patricia feager: Distinctly Flower Mound - New Construction
- 10/11/17 06:33 AM
by Patricia Feager, 2017 NEW CONSTRUCTION As the trend of low inventory and choice selections of older homes continues in Flower Mound, buyers may want to consider new construction. Buying new is a completely different process than buying pre-existing homes. There are advantages and disadvantages. Some things to consider include: TIME FOR COMPLETION It takes time to build. Builders need lots, permits, planning and zoning, contractors, e.g., engineers, electricians, roofers, glass and window, plumber, and foundation people, just to name a few. They also need materials, and Buyers. The erection of a building takes time and money. Weather and unexpected delays is a factor. The

patricia feager: The Beauty of Fall & the Quiet of Nature
- 10/09/17 09:55 PM
by Patricia Feager, 10/9/2017 DRAGONFLY I captured the beauty of a blue dragonfly in Dallas on Sunday afternoon, 10/8/2017. His head looks like a marble, don't you think? They say a dragonfly has the eyes of a predator with 30,000 lenses. A dragonfly can see in every direction simultaneously. They are focused on watching prey as it flies in their scope of vision. Even more incredible, it eats food equal to its own body weight in about a half hour. It's prey rarely, if ever escapes. Once trapped, it is eaten. PATRICIA'S BACKYARD FLOWERS Fall flowers that come up every fall. I planted them in

patricia feager: Fire Safety Week Doesn't Have to Be Only In October
- 10/08/17 05:26 PM
by Patricia Feager, 10/8/2017 (revised on 6/7/18) Fire Prevention week started in 1922 when the commemoration for the Great Chicago Fire began long after the devastation from the Great Chicago Fire on 10/8 through 10/10 in 1871. It was followed by President Calvin Coolidge's proclamation for the first National Fire Prevention Week on October 4-10, 1925. At the time of the Chicago Fire, it was a City built of wood, from the houses, to the sidewalks, fences, and roofs were not like they are today. Surrounded by trees, Chicago was houses built from wood, open fields, brush and trees, and businesses. They were

patricia feager: Feager's Fall Flowers
- 10/06/17 11:05 PM
by Patricia Feager, 10/7/2017 Peace begins with a smile --- Mother Teresa Fall flowers are a favorite of mine. When I get up in the moring and see the sun shining it makes me smile. If you look deeply into the center of a flower you can almost feel a spiritual connection, I know I do. Have you ever pulled the petals off a flower and said, "He loves me, he loves me not?" Why do people do that? To rip apart the petals off a flower breaks harmony with nature. There's something about the way the petals move that moves me. It's impossible

patricia feager: The Flower Mound Pumpkin Patch
- 10/06/17 06:14 PM
by Patricia Feager, 10/6/2017 A HAPPY HALLOWEEN BEGINS AT THE FLOWER MOUND PUMPKIN PATCH I had fun at the Pumpkin Patch taking photos and meandering through the field of dreamy pumpkins. Families can hop on board the wagon for a nice hayride through the patch too! For kids with lots of energy, they can bounce around in the bounce houses too. Now is a great time to think about holiday treats. Whether you make apple pie, pumpkin pie, or something sweet like Baked Alaska, have fun in the kitchen and involve family members to share in the celebrations. It's a great time to check your

patricia feager: Grey Clouds Don't Have to Be Cloudy
- 10/05/17 07:18 AM
by Patricia Feager, 10/5/2017 We have an inner window through which we can see the world, and though it gets cloudy in life, it's our job to wipe it clean and see things as they really are. --- Sabastian Koch My initial reaction to Glacier National Park was, oh shucks, why does there have to be wildfires here while I'm visiting and why doesn't the sun come out? I no sooner started coughing when a man arrived out of nowhere and said, isn't it beautiful? "Beautiful?" I'm surprised my voice didn't scare him away. I've got smoke in my throat and is it going to be cloudy all day? He took a deep breath

patricia feager: Call Me Early but I won't be late - 2018 Business Plan
- 10/03/17 08:25 AM
by Patricia Feager, 10/3/2017 AR Photo contest and story behind the photo is for Dick Greenberg and his October AR Photo contest - Real Life: Travel/Places Category. 2018 Business Plan Call me early but I won't be late. Taking a fall vacation is something I fall back on to reminisce the things I have accomplished, and set expectations for making plans for my future. For the third year in a row, I went to Glacier National Park. Wildfires couldn't keep me away. It was cloudy and smoky. The Sun Road was closed. I followed many detours driving and climbing on unfamiliar roads up to the Canadian

In sum, here are some key points I incorporate into my life's activities. BELIEF IN THE ABILITY TO SUCCEED My quest to succeed starts with being the leader; not the follower of what someone else believes is best for me. I am mindful that the number of hours on every one's clock is not equal. Every day, I have a slice of humble pie. To be clear, I am not a leader in

patricia feager: Some Things Can't Replace Artificial Intelligence
- 09/18/17 03:27 AM
by Patricia Feager, 9/18/2017 "The significant challenges we face cannot be resolved at the same level of thinking we were at when we created them." --- Albert Einstein Digital communication has changed the way we do business and Artificial Intelligence is the future; however, some things never change. Communication Skills To provide timely information and high quality services, one must know what they are talking about and not merely a script reader. Actively listen to understand, ask intelligent questions, speak clearly, express yourself well, enunciate your words, speak in a pleasant tone, and provide timely answers that are accurate and true. What you don't know will hurt

patricia feager: Unidentified Visitors to Flower Mound, TX
- 09/06/17 03:07 PM
by Patricia Feager, 9/6/17 I don't know if these bees and the moth and/or butterfly flew in as a result of Hurricane Harvey, but I've never seen anything like it before, have you? They showed up in my Flower Mound, TX garden this afternoon uninvited! There was enough Lantana growing to keep them satisfied so I wasn't at all worried about getting stung. They appeared very, very hungry, too!
The 2017 butterfly festival isn't scheduled until the first weekend in November when the butterfly migration peaks. This little guy flew in the same time the orange and black winged bees arrived and was

by Patricia Feager, 9/3/2017 Thinking about selling your home in Denton, Dallas, Tarrant, or Collin Counties in Texas? While many agents offer "full services," my goal is to provide Premium Services customized for the benefit of the seller's motivation, needs, and wants. EDUCATION Reviewing listing and contract forms before going live in MLS sets the stage for what comes next. Setting up expectations, staying committed, knowing with confidence what needs to be signed and why prepares the sellers to sell and produce positive results. FINANCING Pricing strategies, including a comprehensive Comparative Marketing Analysis, and an estimated Seller's Net puts the seller in the driver's seat before negotiations

patricia feager: From Ordinary to Extraordinary Business At Hand
- 09/01/17 07:54 AM
by Patricia Feager, 9/1/2017 The days between 8/21 through 8/25 (Solar Eclipse, Hurricane Harvey), and the days that followed have been quite extraordinary and anything but ordinary. In addition to the National news I have spent quite a bit of time at doctor appointments and taking care of business. Like current events and business, there's always something to learn. Ordinary and extraordinary circumstances makes all the difference. Doctor #1 - An ordinary doctor, operates in routine fashion. #1 is the Doctor; I am the impatient patient. Nothing personal, doctor is simply ordinary. Doctor #2 - Extraordinary; anything but ordinary. Here are examples of what

patricia feager: A Day in the Life of an Eclipse & Mother Nature
- 08/31/17 08:23 PM
by Patricia Feager, 8/31/2017 Dragonflies are fascinating creatures. They may start their day out slowly basking in the sun but once they get going, they can put on quite a show. Without a cup of coffee, could it be these aquatic flying insects are getting energized by the sun before spending the rest of their day flying in mid air, hovering over the surface of a body of water, zipping from one place to another to collect food? I snapped this photograph in Dallas, Texas near White Rock Lake on Thursday, August 31, 2017. It's easy to think and dream next to a lake

patricia feager: HOPE & ENERGY
- 08/30/17 06:04 AM
by Patricia Feager, 8/30/2017 HOPE IS BEING ABLE TO SEE THAT THERE IS LIGHT DESPITE ALL THE DARKNESS --- DESMOND TUTU What I like best about this flower is it's color, texture and movement. Color is a means of expression. The texture feels welcoming, taking on the appearance of a beautiful sunset, associated with ocean beachfront. The color yellow reminds me of the sun and how it changes color during the setting of the sun, a reminder that rest is important and necessary. Like little children, we don't want to be told to go to sleep. Let there be light!!! Color affects us. Creating colors aesthetically

patricia feager: Does Consumption Influence Home Buying & Selling
- 08/27/17 07:19 AM
by Patricia Feager, 8/27/2017 SELLING This is the story of the man whose wife ran away with another man and left her belongings behind. The man kept hoping, she'd come back, but she never did. He lived in a home, all alone surrounded by STUFF. Out of all the homes on the market, this is the one my buyers wanted to buy. When asked if the Seller would be able to get out and close on time, the Agent said, "Yes," he has a moving crew who will have everything out before we close.
The day before closing, nothing was moved; again, listing agent

The Sales Agent Kimberly Heilman was a great agent to partner with in the sale of this cute and adorable home in the Meadows of Roanoke Subdivision in Roanoke, Texas. With easy access to HWY 114 and in close proximity to Hawaiian Falls Water Park, Skate Park, Splash Pad, and Historic Oak Street with unique and interesting restaurants and shops, it wasn't hard to find multiple buyers attracted to this property. patricia feager: The Anatomy of a Clock to a Real Estate Sale
- 08/25/17 09:46 AM
by Patricia Feager, 8/25/2017 Today is a closing for one of my listings. The time is ticking to closing and funding. Many consumers never thought about all the movement that is involved in closing a real estate transaction. For this reason, let's compare and contrast the anatomy of a clock to a real estate sale. SALES When purchasing a clock, one looks for the best fit. There are many options to choose. The same is true in real estate sales, not all agents are alike. Consumers hire people that best fit their needs. DAYLIGHT SAVINGS Before digital clocks, people had to worry about changing the hands on

patricia feager: Don't Let Anyone Blow Anything Up Your Pants
- 08/22/17 10:29 PM
by Patricia Feager, 8/22/2017 This story comes at the heels of the recent re-blog I posted from Gene Mundt, IL/WI Mortgage Originator - FHA/VA/Conv/Jumbo/Portfolio/Refi, a few days ago called: TV Home Buying & Home Renovation Shows: Fact VS Fiction: Today, was one of those mornings when I had a very early doctor's appointment in Dallas, Texas. As I sat in the waiting room with a lot of sick people, some were coughing, several wearing masks over their mouth, and others chasing kids, I tried to read, but had difficulty concentrating. The T.V. was playing and when they mentioned Plainfield, Illinois it peaked my interest. I
