home buyers: New Homes Now Cost Less Than Existing Homes
- 09/04/26 06:42 AM
You probably think as a general rule of thumb, brand new homes costs more than existing homes. But right now, that's backwards. This shows just how much. A newly built home costs about $40k less than an existing one right now. That's because builders are cutting prices and piling on incentives to keep their inventory moving. And that opens up a window for you to get brand new everything for less than you may expect. DM me if you want a list of nearby new home communities offering deals like this right now to see if a new build may be in your budget

home buyers: Why Buyers Shouldn't Overlook a Fall Move
- 09/03/26 07:38 AM
You've been waiting for something to change before you buy. It just might not be the thing you expected… While everyone’s paying attention to mortgage rates, only the savviest buyers know that the changing season can start tipping things in their favor. Because every fall, buyers tend to get more to choose from, better prices, and more room to negotiate. And that’s why Hannah Jones, Senior Economist at Realtor.com, says: “We always see that the best time to buy window usually falls in the early fall around October.” And that’s exactly why, if you've been waiting for a better moment to buy, this season may

home buyers: More Sellers than Buyers in the Market Right Now
- 09/01/26 07:50 AM
Do you realize how much pull you have right now as a buyer? There are more sellers than buyers on the market right now. That means a lot of sellers know they’ll have to compromise a bit to get their house sold, which leaves you room to negotiate on price and terms. Of course, exactly how much room you have depends on where you’re looking. But more and more markets are trending in favor of buyers, so let’s chat about what’s going on in our area. Send a DM, and we’ll turn your negotiating power into a set of keys. Contact us: PHP Houses 142 W Lakeview

home buyers: Sellers Are Cutting Prices To Meet Buyers Where They're At
- 08/27/26 09:17 AM
You're scrolling through listings on your phone and everything looks good until you see the price (or the estimated monthly payment). Then you close the app. Because even if you love the house, the numbers feel impossible. But here's the thing. Nationally, there are more homes sitting on the market than there are people out there looking. And when sellers need buyers more than buyers need sellers, that shows up in the price. Lower asking prices. More price cuts. And homes priced for what buyers can actually afford – not what sellers hope someone might pay. And it may be enough to make buying more

home buyers: Rates Are Lower Than They Could Be
- 08/22/26 08:32 AM
Mortgage rates aren’t random. They’re affected by 2 numbers. The 10-year treasury yield and something called "the spread." That's the gap between the 10-year treasury yield and mortgage rates, and it usually sits around 1.76 percentage points. Back in 2023, the gap in the spread ballooned up to 3.19 in response to economic uncertainty. If it were still that wide today, rates would be pushing almost 8%. But the good news is the gap has narrowed to 2.01 (a lot closer to the long-term norm). And that’s a big positive for rates. It’s why today’s mortgage rate is in the upper 6s instead of

home buyers: One Number Could Change Everything About Your Next Move
- 08/20/26 08:51 AM
When's the last time someone told you what your house is worth? Not what some online valuation tool guessed. Not what your neighbor's house sold for. What yours is actually worth right now. For a lot of homeowners, it's been years. And if you've been thinking about moving, but higher home prices or mortgage rates have made you hesitate, here’s why it’s time to take a second look at that number. Your House May Be Worth More Than You ThinkHome values have climbed significantly over the past 5-10 years. And even though today's market is more balanced, homeowners are building wealth every day

home buyers: The Kind of House Buyers Are Willing To Pay More For
- 08/17/26 01:46 PM
That spare room on the main floor. The finished basement with a kitchenette and its own entrance. The bonus room you've been using for storage. To you, it's extra space. But to a growing pool of buyers, it's the reason they'd pick your house. Here’s why. Multi-generational homebuying is on the rise. Millions of Families Are Living Multi-GenerationallyThe number of multi-generational households is climbing. That’s when 3 or more generations live under one roof. And data shows those households grew from 3.2 million to almost 4 million between 2014 and 2024, according to Realtor.com. And each year, more people are shopping for a larger

home buyers: Who Has the Upper Hand in Today's Housing Market?
- 08/13/26 06:43 AM
Ask around and almost every homebuyer out there wants to know if there’s a way to get a better deal. And just about every seller wants to know if they'll still get top dollar. The interesting thing is... both can be right at the exact same time. It just depends on where you live. That's because today's housing market isn't moving in one direction anymore. Some markets clearly favor buyers. Others still favor sellers. But most are sitting somewhere in the middle. And knowing which market you're actually in can completely change the strategy you use to buy or sell (and what expectations you

home buyers: The Case for Putting 20% Down on Your Next Home
- 08/10/26 08:23 AM
If you’re planning to buy your next home soon, you’ve probably heard the old rule about saving 20% for your down payment. The truth is, you usually don’t have to. Plenty of loan options let qualified buyers put down much less. But a lot of repeat buyers are choosing to put down 20% anyway. So, why are they if they don’t have to? Two reasons. They know a bigger down payment pays off, and after years in their current house, they’ve built up enough equity that it’s finally possible. Repeat Buyers Put More Money DownAccording to the National Association of Realtors (NAR), the typical repeat

home buyers: More Homes, Better Prices: A Buyer’s Summer
- 07/20/26 02:09 PM
If you’ve thought about buying a home in the past few years, you may have run into two frustrations: asking prices that kept climbing and too few homes to choose from. In many places, both sticking points are letting up this summer, with lower asking prices and more homes for sale. Let’s look at the trends, and what they mean for your search. Sellers Are Pricing To Attract BuyersAccording to Realtor.com, the national median asking price was $430,000 in June, nearly $11,000 under what it was the year before (see graph below): That’s the eighth month in a row that the typical asking price

home buyers: More Homes Are Going Under Contract Than the Last 2 Years
- 07/17/26 06:59 AM
One of the biggest seller myths floating around right now is that buyers have disappeared. The headlines certainly make it feel that way. But here's what the data actually says. More homes are going under contract right now than they were at this point the last two years. And here's how that's possible. Life doesn't wait for perfect mortgage rates. People still get married. Families grow. Jobs change. At some point, waiting becomes harder than moving. So serious buyers still take the plunge. So, if you've been wondering whether there are still buyers out there... There are. The key is knowing how to position your house to stand

- 07/07/26 06:56 AM
This may come as a surprise, but first-time buyers are making a bit of a comeback. With more homes for sale, buyers have more opportunity to find a home that works for their budget. So, if you’re trying to buy your first place, don't count yourself out too soon. It may feel tough,

home buyers: Think Home Prices Will Crash? Here's What the Experts Actually Expect.
- 06/23/26 07:34 AM
One of the biggest reasons buyers are still sitting on the sidelines is because they think home prices are going to come down. Some believe a crash is coming and they'll get a better deal if they hold off. Others worry they'll buy now and watch their home's value fall later. And nobody wants to overpay or buy right before values drop. But here's the question worth asking: What if the crash you're waiting for isn't actually coming? Because that's what the latest data suggests. Experts Are Not Calling for a CrashIf you've spent any time online lately, you've seen posts claiming home prices
