market reports: Peggy "How will we know when it's a good time to buy a home?" - 08/13/14 02:13 AM
This is a question we get a lot from home buyers just like you who have been thinking, contemplating, saving and dreaming of buying a home.
You all have the desire but hesitate.
Saying no...not now.
I have learned over the years you may not be saying NO. You are thinking to yourself.  I don't KNOW.
I don't know enough I  don't want to buy to high I'm not  sure if prices are going up or down.  I don't  want to make a mistake I  don't know who we can trust. With that in mind, I  want to take you behind the scenes today and show … (0 comments)

market reports: I remember when homes were moldy, padlocked and had missing kitchens.. - 01/22/13 09:16 PM
I ran into one of my past clients who purchased a foreclosure home back in 2008. We reminisced about how horrible the house hunting experience was back then. It was grueling. The homes were dark, cold, smelly and in horrible condition. The photo below is one of the homes we looked at. I remember walking up to the house and commenting look at the gutters, this is not a good sign.

This one had a horrific smell. Yes, that is mold growing on the ceiling.

Then this one took the cake! This was in a million dollar home on the Potomac River. … (3 comments)

market reports: Question of the day: When the weatherman says it is raining in another State, do you automatically grab your umbrella? - 10/29/11 02:48 AM
The Newest Market Stats are out from RBI ( Real Estate Business Intelligence) an MRIS company. Today I am featuring the Northern Virginia report. This report includes Prince William, Manassas and Massassa Park Virginia.
I love this months review, that's because the news is pretty much all good in the real estate world. The commentator brings up a good point. If the weather man reports on the morning news it is raining in Florida, do you automatically grab your umbrella when you head out the door to head to work here in Prince William County Virginia?
Of course not!

As you drive down the street here in Lake Ridge Virginia on any given weekend you see bandit signs in the median strip that says "Lake Ridge Foreclosures". market reports: Have Home Values In Lake Ridge Virginia Increased In The Past Few Years? - 10/11/11 12:15 PM
For those who are upside down, who purchased in the height of the real estate market, home values seem to be rising so slow. However for those who purchased in 2008,and 2009, well they  are reaping the benefits of their decision to buy!
Let me give you an example. A first time buyer, school teacher purchased a home in September 2008 when the $8000 tax incentive was being offered. All of sudden on a school teachers salary she was able to purchase her first home. She purchased the three level town house here in Lake Ridge Virginia for $159,900. Back then she could rent a similar townhouse for … (2 comments)

market reports: Fair Weather Sellers Who Take Their Homes Off The Market or Those Who Say, "We'll Wait Until Spring To Sell Our Home" May Be Making The Wrong Decision. - 10/04/11 02:52 AM
Over the past few weeks I have met with a handful of homeowners who are thinking of selling. A few are ready to buy move-up homes, another would prefer not to rent anymore and another has tenants leaving out of the blue and is frustrated with timing.
Homeownes are always amazed when I sit down with them at their home and I show them all the data. Many just feell they'd rather not deal with the hassle of selling a home during the colder months and into the holiday season. Plus, most think their are very few buyers in the winter months.

Wrong! … (7 comments)

This is what happens when the real estate market heats up to a feverish pace.

Over the weekend, I took a couple to see a few townhomes that had just come on the market in the Telegraph Rd area of Alexandria Virginia. The home they choose was stunning in every way.
The offer I submitted for them would be difficult to beat. Our client's offer showed
a twenty percent down payment ( over $70,000!) they were  using conventional financing offered a quick settlement with a seller continued occupancy for up to a month after settlement they were only asking for $5000 in … (4 comments)
