Well, I will tell you what's up, Pending sales or homes that have a contract on them but not yet closed was up 10 percent from same time last year. Also up? Median and average sales prices. The median sales price increased to $179,000 and the average sales price to $221,670.
Sounds good huh? Well, these numbers indicated that the market for homes in the Atlanta metropolitan area is heating up. The next numbers complete this picture.
So, what's down? Everything else. Inventory for our metro area is down 15% from last year this time. New listings coming on the market are down … (1 comments)

I was thinking about all I have done this week and realized why I am so tired! In these parts, this is the very busiest time of year for real estate agents. I had a buyer send me thirty homes to go see. by the time I had researched them all, we were down to 4. As I called to make appointments, I was continuously told, Oh sorry, we just went binding! When we list homes for sellers, we as agents try to make sure we get all the details right. Is it 4 bedrooms or 5? Is that a partial basement or crawl space? Will those bedrooms in the basement appraise? These are all items we as agents deal with every day. But what about the style of the home?
Around here agents love to call a home a craftsman style home. Sometimes they even are! Others call the home traditional. Seems to me that is what is used when the agent can't think of anything else.

Good intentions. Aren't they wonderful? At my house my wife and I have a saying when the other asks if we accomplished some agreed to task. It is, Well, I thought about it, as if this makes it all OK that just by thinking about the task it is just as good as doing it. Well, I just realized that it's been 2 weeks since my last blog post. The local news this morning reported that the day after Daylight Savings Time starts is one of the worst for traffic accidents. I don't doubt it. Everyone is seriously ticked that someone stole their hour!
I want to know who I should blame. Believe it or not, it might be the Germans. Yep, they started this mess. Right after the war, they switched to this evil time to try and conserve energy. Funny how that works. It seems to drain everyone of energy instead.

March is awards season for real estate companies. They throw big bashes for their agents who rank as high achievers. Last Friday was my office turn to hand out awards.
Once again, I was awarded #29 out of 250+ agents with regard to Gross Commission Income. And for those who might wonder, nope, I don't get all that. I provide my broker with their share. Also awarded was a "Capper" award. This means that I cleared the hurdle where in I get to keep 100% commission. There were many more agents in this category winning than I expected. We don't have a ton of homes in the Metro Atlanta area with turrets or towers, but there are some in the older parts of the city. Would you know the difference between the two? If you are leaning out of a window, tossing your golden locks to the ground in hopes some knight will climb to your rescue, you may be in a tower. Or drinking too much.

I attended a class yesterday that tried to cram a college semester worth of information into 3 hours. Wow! I learned much, but I will be reviewing my notes for weeks. From time to time, I will post information about architectural and stylistic differences in homes. I think buyers like to know more about the homes they are buying than just bedrooms and baths.

Well this one has never happened to me before. I have a client getting ready to klist their home. They are finishing up getting the home ready, and we decided to go out and look for their next home. Within a few days we had found "The One".
Now we are faced with trying to submit an offer contingent on the sale of a home that is not yet listed. So, I spoke with the listing agent and found out her clients are looking in the area for a smaller home, coincidentally, just like the home my clients have.

I have a great marketing plan for selling homes. It is chocked full of great materials, ideas, and strategies. When I go on listing appointments it's fun to talk about home books, single property websites and the like. Sometimes I don't even get to use any of it.
We have an agent here in the office that uses many of the same marketing items as I do. She listed a home this past Friday, and before she even had a chance to implement her great marketing, the house sold.

I showed a For Sale by Owner home this past weekend. I think it is only the second time in 10 years that I have done so. The owners were very nice, had a beautiful home, and were very gracious allowing us time to look and to answer our questions. The owner even called me to follow up the next day.

My wife has a habit of saying before she leaves the house on Friday mornings to go to work, yay it's Friday! I usually respond, Only 2 more days to work this week! You see, my wife has a job that requires her to work only on weekdays. Her husband's schedule, Me, has a slightly different schedule.

When you hire an agent to help you buy or sell a home, you should be getting more than the agent. I don't really mean the agent's team members like their administration people, or buyer agents working with the agent. No, I mean you should be getting a whole phone book full of people to help you.

Ok, stop those rumors that I am out of the business! I am very much in the business, but something is causing an issue. There just are not enough homes for sale right now. Typically, this time of year has the lowest number of homes for sale. For buyers looking this time of year it can be frustrating to not find many homes that meet their needs.
For sellers it is just the opposite. There is less competition and the buyers that are out looking now are serious. The Spring market generally relieves this inventory issue as folks decide to list their homes.

A contingency in a contract means something has to happen for the contract to move forward. Some are financial, appraisal related, and some have to do with factors outside the actual contracted property. For instance, maybe your offer on a new home is contingent on selling your current home. Makes perfect sense for you but what about the seller of the new home you want?
The seller may have plenty of people looking at his home. Why would he tie it up in a contract with someone with a contingency? Maybe the seller has plenty of time and the offer is a … (1 comments)

I own a condo in the Smyrna area, just to the west of Atlanta. Its a nice 3 bedroom 2 1/2 bath condo that my younger daughter is living in while finishing up her degree in college. Come May (Hopefully) she will graduate and move to wherever life takes her. This is all great, but what do I do with the condo?

A Short Sale is when a home is sold for less than the amount to cover the existing loan. Why would a bank allow such a thing to occur? It is usually less expensive to do this than for the bank to foreclose on the property and market it for sale.
There are some interesting twists in the Short Sale process. First of all, the name. I believe these sales should be referred to as "Long" sales. They usually take much, much longer to close than an ordinary resale. I have seen a short sale close in as little as 6 weeks … (2 comments)
