new homes: Building Codes? Which one?

Last week I did an inspection for a client who was in the process of having a new home built. Rather than a typical home inspection, it was focusing on specific code issues that he was worried about. He was right that there were issues and, as I wrote the report over the weekend, I documented them with both the manufacturer specifications and with the International Residential Code (IRC). That is where some confusion entered the system. I was using the 2009 IRC – new codes are developed on a three year cycle – and he was expecting me to use (3 comments)
new homes: Hell Yes, inspect that custom home!

I have agents ask me whether they should have a new home inspected. We're a little more trusting out here - everybody knows everybody else and new homes are supposed to be "inspected" by the local building departments. I always tell them yes and tell them the story of a home that I did the forensics on - this one is still in litigation.
Now this is a bit extreme - I don't normally cut into walls to see what's happening but in this case, the homeowner was paying to have the structural components checked so we were intrusive. (7 comments)
