Once you have found a unit that breaks even or actually has some cash flow there are some numbers you need to learn how to calculate. Most investors want to know the capitalization rate of a property. This is how to calculate the cap rate. Start with the gross income then you need to minus the expenses (except the payment).
Example:     rental income                                                                                              $24,000.00
                  Less expenses, water, garbage, insurance, property taxes, etc.                      $8,500.00     
                   Don't forget maintenance expenses             
 If you manage your units yourself use zero, if you use property management add that expense.

Be aware this is not a late night TV ad. Before investing in real estate you need to have surplus money you are willing to invest into real estate holdings.
The Portland Oregon market place has been so active the last few years it has been tough for small investors to get into the market.
Prices have stabilized in the Portland market, this partially because of high inventory. As of the end of December according to the multiple listing service, listing inventory was 8.5 months. If you are looking to get and out of Portland real estate as short term investment, now may not be the time to buy. Real estate as an investment is usually better as long term investment than as s short term holding.
Selection
Buyers Looking to purchase a home for personal use, will find they have more selection now while inventory is up. During previous couple of years, I saw many buyers settling for homes do to lack of inventory.
