The only violation noted on the LRPRA HOA Resale inspection was the window grids were missing on a home we have under contract pending settlement.
The seller almost blew a gasket thinking he was going to have to buy and install new windows.
"How could this be he asked. These windows have been here for ten years and they didn't come with grids. Why didn't they say something before now? And for that matter many of the homes up and down the street don't have grids. What gives?"

I found it interesting that the average list price for a single family home under $500,000 is more in Stafford Virginia than in Prince William County Virginia!

Over the holiday weekend I took several calls from home buyers searching online for homes. The down time gave them a little extra time to search. I can still hear the frustration of the one caller who the entire process was tedious at best and as soon as they find something they liked, when the called it was already Under Contract. I totally understood.
