Spring is a great time to sell! After lots of planning, plotting, and getting prepared, a Seller typically looks forward to seeing a For Sale Sign in their lawn and Neighbors are often surprised. How can Sellers help their neighbors during the transition?

RECOMMENDATIONS
 
Tell your neighbors you're moving one or two before the sign goes public
Saying something is better than nothing at all or letting them jump to wrong conclusions
Before throwing things out, perhaps your neighbors would appreciate first offers
Pass out your Agent's business cards to your neighbors for potential buyers

This is the story of the man whose wife ran away with another man and left her belongings behind. The man kept hoping, she'd come back, but she never did. He lived in a home, all alone surrounded by STUFF. Out of all the homes on the market, this is the one my buyers wanted to buy. When asked if the Seller would be able to get out and close on time, the Agent said, "Yes," he has a moving crew who will have everything out before we close.

WHY WON'T MY HOUSE SELL?
Whether it's a new listing or not, sellers want to know why the Agent hasn't sold their house? To be clear, the Listing Agent represents the Seller and is responsible for marketing the property, consulting, communicating, facilitating, negotiating, etc. All of the details and expectations should be spelled out during the listing presentation. To receive an offer, there must be 1) Motivation from the seller to sell; 2) An incentive, urgency, something unique, desirable, a good reason, the right fit, or an encouragement for a buyer to buy.
