Will Your Next Move Be YOUR Choice Or Will Circumstance Force You?

<img style="float: right;margin:1px;" src="http://peter-pfann.myrealpagewebsite.com/_media/Images/custom_life_balance_13780%20(1).gif">Will Your Next Move Be YOUR Choice Or Will Circumstance Force You?
An Important Topic of Conversation For Seniors and or Loved Ones.Perspective
You deserve to have joy and peace of mind during the senior phase of your life.
Unfortunately, personal experience tells us that for too many people, this phase will be filled with stress, emotional turmoil, and often depression, or even anger, at being forced in to a dramatic lifestyle change that they don't want to make, or aren't ready for. When Is the Right Time to Consider Your Lifestyle Options?
As we age, we need to consider our best lifestyle and housing options for the future.
We tend to postpone making decisions about where and how we will live for as long as possible.
For some, a sudden change in health, either their own or that of a loved one, forces a dramatic lifestyle change.
Being under pressure or urgency is rarely a good circumstance to make the best long-term decisions. Never mind the limited options that might be available in that moment.
Others plan early to explore their lifestyle options, and decide (and act) on the best direction for their specific wants or needs.
In the end it’s a matter of control, will you be in control or will it be someone or something else.Who To Talk To?
Speak, consult with those that you know that their motivation is based on love, trust, your objectives, honesty and kind spirit towards you would be our suggestions
Starting with your spouse, loved ones, lawyer, accountant, religious advisor and others that have nothing to gain or lose regardless of the outcome of your conversations.
Trusted professionals, with high standards, ethics and with full disclosure of what (if any) benefit they receive from their advise. What To Consider In Our Conversations?
Health &amp; wellbeing (Physical &amp; Mental).
Mobility and agility.
Financial and cost of living.
Home maintenance &amp; usability.
Housing and living arrangements.
Amenities, community and services.
Happiness, fears, grief, stress.
Love, romance and relationships.
Legal matters, wills, advanced care plans.
Family, friends, loved ones.
Fitness, activities (access &amp; participation.
Quality of Life.
Anything Else that is important to you.Conversation Starters
What if………………………………………………………………………………………..?
Where is……………………………………………………………………………………..?
Who is…………………………………………………………………………………………?
How would I………………………………………………………………………………..?
We should talk about…………………………………………………………………...
You can fill in the blanks.
Our suggestion is, please talk and act on &amp; document your decisions.Areas to start the conversation, for example<img style="float: right;margin:1px;" src="http://peter-pfann.myrealpagewebsite.com/_media/Images/coffee_table_talk_PA_300_clr_6082.gif">
When was the last time (if you have one) you updated your will.
Statistics say that 48% of Canadians do not have a will and of those that have one, over 75% are out of date.
Do you have a current advanced care plan
Fewer than 30 % of people have one, and many that do have not updated it since they created it.
The Provincial Government Seniors website is a good resource. (or talk to Peter Pfann) http://www2.gov.bc.ca/gov/content/family-social-supports/seniorsNo One Succeeds Alone
Do you have truly professional advisors? And if so are they experts in Senior related issues
A Lawyer, An Accountant, A Financial Planner, A Medical Professional?
A Senior Advisor, and a Real Estate Consultant?
The members of your professional “dream team” should be part of your conversations about your future, provided they have your trust and confidence. (if not, it might be time to seek out some upgrades).Let’s Take Real Estate for Example
When was the last time you sold real estate?
Things have changed significantly over the years, and they continue to do so.
Many more housing and support options, financing choices, as well as new forms of collaborative housing and services options.
As an expert in Real Estate for Seniors, I'll take the time to make sure you are comfortable and informed, so you can make the best decision for you.
Even if that means you decide to stay where you are. As a consultant, my primary role is to assist you (and anyone else you want involved) in coming to the best decisions for YOU.In SummaryWe fully understand that the question we started this short report with is one of the most challenging and difficult conversations to have as an aging adult.
The choice is ultimately yours to take action now or later. However, we would urge you to begin the dialogue with your loved ones or if you prefer with a trusted professional, sooner rather than later.
You will find that, once started, the conversation and solutions will come easier and will very much benefit you and your loved ones.<img style="float: left;margin:1px;" src="http://peter-pfann.myrealpagewebsite.com/_media/Images/top-logo.jpg">Who is Peter Pfann

7 Questions Seniors Should Ask Any Real Estate Agent

7 Questions seniors should ask any real estate agentBuying or Selling Real Estate is Different for Seniors.Questions and Tips to ensure that are working with a team of experts. A little preparation will minimize your stress, prevent mistakes while saving you time and money.
1. What makes you different? Why should I trust my home (purchase or sale) to you?Not every agent specializes in working with seniors.<img style="float: right;margin:2px;" src="http://peter-pfann.myrealpagewebsite.com/_media/stick_figure_house_moving_300_clr_12493.gif">What you are looking for in an expert, is a person who can recognize and resolve problems before they affect you.
A person with a proven track record, a true professional with years of specialized experience in attending to any and all challenges that affect seniors in their housing needs, concerns and options.
If an agent works with seniors only from time to time, they are unlikely to be aware of all the specific senior related options, issues or concerns that may go well beyond buying or selling a home.2. How many seniors do you regularly work with? How satisfied are these seniors with your service? You are looking for “proof” of true expertise and real customer satisfaction, not just evidence of attending a one day class, with a badge.
In addition you want to know that the agent is always active specifically with seniors, yet not too busy to either ignore you or pass you on to one of the “ junior team members”.3. How long will this process take? I’m nervous.Your agent should explore/consult with you, your needs, your concerns, and any circumstances that are important to you, before suggesting the best way forward for you and or your family.
There should not be any pressure, and you should be in control of the process, your agent/consultant is to offer balanced options and suggestions with your objectives as the agent’s priority.
Ask also about what Transition Management Resource the agent has available to your benefit.4. Will you give me time to have my family and/or lawyer review the paperwork? There should not be any doubt that an agent should give you all the time, space and opportunity to ensure that you (and your loved ones or lawyer) are comfortable with all the important steps in your life.
Buying or selling a home is a team effort, your family, lawyer, and or other important people in your live likely will have a lot of to offer you to make any transition better for you.
A good agent would seek the opportunity to collaborate with all the members of your “dream team”.5. What do you know about my options for my future housing needs?Aside from the obvious home buying options, your agent should be aware of and offer information about the many different specialized housing options for seniors.
These options should include “age in place” finances, various levels of care, downsizing, home adaptations, rental, leases, co-housing and any potential support available to you as a senior.6. I don’t know what to do, I’m so overwhelmed with all my “stuff”. How can you help me?Your agent should be an important resource during this often stressful time, offering information or hands on assistance dealing with “your stuff”.
Great agents know that there is so much more to buying or selling a home than just the real estate parts.
Great agents have build their career in making the big transitions in people’s life easier, smoother and often more rewarding for their clients.7. What have I not thought of that I should ask you?Again, you are looking for how their response and how you connect and relate to the agent you are considering to looking after possibly a life changing purchase or sale.
If you feel/sense that you are interviewing an agent who has his/her own wellbeing as the priority, are you going to be happy and well served?
Is the agent committed to you and your objectives? If so, you likely have found the right agent. In summaryIt is important to recognize that in busy real estate markets anyone with a real estate license can claim to be able to sell your home or assist you with buying.
The real difference to you will be the outcome of the purchase or sale.
There is much more to buying or selling a home for seniors, the property is just one piece of the puzzle, be sure to seek the assistance of real experts.Who is Peter Pfann<img style="float: right;margin:2px;" src="http://peter-pfann.myrealpagewebsite.com/_media/peter%20pfann.jpg">Licensed REALTOR®, nominee, company owner, educator and small business consultant since 1986.

January 2014 Housing Starts in Victoria BC, were trending at 2,150 units compared to 2,194 in December 2013, according to Canada Mortgage and Housing Corporation (CMHC). Home construction starts modestly trended down in January. The single family home market’s upward trend was offset by the downward trend in multiple-unit homes. said “Lance Jakubec, CMHC Senior Market Analyst. <img src="http://www.pay-lessrealty.com/wp-content/uploads/2014/02/image_thumb2.png" border="0" style="float: none;padding-top:0px;padding-left:0px;margin-left: auto;display: block;padding-right:0px;margin-right: auto;border: 0px;"> For January 2014 Housing Starts in Victoria BC, CMHC uses the trend measure as a complement to the Monthly Seasonally Adjusted Annual Rates of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the Victoria housing market.
In some situations, analysing only SAAR data can be misleading in some markets, as they largely driven by the multiples segment of the market which can very variable from month to month. The stand alone month SAAR was 851 in January down considerably from 2,568 in December 2013. <img src="http://www.pay-lessrealty.com/wp-content/uploads/2014/02/image_thumb3.png" border="0" style="float: none;padding-top:0px;padding-left:0px;margin-left: auto;display: block;padding-right:0px;margin-right: auto;border: 0px;"> For your Complete free copy of this January 2014 Housing Starts in Victoria BC report use this link: http://www.cmhc-schl.gc.ca/odpub/press/2014/2014_02_10_0815_EBI.pdf <img src="http://www.pay-lessrealty.com/wp-content/uploads/2014/02/image_thumb4.png" border="0" style="float: none;padding-top:0px;padding-left:0px;margin-left: auto;display: block;padding-right:0px;margin-right: auto;border: 0px;"> Source CMHC for the graphs and data. <img src="http://www.pay-lessrealty.com/wp-content/uploads/2014/02/image_thumb5.png" border="0" style="float: none;padding-top:0px;padding-left:0px;margin-left: auto;display: block;padding-right:0px;margin-right: auto;border: 0px;">

Dangerously Racking (Tilting) Beams And Insufficient Support

Are Dangerously Racking (Tilting) Beams And Insufficient Supports in Historic Greater Victoria Homes an Issue?
Our Friendly Active Rain Inspection Expert "Jay" shares results from an inspection that should be noted by those home buyers thinking about buying one of our Greater Victoria Historic Beauties...
So many of our Local Historic Homes certainly have the potential to show issues like the ones Jay shared with us in his recent blog post.
With many of our Greater Victoria Historic Homes build on Rock and Boulder Foundations, with limited additional supports it should be noted it may in fact be harder to gain access to these crawl spaces in local homes. As locally most of our historic homes have very limited space to manouver around if any, adding to the ability to resolve and complications.
When an older house is remodeled and shored up, you don't want to see dangerously racking (tilting) beams and insufficient support as the result. This house is so old it's considered to be an "historic" home.
<img src="https://activerain.com/image_store/uploads/agents/jaymarkanich/files/Gary%2011.JPG" style="float: left;margin:10px;">Unknown when this racking happened (perhaps during the earthquake) this built-up beam has dangerously moved.
It is also merely resting on top of a support column.
It is similarly unknown how deep the column is sunk for support, or what the column is resting on.
But this is not good support.
Right above this location is a load-bearing wall separating the dining room from the hallway.
The floor there looks like it is sinking, and dramatically, towards the wall.
The beam to the right is resting on a column simply formed of stone and mortar. That beam is leaning as well, as the top stone, not properly sized, is sitting an an angle.
<img src="https://activerain.com/image_store/uploads/agents/jaymarkanich/files/Gary%2015.JPG" style="float: right;margin:10px;">Further, other beams are seamed like the one on the right. The three beams merely abut. The should instead interlock.
At least they set the seam onto a support column!
But, that is not a permanent support column and the two things are not connected in any way.
The column should be attached to the beam and the beam should be resting on something that is very permanent.
If not the house will sink. AND THIS HOUSE WAS SINKING IN SPOTS ALL OVER!
My client had restored other old houses and was as frightened as I. These were not the only deficiencies!
The sellers and agent were similarly shocked as they got my report. Seldom do I grade a foundation as "Poor." This house "racked up" as poor!
Why were they shocked? Because two years ago, when they bought this house, in the same condition it is in now, the home inspection said everything was in "perfect" shape. Alrighty then!
My recommendation: have a long look at historic properties. They have always been changed, restored, shored up, or whatever. And what was done is essential to how much longer they will last and remain historic! Historic homes have to be treated with care and by professionals. If not, more issues will follow than likely were "fixed" by the remodeling.

Canadian Monthly GDP Growth - January 31, 2014<img src="https://activerain.com/image_store/uploads/agents/peterpfann/files/IMG_1340.JPG">
The Canadian economy grew 0.2 per cent in November, the fifth consecutive month of expanding real GDP growth. At the industry level, growth was led by rising output in the mining and oil and gas industry, while output declined in the manufacturing and wholesale trade industries. With today's release, we now have two months of GDP data for the fourth quarter of 2013. Our quarterly tracking estimate is currently indicating that real GDP will expand between 2.5 and 3 per cent in the fourth quarter.
In Greater Victoria the new year is already showing a greater sense of optimism, have you noticed?

The Inside Of Your Gas Fireplace Should Never Be Wet!

One of our Active Rain Friends, raised a very important part for your personal, home and fireplace safety regarding possible signs of moisture penetration from your gas fireplace chimney.
Thanks Jay for the excellent tips as usual.
Before I turn it on, I always look inside the glass front of a gas fireplace and the inside of your gas fireplace should never be wet!
<img src="https://activerain.com/image_store/uploads/agents/jaymarkanich/files/Fireplace%20flue%201-crop.JPG" style="float: left;margin:10px;">
Outside the house, a gas fireplace chimney flue should look something like this.
It would be metal, protrude from the siding, and not melt the siding around it.
It is connected directly to the fireplace flue.
Which is connected directly to the fireplace box!
It is a complete unit. Typically the framing around it is wood, so the unit has to be tight, situated properly and there should be no way for heat to escape.
Similarly there should be no way for water to get in.
<img src="https://activerain.com/image_store/uploads/agents/jaymarkanich/files/Fireplace%20leak%202.JPG" style="margin:0px 10px;float: right;">Looking inside this fireplace unit, behind and above the ceramic logs, clearly there is rust, staining and even peeling paint.
This leaking has been happening for a while!
When I pointed it out, my clients had a problem with this.
Their previous house had a similar problem!
Water had gotten through or around the fireplace flue and box and into the wood-framed cavity itself.
Mold began to develop unseen inside that cavity, and then made its way into the walls beside the fireplace. They had a particular sensitivity, were not feeling well, and when it developed outside had to remediate the mold. It was not cheap.
And here in this house they are considering buying, they run into the same problem! A fireplace that is obviously leaking! This find was the one thing that would have rubbed them quite the wrong way!
I have to say, I seldom see such staining or rust inside a fireplace. In fact, I said to them, I could not remember the last time I had. But I always check.
My recommendation: never assume that things are performing as they are supposed to. It pays to check. Sometimes the seldom seen is! Sometimes the never-before seen is! It might just be the big elephant in the room.

Though over time Saanich has become a major residential area with 108,000 residents, it still maintains an important agricultural base.
Today, the area is also identified as Saanich West and Saanich East – a distinction that uses Highway 17 as the dividing line.
Conde Nast Traveler Magazine named Greater Victoria as one of the world’s best cities.
Spring arrives early February.
Summer is comfortable with low humidity, nearly constant offshore breezes and temperatures ranging from 18 to 32 degrees C (65 to 90 degrees F).
Fall arrives late September with trees turning to lovely shades of gold.

By the mid-1850s, the Hudson’s Bay Company established its business in the area and began transforming the virgin forests into one of the oldest agricultural settlements in British Columbia.

How Much Does It Cost To Sell A Home in Victoria BC?

<img src="http://www.pay-lessrealty.com/wp-content/uploads/2013/12/1P-Ball-no-shadow-maroon-background-and-text-4x6.jpg" border="0" style="padding-top:0px;padding-left:0px;margin:0px 23px 0px 0px;display: inline;padding-right:0px;border: 0px none;float: left;">How Much Does It Cost To Sell A Home in Victoria BC?
Just about every (potential) home seller in Greater Victoria will ask this very question at some time or in some form or another to us or any other real estate agent that they may be considering.
The answer is, off course, not as simple as just an exact amount or even a simple equation to figure out the answer to the question of ; “ how much does it cost to sell a home in Victoria BC”.
Let’s start with the context of the question: How Much Does It Cost To Sell A Home in Victoria BC?
When we as agents receive this question the context is mostly about our Commissions, Fees, costs and charges.
However there are a number of other costs and expenses that should be considered as well. We refer to these as costs selling costs and they include for example:Legal fees
Moving costs
Adjustment for annual property Taxes
Transfer Fees
Mortgage discharge and or transfer fees
Mortgage pre-payment charges
Your utility, cable, phone, water and garbage companies may have some fees and charges as well
there are likely a few more like storage, insurance, repairs, hotels, etc.
However for the purpose of this article I want to focus on strictly on the real estate costs to sell your Victoria Home.
Before I get into the details, let me begin to say that Real Estate Fees are negotiable and the examples used are just that… examples, although the numbers used for my Services are accurate and we will stand by them. (I would not want to state or imply that real estate fees are in any way fixed or stipulated).
I am going to take a slightly different approach to the Calculation of Fees for a moment, by beginning with the results of a survey of 100 real estate professionals and their answers to a number of specific real estate related questions.
The questions are all related to the key real estate services provided by agents, the approximate time it took and how important these tasks were in the successful sale of properties. So let’s have a look at the questions and answers.
<table cellspacing="4" border="4" cellpadding="4" style="width: 600px;"><tbody>

</tr>
</tbody></table>
Remember these are the answers as provided by 100 agents in a survey conducted a few years ago, and I would argue that these time estimates are relatively consistent with my own estimates…
Granted when a number of home sellers were asked the same questions their combined estimate in the amount of time their agents spend was substantially lower with approx. 54 hours.
We know that in Greater Victoria The Median Price for a Single Family Home is approx. $ 482,300 as at December 2013.
Getting back to our Main Question: How Much Does It Cost To Sell A Home in Victoria BC?
Based on the Agents Estimate of the amount of time it takes to sell a Home….. let me reverse the question to you, In the Form of a Multiple choice type question:
How Much Do You Think it Should Cost to Sell A Home in Victoria BC?A. Is $ 210.00 per hour appropriate compensation for the services, risks and results?
B. Is $ 100.00 per hour appropriate compensation for the services, risks and results?
C. Is $ 83.00 per hour appropriate compensation for the services, risks and results?
D. All the compensation is too High.
E. All the compensation is too Low.
<img src="http://www.pay-lessrealty.com/wp-content/uploads/2013/12/MP900382629_thumb.jpg" border="0" style="float: left;padding-top:0px;padding-left:0px;margin:0px 10px 0px 0px;display: inline;padding-right:0px;border: 0px;">After you have (without peeking here) answered the above question, let us now have a look at the numbers.
If You Picked “A” as the acceptable compensation, you would agree with, the majority of the traditional agents in Greater Victoria as they are in the case of this property ($482,300) looking to be compensated at or near $ 210.00 per hour. This is based on most common offered commission structure of 6% over the first $ 100,000 of the sale price and 3% over the balance of the sale price for a total of approx. $ 17,469.00 before GST.
<img src="http://www.pay-lessrealty.com/wp-content/uploads/2013/12/custom_blank_note_12975_thumb.png" border="0" style="float: left;padding-top:0px;padding-left:0px;margin:0px 10px 0px 0px;display: inline;padding-right:0px;border: 0px;">If However You Picked “C” as the acceptable compensation you would have selected the cost to you when you select Peter Pfann at One Percent Realty in Victoria BC, for a total of $ 6,900 plus GST to sell that same home in Victoria for a saving before taxes of $ 10,569.
By the way, if you feel all Real Estate Fees are to Low, we need to talk, as I have a few charities that want to talk to you.
Conversely if you feel all real estate fees are too High, Please remember, Like most Agents we only get paid when the property sells, and locally that means that all of the expenses invested in many of the listings that remain unsold will not be recovered at all.
Over the Years I have trained and coached hundreds of agents, so maybe you want to join our industry, I would love to teach you everything I know.

Victoria /v?k?t?ri?/ is the capital city of British Columbia, Canada and is located on the southern tip of Vancouver Island off Canada's Pacific coast. The city has a population of about 80,017 within the metropolitan area of Greater Victoria, which has a population of 344,615, making it the 15th most populous Canadian urban region. Victoria is about 100 kilometres (62 miles) from BC's largest city of Vancouver on the mainland. The city is about 100 kilometres (62 miles) from Seattle by airplane, ferry, or the Victoria Clipper passenger-only ferry which operates daily, year round between Seattle and Victoria and 40 kilometres (25 miles) from Port Angeles, Washington by Coho ferry across the Strait of Juan de Fuca. Named after Queen Victoria of the United Kingdom and, at the time, British North America, Victoria is one of the oldest cities in the Pacific Northwest, with British settlement beginning in 1843. The city has retained a large number of its historic buildings, in particular its two most famous landmarks, the British Columbia Parliament Buildings (finished in 1897 and home of the Legislative Assembly of British Columbia) and the Empress hotel (opened in 1908). The city's Chinatown is the second oldest in North America after San Francisco's. The region's Coast Salish First Nations peoples established communities in the area long before non-native settlement, possibly several thousand years earlier, which had large populations at the time of European exploration. Victoria, like many Vancouver Island communities, continues to have a sizable First Nations presence, composed of peoples from all over Vancouver Island and beyond. Known as the "City of Gardens", Victoria is an attractive city and a popular tourism destination with a thriving technology sector that has risen to be its largest revenue-generating private industry. The city has a large non-local student population, who come to attend the University of Victoria, Camosun College, Royal Roads University, the Sooke Schools International Programme and the Canadian College of Performing Arts. Victoria is very popular with boaters with its beautiful and rugged shorelines and beaches. Victoria is also popular with retirees, who come to enjoy the temperate and usually snow-free climate of the area as well as the usually relaxed pace of the city. View Royal BC Description:
View Royal is a town in Greater Victoria and a member municipality of the Capital Regional District of British Columbia, Canada. View Royal has a population of approximately 9,381 residents and was incorporated as a municipality in December 1988. The main built-up area of View Royal straddles the neck of the Esquimalt peninsula between Esquimalt Harbour and Portage Inlet. A larger, mostly wooded area stretches northward around Thetis Lake Park. View Royal borders Esquimalt Harbour to the south, Colwood and Langford to the west, Highlands and Saanich to the north, and Esquimalt and the Esquimalt Nation reserve to the east. View Royal has a rich history that is closely linked to the entire region. The Esquimalt First Nation, a Coast Salish indigenous people, have occupied View Royal since time immemorial. European settlement began in the 1850s by Kenneth Mackenzie who established a farm known as Craigflower Manor and Dr. John Helmcken, Vancouver Island's first doctor and later speaker of the British Columbia Legislative Assembly. Several historic sites can be found in View Royal including the Four Mile Pub, the oldest continuously operating pub in the province of British Columbia, founded in 1855. Following incorporation of the Capital Regional District in the 1960s, View Royal remained as one of the unincorporated electoral areas until incorporation as a town in 1988. Several changes have gone on in View Royal in recent years, including the move by Great Canadian Casinos into a large complex on the Old Island Highway, with the municipality receiving a percentage of the profits in a contractual agreement for the next 20 years. In 1983, the Victoria General Hospital relocated to View Royal. View Royals' town center is a 3 minute walk from the shoreline, and has sandy beaches with many small caves littering the coastline where it is known for marine life such as seals to come ashore and take refuge within these caves. The shoreline is also littered with many big boulders and rocks as you approach the water line. Marine life can be viewed instantly on these rocks, with starfish, crabs, and other wildlife such as clams cling to life. The short walk to the town center sees a very gradual incline in elevation, and the use of a small set of stairs is necessary to get from the road to the beaches. These beaches in the summertime are beautiful and experienced mainly by those that inhabit View Royal, making at a hidden gem for tourists and visitors. Oak Bay is a municipality located on the southern tip of Vancouver Island, in the Canadian province of British Columbia, Canada, and is a seaside community. A member municipality of the Capital Regional District, a community east of and adjacent to the city of Victoria. It is one of the 13 municipalities of Greater Victoria. Oak Bay is a community of British heritage, and has a stereotyped reputation as a quaint, charming neighbourhood with a genteel British atmosphere. Oak Bay has been referred to as being located "Behind the Tweed Curtain", a light-hearted allusion to the Iron Curtain. Tour guides continue to refer to it as "More English Than England Itself". Oak Bay is home to several popular beaches, most notably Willows Beach. Willows Beach is known locally as one of the finest 'family' beaches on Southern Vancouver Island. Oak Bay's motto, from its coat of arms, is Sub Quercu Felicitas, Latin for "Under the Oak, Good Fortune". Source :http://en.wikipedia.org/wiki/Oak_Bay,_British_Columbia

<object><param value="http://www.youtube.com/v/5ozSGZBBS1w?hl=en&amp;hd=1">
<embed src="http://www.youtube.com/v/5ozSGZBBS1w?hl=en&amp;hd=1" type="application/x-shockwave-flash"></embed></object>
Happy Holidays &amp; a Pfanntastic 2014 from Linda and Peter Pfann
It’s That time of the year again to wish everybody Happy Holidays and a Pfanntastic 2014 From Victoria BC.
It is also that time of the year to reflect and review, what has been and what is yet to come.
So lets reflect a little, when we wished you Happy Holidays and a Pfanntastic 2013 From Victoria BC, last year, did you….?
Did you have Happy Holidays and was 2013 Pfanntastic for you?
Linda and I sure hope it was, as so many things have happened over the past year that may have affected your life.
We have again been reminded, more than once, to never take anything for granted and to be so ever grateful for any good or positive that happens you our friends, family, clients and loved ones or ourselves.
While challenges, grief and traumatic events are part of life, and we all have had our share, I’m sure. Living thru them, learning from and accepting the consequences takes time and never becomes easier.
Truth be told, in and around Victoria BC it appears that most of our regional problems and events seem so very minor compared to the major events in other parts of Canada or the World.
We are very grateful for this and yet equally we are saddened by the loss of life and property in all the areas stricken globally this past year.
The pace and urgency, sometimes even desperation by which so many seem to feel the need to move about during this time of the year seems such a contradiction to the spirit of the Season…. <img src="http://www.pay-lessrealty.com/wp-content/uploads/2013/12/peter-and-linda_thumb.png" border="0" style="float: right;padding-top:0px;padding-left:0px;display: inline;padding-right:0px;border-width:0px;">
Now off course, if that is what Happy Holidays means to you, It is perfectly fine with me, but if you don’t mind….. I am about to hit the pause button for the next week or so, trying to avoid all the craziness at the malls and shopping centre’s .
Our Clients, Friends and Family in and around Greater Victoria may have become familiar with our annual delivery of some locally created cheer, which (unfortunately) we have had to stop going forward.
We are very grateful for your continued support and our well wishes remain unchanged to all our past present and future friends, clients and family.
As you may have noticed, I have recently joined ONE PERCENT REALTY, with as its main objective, to dramatically lower the cost per transaction to our clients. As such we had to reduce some of the extra’s we where offering, while making sure our direct home buyer and seller services are optimized for the best savings.
In addition I have returned to the Lions and have joined the Esquimalt Lions, as a member and also to focus my paying forward efforts in our community.
Linda and I truly want to thank you all for your continued business and support and wish all of our Family, Friends, Lions and Clients the Happiest of Holidays and a Pfanntastic 2014.<img src="http://www.pay-lessrealty.com/wp-content/uploads/2013/12/video-ending_thumb.jpg" border="0" style="float: none;padding-top:0px;padding-left:0px;margin-left: auto;display: block;padding-right:0px;margin-right: auto;border-width:0px;">

The District of Saanich is a district municipality on Vancouver Island in British Columbia, within the Greater Victoria area. The population was 109,752 at the 2011 census, making it the most populous municipality in the Capital Regional District and Vancouver Island, and the seventh most populous in the province. The district adopted its name after the Saanich First Nation, meaning "emerging land" or "emerging people".
The Municipality of Saanich was incorporated on March 1, 1906. With an area of 103.44 square kilometres (39.94 sq mi), it is the largest of the core municipalities making up Greater Victoria. The topography is undulating with many glacially scoured rock outcroppings. Elevations range from sea level to 229 metres (751 ft).
The physical setting is greatly influenced by water. There are 8.1749 square kilometres (3.1563 sq mi) of fresh water lakes and 29.61 kilometres (18.40 mi) of marine shoreline.
Saanich is home to part of the University of Victoria which is bisected by the boundary with the neighbouring district municipality of Oak Bay. Saanich is fairly large in area and contains a wide variety of rural and urban landscapes and neighbourhoods stretching north to the Saanich Peninsula. Please Talk To Peter if you have questions about Town-Homes and Duplexes For Sale on the Saanich Peninsula, suggestions or feedback.
The Saanich Peninsula is located north of Victoria, British Columbia, Canada. It is bounded by the Saanich Inlet on the west, and various straits of the Gulf of Georgia on the east, chiefly Haro Strait. Its name in the Saanich dialect, WSANEC, means "raised up" (where meaning the people, that term means "emerging people).
The exact southern boundary of what is referred to as the "Saanich Peninsula" is somewhat fluid in local parlance. Lying in the rain shadow of both the Vancouver Island Ranges and the Olympic Mountains, the Saanich Peninsula is the driest part of Vancouver Island. The driest recording station in the provincial capital city of Victoria averages only 635 millimetres (25 in) of precipitation annually.
Precipitation increases from east to west, and from south to north. Many different kinds of bedrock underlie the peninsula. Sandstone is common at the northern end. Granodiorite crops out in many northern and central areas. Amphibolite, diorite, gabbro and quartz diorite are common in the south. Smaller areas of andesite, basalt, chert, dacite and limestone are also found. The region is the historical homeland of certain Coast Salish peoples. Several Indian Reserves are located on the peninsula, predominantly along the shore of Saanich Inlet.
Early European settlers arrived in the mid-nineteenth century, pursuing mainly resource-based economic activities such as logging, fishing, and — most notably — agriculture. The peninsula is home to the oldest agricultural exhibition in Western Canada, the Saanich Fair, sponsored by the North and South Saanich Agricultural Society. In more recent decades, residential and commercial development has become widespread on the peninsula, although provincial law protects much of the region's farmland from rezoning.
The peninsula is also home to many wilderness parks, mostly on its southwest. The largest of these is Gowlland Tod Regional Park. The natural flora of the region include mixed forests of Douglas fir, Western red cedar, hemlock, arbutus, Garry oak, and manzanita. The ground cover includes snowberry, Oregon-grape, salal, sword fern, trillium, and fawn lily.
The peninsula is characterized by rolling hills and numerous freshwater ponds and lakes. Notable natural features of the Saanich Peninsula include Elk Lake, Beaver Lake, Mount Newton, Bear Hill, Tod Inlet, Mount Finlayson, Prospect Lake, Durrance Lake, and Mount Work. Many of these features are protected in regional and municipal parks. The peninsula is also the location of the Swartz Bay terminal of the BC Ferry Corporation, the Victoria International Airport, the Dominion Astrophysical Observatory, and Butchart Gardens.
Eco Friendly Snow and Ice Removal Tips for Greater Victoria

<img src="http://www.pay-lessrealty.com/wp-content/uploads/2013/12/stick_figure_shovel_snow_anim_9579_thumb.gif" style="float: left;margin:2px 11px 2px 0px;display: inline;">Eco Friendly Snow and Ice Removal Tips for Greater Victoria
It is pretty rare for us in Greater Victoria to have snow and ice issues for more than a few hours every winter, but looking outside, today might be one of those days that some Eco friendly snow and ice removal tips for greater Victoria Might come in handy. So here we go with our Eco Friendly Snow and Ice Removal Tips for Greater Victoria.
1. Increase TRACTION, Don’t worry about MELTING! Traction is Better than Removal, We know the slippery stuff won’t last here in Greater Victoria more than a few hours anyways. When dealing with slippery and icy conditions, use inexpensive alternatives such as SAND, SAWDUST, KITTY LITTER, FERTILIZER AND EVEN ASHES to achieve increased traction.
2. If You Salt….. KNOW WHEN TO SALT Before is Better than After, There is a best time to apply salt and that is JUST before the snow falls. Preventing snow from sticking from the beginning avoids it from getting slippery. If the snow is already present, try an alternative mentioned above.
3. As with Your Food, READ THE LABELS, look for language like “PET-FRIENDLY” If You decide to Buy an Eco Friendly De-icing solution Don’t settle for weak language such as “eco-friendly” or “safe” when buying ice melt. If a product is safe for pets, it will likely also be safer for your plants your family and to have less polluted runoff.
4. Eliminate SODIUM CHLORIDE….. Under any circumstance DO NOT BUY anything containing: sodium chlorides. This is the chemical concoction that disrupts the salinity of water, harms the fish and animals. In addition, this “road salt” erodes your soil and damages your trees and vegetation (and destroys your driveway). Look for products containing magnesium chloride instead, which is less damaging to the environment, or just go back to the suggestions offered in # 1.
<img src="http://www.pay-lessrealty.com/wp-content/uploads/2013/12/stick_figure_snow_angel_500_clr_10321_thumb.gif" style="float: right;margin:0px 0px 0px 15px;display: inline;"> 5. The Old Fashioned Way….. “Hire The Neighbours Kid”… Yes, Making a Phone call and offer a financial incentive to your friendly neighbours kid to use a shovel and broom, may be the most eco-friendly, rewarding and safest way to remove the slippery stuff from your walk and driveways…
Thank you for reading our Eco Friendly Snow and Ice Removal Tips for Greater Victoria, Be safe and enjoy the slippery stuff for as long as it lasts, it might be gone by noon….

Source : http://en.wikipedia.org/wiki/Saanich_Peninsula
