I met a wonderful family this summer. She called me from a hotel nearby on Saturday night and asked me if I could show homes on Sunday. She said she wanted to move in 30 days as the company would only pay for the hotel for 30 days.
I asked her the price range and number of bedrooms etc. and location.
They wanted to be close to her husband's job.
I did  not schedule too many appointments as I knew she had no idea of the market and styles of homes etc.

We had a lot of snow on saturday and the owner had already started moving before the weekend.
I was worried about going for the walk thru and walking on the ice/snow.
 
It was a pleasant surprise that the owner had removed the snow from walkway and driveway.
Our agreement of sale required the home to be broom clean but the owner actually had the place cleaned thoroughly.
It is closings like this where there are wonderful buyers and wonderful sellers and good agents representing the other side of the transaction that makes me feel so good.

Interest rates have been gradually increasing in recent months. It may hurt the housing market . I had a buyer who looked at homes last year and decided to wait . The prices of homes in the community that she likes have increased and rates are higher. She may not buy a house and will continue to rent.
Most agents these days have the buyer talk to a lender before showing them homes so they know that the buyer can quailfy for a certain price range based on credit and income.

You can go to www.hud.gov and look up lenders and other resources available for buyers.
The lender will check your credit and based on your income and debts qualify you for a mortgage. The lender will explain closing costs and down payment needed for the purchase of a home.
This will give you an idea of the price of the home that you can afford to buy.

Concerns of a first time buyer..
One of the concerns of being a homeowner is finding reputable contractors and handymen especially when they buy a resale home.
When they  are renting , they  just call the maintenance man or property manager even when they  just see some ants and ask for them to send an exterminator. If there is no heat they  keep on calling every few hours . Buyers feel overwhelmed thinking of maintaining their homes. Buyers often tell me they do not know whom  to call .

Congratulations on becoming home owners.
When you file your tax return whether you are going to an accountant or doing it yourself  by using Turbotax or some other software please look for your HUD1 statement.
There are items on the HUD1 that you will need while preparing your tax return whether you are a first time buyer or not.
And do not forget the First time buyer's tax credit or repeat buyer tax credit if you qualify.
If you cannot find the HUD 1 , then contact your title company or real estate agent.

Check your Property tax bill in 2009 and do not be surprised to see an increase in taxes.
Townships are receiving less  revenue from transfer taxes as fewer homes are selling . The prices may have come down and this also means less income from transfer tax as it is based on sale price.
In some areas homeowners had appealed their taxes as prices had come down and they were successful in reducing the taxes. Now when it is time to prepare the budget for next year Townships have to look for ways to increase revenue and are therefore increasing taxes.
