I recently wrote a blog post about a local community here in Alpharetta, The Enclave at Milton Park.
I wrote it because as soon as I saw it, I fell in love. I was excited about it and wanted everyone to know about it because eventhough it sits on a major street, it is unlikely you would think it was a townhome community and highly likely that you would ride right past it. I have done it myself so many times and when I found it, I actually stumbled upon it.

Good Day Rainers!
Do any of you offer feedback on your showings to the listing agent if they don't ask for it? I normally don't but this weekend, I felt that I had to. If I were a listing agent and someone showed my listing and knew that there was no way in hell it would sell, I would really want the feedback whether I asked for it or not.

As you all may know, it can be a lonely world when you're new to this real estate business. I have had to basically learn everything on my own.
When I first started selling real estate in Georgia, I asked my broker about training and he told me I could pay for his $595 boot camp. I asked, isn't there any other training you have for your new agents and his response was no. How many new agents can afford this? When people make comments to me about the current market conditions, I smile and tell them that I nevermind the little things ;-) I'm always thinking positive and trying my best not to let anyone or anything define my success in whatever it is that I choose to do. I always think from a mindset of "Well there's closings everyday, people making the decision to buy a home everyday, people making the decision to sell their homes everday, and most importantly, there's closings everday." Something happend this weekend that really bugs me. I listed a home, AS-IS. The home is in good shape just needs updating. The comps in the area are good. AS-IS homes in my clients condition are flying off the market at 75k easy. Complete rehabs wanting a quick sale fly off at 125k in 2 weeks and are selling between 140k and 150k with an average "shelf life" of 60days. I made my seller well aware of this.

Yesterday I made a stop to the health food store to buy some raw honey. I picked up a couple of books on juicing as well. As I approached the checkout counter, I saw the store owner speaking with one of the customers, well she was the only other customer in the store besides me. As I walked closer to this woman, I could not help but admire her style. everyday i check the expired listings and i wonder....WHY AREN'T AGENTS JUST REFERRING!!! AGENT OUTSOURCING is what i call it. if i have a client that is not selling for whatever reason be it price, my inventory is so big that i can't give the appropriate attention needed to get listing sold...whatever the case may be, wouldn't it be more profitable for me to have a network of other agents to just refer the work to instead of loosing a client? isn't it better to get the referral commission then get none? i'm not understanding. maybe i'm just fairly new and … (3 comments)

Ya know, I can't figure for the life of me why a listing agent would start marketing a property before it is ready. Ugggh, this bugs me and is quite embarrassing.

Scenario 1: I find a property that I think my buyer will like. It looked lovely from the outside on the ONE PICTURE in the mls. So we go see the property and not only did I have trouble getting in because of the damaged and outdated lock box but the property was filthy. I think I had an experience today that made me feel more valued for my services than ever before. I went to my client's house this evening to meet the buyer's agent there. He wanted to do a final walk thru before the final walk thru with his buyer. I get there and all of my client's children are there and their grandchildren as well. When thinking of sellers who just refuse to budge on their price, I'm thinking it logical to explain things from an appraisl point of view. This little light bulb just went on in my head with my most recent client.
They had been trying to sell their house for about a year and a half. Of course it kept expiring because it was priced way above market.
