Having experience as a REALTOR® in 3 different US markets as well as having sold real estate in the United Kingdom over the past decade, I ave heard just about everything so far as what agents should (or need to) be doing for lead generation. I am curious what methods my fellow ActiveRainers find effective, and what lead gen activities they find useless. marketing: Daily Listing Photo Tip: Avoid Hot Spots from Your Flash

When there is not enough light in the house and you have to use your flash, pay close attention to the angle at which you take your photographs. When taking them straight on towards a window, mirror or TV screen you will get that horrible hot spot reflection. Take the time to figure out better angles to take those photos from, or use a flash that allows you to direct the flash and bounce the light off the ceiling or another wall. The popup flash on your camera will not likely allow you to direct the light anywhere but straight ahead, so (0 comments)

Here's a couple of question for REALTORs: What does your YouTube channel do for you? Does your YouTube channel bring you clients directly? Have you gotten any clients because they saw a video you posted online or has your increased visibility due to having a presence on YouTube been directly responsible for any of your clients contacting you? What types of videos do you post? Do you post community videos? Videos taken of local events or attractions? Do you solely use it for virtual tours? This is my advice for everybody who shares articles on Social Media, specifically Twitter. I see a lot of real estate agents posting links to articles all day every day. I'm guessing it is in an attempt to be seen as an authority. I think when all of us started out in social media we were told it is a great way to become just that... an authority. You find useful and valuable information and share it with your followers, thus making you the obvious authority on anything real estate, market or area related. marketing: Empty Flyer Boxes

I am curious to know what my fellow agents think and feel about one of my personal pet peeves... Empty flyer boxes. I pay attention to what other agents are doing in my area, and one thing I have noticed in both of the markets which I have been licensed and selling real estate (Missoula, Montana and Spokane, Washington) is that agents seem to forget (or disregard) the fact that they attach flyer boxes to their yardsigns and once the initial batch of flyers is gone, they never refill the boxes... Am I blowing this out of proportion, or is this (3 comments)

Selling real estate on Twitter requires you to keep one simple thing in mind.... Don't! Do not do it! Don't even think about it! Stop it! Quit! Right this minute! You are looking at it all wrong. In order to use Twitter effectively you have to just talk to people, build relationships and add value. Constantly tweeting that "This #Spokane home is ready for you to move in" isn't value, it isn't interesting and it doesn't build relationships. Tweeting links to your website for people to find out how much their home is worth is the same. So is inviting your Twitter audience to search the MLS (90 comments)
Selling real estate on Twitter, and more to the point, how to sell real estate on Twitter is something I am very passionate about. Next to people tweeting coupons all day long, real estate agents are the absolute worst and least effective social media users as a group. I will take this step by step and share the things which I have had success with over the years as well as some ideas and expertise that I have learned from others along the way. Social media is not for selling, but at the same time, it might very well be the most effective way to get your ideas out to a large audience. But rather than posting endless sales pitches to Facebook and twitter, you should be passing along useful information and content that applies to your company, line of work or industry. For those who are new to social media, the temptation is to blast the feeds with what you think are amazing sales pitches, sure to get the attention of everybody following you on Twitter or Facebook. marketing: I don't Need Any More Clients

We were recently discussing Social Media strategy, and the need for developing one, with a couple of clients and both Laura and I just about hit the floor when one of them (an established and very successful real estate Broker) said "I don't need any more clients". His reasoning was that he had enough clients and had been selling real estate for long enough that he didn't feel that developing and implementing a social media strategy was important. We had already gone through the reasons why having a social media presence was critical to reaching new clients but he just felt (36 comments)
