover potential problems with the home or give it a clean bill of health.

I am off to an inspection this morning. I also have one next week which I will attend. Inspections take several hours at least and for the agent can be time consuming and a waste of time, but not for me. While many agents skip the home inspections, claiming to be too busy, I attend each one and here's why.
