It was the evening after closing. A beautiful sunset was forming but there were still some dark clouds hovering from above. The closing went well but the day before closing things seemed cloudy.
Emotions are like weather forecast predictors, such as, you may get warnings from the weather channel, or maybe the Town Mayor issues an all-out severe weather warning, take shelter, but nothing happens other than the sun comes up, dark clouds go away, and blue sky with white puffy clouds emerge out of the darkness of cloudy weather. Texas REALTORS® Legal Hotline published an article by Traci Jackson, staff attorney on April 8, 2022 that is worth noting. Rumors have been floating around for a long time that "property investors are exempt from the requirement to provide a seller's disclsoure." 
That is a mistaken belief! The truth is in regards to sellers disclosure for investors "there are no exceptions." Everyone who owns and sells property in the state of Texas, including sellers "who never lived in the property," are required to disclose what they know. Read "Property Code Section 5.008."

Spring and Easter Sunday are always reminders of hope. The celebration of Easter is full of symbols, rituals, and traditions. Sometimes people break away from tradition, such as me! I don't buy Easter Lilies from the Floral Department or a Florist shop. I plant Peace Lilies and watch them grow. I like to create flowers in my garden more than buy cut flowers or pots of plants that rarely seem to last.

The Snow Moon is scheduled in the sky on February 5th. Finally, it appears winter is over and spring is on its way. People in Flower Mound enjoyed 60-degree temperatures Saturday night. I must say it felt too warm wearing a sweater! In this photo I took going home last night the moon was nearly full. One side of the street was dry, and some neighborhood streets had a sheen of black ice. From a local perspective it was a sleepy town by 7 PM. Where were all the people?

🤩Happy Friday! Things have resumed back to normal or at least better in Flower Mound, TX than it started on Monday! I finally got mail delivered today. I did not receive any cards, letters from friends or family, or money either. The two advertiser magazines that were delivered are headed for the dump (whenever the Garbage Services resume). Whew! Texans are glad the severe winter weather is over! Las Colinas is located about 6.5 miles from DFW International Airport in Irving, TX. Many people relocating to Dallas, TX get their humble beginnings living and working in Las Colinas. This is where my life began on March 27, 1997 when I was relocated by Abbott Laboratories. There are many fine apartments for people transitioning. I spent my first year at the Villas of Beaver Creek. This beautiful home with a three-car garage and salt water pool at 2600 Braemar in Highland Village closed and funded on August 22, 2022. I was happy and proud to serve the Buyers. The Listing Agent and the Sellers were also great! I wish them all a lifetime of happiness and good fortune. The property is close to Kid's Kastle where there is always room for one more kid and many happy property owners. Highland Village is in Denton County bordering Flower Mound, Lewisville, Copper Canyon, Double Oak, and Lake Lewisville.
