When you hear a real estate talk about "Inventory", they are usually referring to actual homes that are listed for sale in the area. The balance between inventory and buyers in the market looking to buy homes drives whether the market is a "Sellers Market" or a "Buyers Market". At the moment, in the Atlanta area, we are in a seller's market. This means that there are too few homes for sale for the number of buyers looking to buy.

One of my favorite quotes used to be, I am allergic to full price offers. Not so much anymore. I have found that the current state off the Real Estate market demands I take some Claritin and set the old rule book aside. Don't throw it away as I am sure it will still be useful in the distant future, but for now, things have changed.
Where we used to expect a list price was around 3% higher than the seller would take, and we would offer just under that number to see if we could get lucky, not so much anymore. … (3 comments)

I was thinking about how agents around me conduct themselves when pursuing Real Estate. Interestingly, some agents are immersed in a culture of money from day one. hey even shout, Show me the Money! It seems that they are blind to anything not directly related to earning a buck. I do understand competition and the need to profit from ones vocation.

People tend to move around alot these days. It used to be that most people were born, raised, and died all within a few miles. Not so much anymore. I was looking at a Facebook page of someone I went to High School with and realized they are living in the LA area. Last I heard they were in NC.
I also heard recently that on average, most people live in 11 different homes during their life. I thought, no way, and then started counting up all the residences I have lived in. Yep, just about 11.

First off, let me say that the only football I watch every year is the Super Bowl. And to be quite honest, I do so for two main reasons, 1) I like to watch the commercials, and 2) its the only time my wife lets me pig out on chips and dip.

The above sounds so simple. We do this all the time, every day. We use words to convey our wishes and desires. We use facial expressions to convey how we feel. real estate: The Eclipse Effect - 08/21/17 12:03 PM

I just came in from watching the Eclipse. Here is the Atlanta area, we were treated to about a 97% totality. 
The picture to the left was taken by my daughter out in Oregon at a spot were they were 100% totality. Very cool right?
Even neater are the little shadow crescents that form during the event. The whole office turned out to see and be seen at this event. 
When we were near the peak of our totality, it suddenly got a bit cooler and the air seemed to glow. We all watched, protected by cool sunglasses that kept us safe.

Saturday afternoon was spent doing a final walk through with some buyer clients. Usually these take me about half an hour. This one took 2 hours! But it was well worth it.
I met my clients at the house and we walked through checking the repairs and the house in general. Things looked great and as we stood talking about how excited they were to buy this home. About then the listing agents showed up.

I woke up this morning and heard there was a big lottery winner in Atlanta! I figured it had to be me. So I rushed downstairs to get my tickets and, low and behold!, I will still need to find a way to fund my retirement. No dice. The big zero. Well, of course I mean that in the nicest way. Have you ever searched on Google for yourself? Just type in your name to the little search box, hit enter, and see what you get. You might be very surprised!
As a Realtor, I like to see my Googled name produce lots of hits. This means that after I have met some great potential clients, they can look me up on the Internet and see that I appear many times in Real Estate locations. It is raining today. It is cold, windy and nasty. This is the first rain we have had in quite some time and we really needed the rain. With a deficit of over 11 inches of rain this year the yards have had a tough time keeping up. So, I guess out of the miserable conditions of today comes some good.
