No seller likes people tromping through their home and trying to keep it up during the sales period. This gets even worse during the holidays. 
I have clients whose home shown right was listed last Friday. They worked hard for quite a while to get it into showing shape. When we listed, they told me that they were having weekend company, but they would work around any buyers that wanted to see the home. 
Being the start of the holidays I was unsure about activity, but this home was priced in a very advantageous price point.

How does your home look from the street? Leaves in the gutters? Mail box a bit askew and in need of paint? Shutters missing, but only on one window? These are all items that fall under the category of "Curb Appeal".
This is so important as the first impression a potential buyer has of your home is the one generated when they pull up to your home. Around these parts, from about mid March through June is our Spring market. Many homes come on the market and sell. The reason? School is out in May, so people are trying to sell and move once the kids are out of school and be in their new home before school starts August 1st. 
Spring market really can get crazy. Homes can sell in hours instead of days or weeks. The thing I have noticed is that the better prepared the seller is, the faster the home will sell and for more money. How do they get "Prepared?" Glad you asked.

709 Silver Mist Way sold for full price in 6 days. We generated 2 offers and the home was seen by about 20 buyers. Other homes in the community are sitting on the market
 
for months, why did this one sell so fast? I believe it has to do with marketing.
All photos were taken by a professional photographer. These photos were then used in the listings, on a single property website, and used in the flyer cards out front and home books inside. First of all, I am a really bad dancer. I was in college during the Disco years and just never fully recovered. I did look good in the Polyester suit, though. But I digress.
The dance I am talking about is the one that happens between a seller and their listing agent when discussing a listing price for their home. It begins with the agent discussing relevant properties in the area and the prices they sold for. Then the seller discussing why their home should command more.
