buyers: Shouldn’t the question be why wouldn’t you use a REALTOR®? - 02/20/12 07:22 AM

When researching the question why would you use a REALTOR®  I came across more reasons to use a  REALTOR® and Very few reasons not to use a REALTOR® here a couple of the most common reasons.
      1.       I had a bad experience with a REALTOR®/REALTORS®.
      2.       I need to make more money on the sell of our home.
3.       I don’t have enough equity in our home and cannot write a check for commission.

So with that being said let me say this.

1.       Bad experience with a REALTOR®?  -  Interview your next agent and get referrals from people you … (0 comments)

buyers: When can we see a change on the home market? - 08/08/10 10:04 AM
That is a question that I am getting asked alot lately.  I do alot of reading and listening to Real Estate news and what I seem to get is that they are hoping for a turn around possibly September/October or this year.  Many say that we must see more job stability and I would have to agree that seems to be the big hurdle we do have to get over.  We still have Shadow forclosures and will probably see this for a while to get though what homes are already in the pipeline.  The interest rates are the best I have … (1 comments)

buyers: What is important to the Buyer in this Economy? Green features in demand. - 05/31/10 10:16 AM
Goodbye, whirlpool tub, home theater and many other amenities.
The Recession seems to have pushed the Brake on some attitudes about what they want in their future homes and neighborhoods. This seems to be all economically driven and consistent with the times.
•1.     Although buyers are not looking for a lot of extras there are a few things that still seem important like Walking paths and Park areas.
•2.     Green is good -- and getting better. The increase in demand didn't surprise me as buyers like their home to be as green as they can afford.  The desire for environmentally friendly … (0 comments)

buyers: What are you waiting for? - 03/07/10 12:21 PM
When you can get values, low interest and possibly a tax credit why wouldn't you buy a home if you will be in the market witin the next 6 months.  Well the time is Now! Run to your REALTOR and start looking and buy a home now before the interest rates go higher, the Tax Credit expires and the values are gone.  So many wait to see how much better it will get and I have seen so many wait themselves right out of a good deal in hopes for the better deal.  I often wonder why people wait until it is just … (0 comments)

buyers: Spring will be here soon - Get off the fence before the rush. - 02/21/10 11:42 AM
Spring will be here before you know it.  I know the weather in Iowa has been Cold, blustery and snowy this long winter but, Start thinking about your new home purchase now so that you don't miss the "Tax Credit".
Write your offer now and beat the mad rush to beat the deadline.  There are homes out there to buy that meet your criteria (for the most part) Be realistic and you might even find a value.  Don't look for a steal look for a Value.  Don't expect to get top dollar for your home and maybe you can make it … (1 comments)

buyers: Take care of yourself and your family so you take better care of your clients. - 05/10/09 01:31 PM
"Stop and Smell the Roses" may seem like an old Clich'e but, Life has so many things to be thankful for.  We sometimes forget to stop and enjoy the small things and fail to realize just how great things really are because, we hear only the negative things on the news, at work ect.  Today is "Mothers day" so this week be thankful for your Mother.  I am fortunate My Mother is still alive and I will get to enjoy my time with her when her and my Dad come and stay with us for a few weeks in June.  "So … (2 comments)

buyers: Time to share the good news! - 04/30/09 01:02 PM
Time to share the good news and not just the bad news.  My business has picked up and I have been busy these past few weeks.  I have had good traffic through my open houses and have even written some offers and listed homes so things are looking brighter.  The first time buyers are buying and the move up buyers are getting offers on their homes.  Yes, it isn't all rosie but, if we would focus on the good things and work on making the bad better we will ride wave to a more stable time.  Time is the key as … (2 comments)

buyers: Have you felt any impact on sales due to the Tax Credit for First time buyers? - 03/20/09 07:53 AM
I am excited as in the Des Moines Iowa metro area the First time Home buyers Tax Credit is stimulating buyers to look and buy homes.  It seems to be having a domino effect as the 1st time buyers buy a home than the move up buyers need to buy a home and so on so we are seeing not only the entry level homes but 2nd and third time buyers.  This is exciting to me and this should help in stimulating our economy.  We just need to keep into perspective that we didn't get into this recession overnight and we … (1 comments)

buyers: Great news for First Home buyers! - 02/19/09 10:37 AM
Attention 1st time buyers!  The controversial stimulus package includes an $8,000 tax credit for first-time home buyers, although there are income restrictions. In the earlier Senate version of the bill, the amount was $15,000 and included more types of buyers. The tax credit is equal to 10% of the price of the home, up to $8,000. The home-buyer credit is reduced for taxpayers with adjusted gross income above $75,000 for single filers and $150,000 for joint filers. If you are interested in more information Read more on how the tax credit works.  . This is the time to buy a home.  Why … (0 comments)

buyers: What makes a buyers market? - 12/30/08 04:57 AM
I have been asked lately is it still a buyers market?  Yes it is a buyers market in many areas.  What make it a buyers market you might say?  Generally if you have a 6 mos supply of inventory this is probably a buyers market.  Being in a buyers market means a buyer may have more homes to choos from and it could give them advantage's when negotiating.  Do remember that this doesn't mean the buyer can make unrealistic demands to the seller.  The seller ultimately has the last call as they accept the offer.  So respect the seller and consult … (0 comments)

buyers: Des Moines Metro Market - 12/21/07 01:15 PM
Funny thing is happening this last week in my market.  I have been very busy I have buyers that are ready to look and buy.  With more homes on the market we do look at more homes and work harder but, I have decided to take it and enjoy the experience I get practicing my negotiation skills because, the offers are more than likely lower offers from the buyers.  My challenge is to get to a Win Win.  Do you think this is possible.  I believe so.
Happy Holidays to all
