One request that seems to be on the wish-list of every Buyer today is an "Open Floor Plan".
Often times though the first thing a Buyer will say once they are SHOWN an open floor plan is, "Where does my ______ go?"  You can fill in the blank, because they are left wondering about everything simply because they don't know where they would place their sofa, desk, TV, etc. simply because "walls" seem to be ingrained into our human Psyche.  Lofts and Condos are no different, and typically command higher asking prices with healthy monthly HOA Fees.

This home is located in a VERY exclusive gated community ~ so exclusive that most people in the Los Angeles area have never even heard of it unless they have been invited behind the gates by a resident.  Most homes in this community range between $4M - $15M, ultra tight gate security and fantastic schools. So one would think that any buyer would jump on a home listed UNDER $2M?! Right?! 
The golden rule of Real Estate: buy the least expensive house in the best neighborhood

A few weeks ago my Company was contacted by a wonderful couple who were getting ready to sell their Ventura Keys home.  The home is steps away from the beach and has a HUGE, deep water boat dock with direct water access to the Ventura Marina.  Referred to us by their Realtor, these Sellers have spent some years on the water sailing and now want to retire to a local golfing community.  One thing that both Sellers and their Realtor agreed on was that their home didn't have that "WOW" factor to appeal to potential Buyers OR be viewed as a "must see" listing on the Internet.

This is a prime example of what happens to the sub-conscious when the eye "sees" something every day and therefore, after time the object then fades into the background no longer becoming something of importance.  In layman's terms: the eye & subconscious becomes "used to" what it sees every day. The stack of bills and paperwork covering the workspace, the millions of magnets covering the refrigerator, the IV Saline drip in the laundry room.
