During April 2012, there were 11 closed sales in South Windsor CT with a median price of $270,000 (average price was $312,195).  During April 2011, there were 17 closed sales with a median price of $220,000 (average price was $303,153). So although the closed sales were down this year, the median and average price were up.
 
When we look at how April 2012 compared to March, we see that there were 13 closed sales, with a median price of $230,000 (average $259,590) so the same pattern emerges: lower closed … (4 comments)

In comparing October 2011 with October 2010, East Hartford real estate sales and median price were down this year over last.  In October 2011, there were 23 closed sales with a median price of $134,900 compared with 26 closed sales and a median price of $144,750 in October 2010.
 
In addition, days on market (DOM) were up this year (77 in 2011 and 45 in 2010), but sale price to list price ratio is virtually unchanged (96.7 in 2011 vs. 96.9 in 2010).

During September 2011, there were 9 closed condo sales with a median price of $152,000.  During September 2010, there were also 9 closed sales, but the median price was $136,500.  So that's a nice rally in median price.  Here are the units by complex that sold:

The housing market in Manchester CT during September showed very positive results over the same month last year.  During September 2011, there were 25 closed sales with a median price of $179,000.  Last September, there were 14 closed sales with a median price of $163,250.  That shows significant gains in both number of sales and median price.
 
It is also interesting to note that the closed price is creeping into the higher price ranges as well, something we haven't seen for a while.  Here is the breakdown by price range:

The condo market in South Windsor was a busy one in July 2011 with 12 closed sales and a median price of $165,250.  In July 2010, there were 10 closed sales with a median price of $172,000, so although the median price was somewhat lower this year, the number of sales was up.
To put this in perspective, however, we must take a look at condo sales month-by-month in South Windsor to really see how significant July was.  Here are the number of closed sales, and median price from January to July:

During June 2011, there were 12 closed sales in Tolland CT with a median price of $281,000.  During June 2010, there were 13 homes sold with a median price of $292,900. So the median priced has dropped somewhat over last June.
 
If we look at the previous two months, April and May, the housing market in June in Tolland was more active.  In  May there were 7 closed sales with a median price of $225,000, while in April, there were also 7 closed sales with a median price of $168,000.

This has been a busy spring market in general, and Manchester  has posted gains over the April market report.  During May 2011, there were 33 closed sales, compared to 23 in April 2011.  The median price in May was $175,000, compared to $155,000 in April 2011. 
In addition, the median list price to sales price ratio was 97.3 in May compared to 96.8 in April.

Here we are in the midst of the spring market, and the South Windsor market showed a little sluggishness in March, but the activity picked up in April.  During March 2011, there were 8 closed sales and a median price of $237,250, compared to 13 closed sales and a median price of $232,000 in March 2010.

The new year seemed to be off to a good start in East Hartford, but it wasn't as strong as January 2010. There were 18 closed sales in January 2011, compared to 29 closed sales in January 2010.  In January 2011, the median price was $127,500, compared to a median price of $155,000 in January 2010.

The market report for South Windsor for October and November, 2009 was mixed.  Usually a very active market, October 2009 sales lagged  far behind October 2008 sales, but November more than made up for it.
The median price in October 2009 remained unchanged from October 2008 at $290,000.  The median price in November 2009 was $306,200 compared to $258,500 in November 2008. So all in all, a bright spot in a rather drab economic environment.

East Hartford was clearly a success story in terms of closed sales for the months on October and November 2009.  There is no mystery here.  The first-time homebuyer credit definitely had an impact on sales, as the original deadline loomed.  Also, East Hartford has many great neighborhoods, very moderate home prices, and good value.  First-time homebuyers can get a lot for their money in East Hartford.
October 2009 closed sales numbered 39 compared to 23 in October 2008.  The median price increased slightly to $166,000 in 2009 versus $165,000 in 2008.

It happened again this morning. Our local paper, The Hartford Courant, reported housing statistics for the area as well as the entire state.  The facts as stated in the article are that Hartford county had an increase of 2.5% in October 2009 compared with October 2008 while the state had an 11.5% increase in October 2009 versus October 2008. 
Those of us who actually work in real estate know that we have seen improvements in activity in recent months, much of it as a result of the first-time homebuyer credit.  I don't know about you, but I'll take that as … (2 comments)
