staging homes in nj: Staging Your Bedrooms is Key When Preparing Your Home to Sell - 09/12/10 12:39 PM
When staging your home to sell, there may not be room in the budget to completely renovate each room, but doing something is always better than doing nothing at all. I have helped thousands of clients with the preparation of their home and the two bedrooms I never neglect are that of the Master Bedroom and Guest Bedroom. While we will stage all bedrooms in an occupied home, it is really important that these two show well.
We all have a busy, hectic lifestyle and at the end of the evening it is comforting to know we have a wonderful, … (17 comments)

staging homes in nj: Staging Homes within Your Budget!! - 02/06/10 02:11 AM
When selling your home it is important to remember that your tastes and ideas of how your home should be shown will always be very different from the professional opinion of a home staging expert.
LR BEFORE....This home was newly remodeled but the seller was afraid that putting furniture in the room would make the space seem smaller. He staged the room with artwork and a small table which does nothing to enhance this space and welcome buyers in.

LR AFTER...Budget was a problem with the seller so we told him items we would need and he BORROWED … (10 comments)

staging homes in nj: Five (5) SIMPLE Must Do's When Preparing to Sell Your Home!! - 11/14/09 02:20 AM
I have always said this in the past and it still holds true today. The worst thing a client can do when selling their home is NOTHING!! Even a little preparation can go a long way. Over the past several weeks we have had the opportunity to work with many sellers in the preparation and staging of their homes for sale. I want to take this time to share the TOP FIVE AREAS TO ADDRESS.

MUST DO # 1: DECLUTTER...Remember buyers are there to buy your home and they will get distracted by your items that may be blocking … (7 comments)

staging homes in nj: ARE YOU TRULY READY TO SELL YOUR HOUSE?? - 10/04/09 11:40 AM
Seems like a simple question, right? As a professional home staging expert I ask this to many sellers because when it comes time to prepare your home for sale...MOST SELLERS ARE RESISTANT TO DO WHAT THEY NEED TO DO IN ORDER TO SELL!!!
First, you must remember that the way you live in your home and the way you PRESENT YOUR HOME to sell are two very different things. There is alot of competition on the market today and it is important that your home stand out from the competition. Even the nicest of homes can benefit from staging.
Here is … (11 comments)

staging homes in nj: Black Lacquer Furniture? No Problem! - 05/04/09 12:55 AM
When staging your house to sell, oftentimes sellers think they need to get rid of their OLD, OUTDATED furniture. I SAY, NOT SO! The Team of ReStyled to Sell Home Staging Experts will work with what you have by dressing it so that is appeals to a larger number of buyers.
In this master bedroom the furniture was black lacquer with a platform bed. The furniture arrangement was not right so the first thing we did was place the bed on the larger wall so it becomes more of a focal point.

I liked the wall color and the floors … (7 comments)

staging homes in nj: Showing Off Your Home's BEST FEATURES!! - 04/28/09 01:21 AM
I have said this over a millions times...the way that you live is NOT THE WAY THAT YOU SELL! When preparing to sell your home it is so important that the way you need to present your home to potential buyers is the complete opposite of the way you have lived in your home over the last several years.
People are there to BUY YOUR HOME, NOT YOUR ITEMS OR DECOR!  Decluttering, packing and storing is always the first step to staging your home...but it is not the final step!. The home then needs to be staged to highlight the selling … (20 comments)

staging homes in nj: A Little Bit of Yours,, Mixed with A Little Bit Of Ours, Makes for a Perfectly Staged Home - 04/15/09 02:46 PM
When selling your home it is important that each room shows beautifully. The room should welcome buyers into a space, making them feel welcomed. In this Master Bedroom, the bed seemed too large for the space because the rug and tables were not to scale. The room seemed empty and cold.
All we needed to do was to bring in some end tables and lamps, and when combined with client's rug from the family room, the master bedroom now becomes a MASTER RETREAT.
FAMILY ROOM BEFORE...The family room in this house had way too much furniture
LIVING ROOM BEFORE.....While the … (7 comments)

staging homes in nj: IT MAY BE BIG BUT IT WAS NOT INVITING!! - 04/12/09 02:16 PM
Buyers like SPACE!! But just because your home is big does not mean that the space will be warm and welcoming to a buyer. This LARGE FAMILY ROOM is the first room a buyer will see when entering this home. Is it welcoming you in??
This room has a beautiful stone fireplace and large windows that go two stories high. Another feature that is not obvious to buyers is the fact that this room is a sunken family room. These features are getting lost among the poor furniture arrangement and clutter. BUT, after simple furniture arrangement to create better conversation as … (8 comments)

staging homes in nj: SIMPLE STAGING AND REDESIGN TECHNIQUES THAT WILL PREPARE YOUR HOME TO SELL - 04/08/09 02:42 AM
I LOVE, LOVE, LOVE what I do as a Professional Home Staging Expert! Every home is a new adventure as we look to turn them into new creations. BUT, WHAT I LOVE MOST IS THAT, sometimes the staging can be as simple as switching out furniture from one room to another and WALLA, we have a room that will appeal to a larger number of buyers!
In this home that we staged, the Living Room furniture was very contemporary and low to the ground. It appeared dated and informal. First Impressions is everything and buyer will enter into this room first. … (6 comments)

staging homes in nj: STOP THE PHOTO SHOOT!! - 10/30/08 11:49 AM
I received a frantic phone call from a realtor last week saying he needed to get a vacant condo staged IMMEDIATELY!! Okay, I do hear this all the time, everyone wants their job yesterday...but here was his dilemma...
He had recently become the agent for a group of condos that were finally nearing their completion after a year of construction woes. The first units were completed and he was ready to have his photos taken and begin his marketing....BUT, the seller/investor DID NOT WANT THE PROPERTY STAGED! They did not see the value in it!
THANK GOD this very smart realtor … (21 comments)

staging homes in nj: Are Realtors Expected to Pay for Staging in this Market?? - 10/12/08 01:36 AM
I am not sure if this is happening in your area but in the past month I have been on several consultations where the SELLERS EXPECTED THE REALTORS TO PAY FOR THE STAGING OF THEIR HOME!! Is this happening to you, and if so what should you do??
Let me first say that I truly belive that realtors should be pay for the consultation of the home stager. I think that it is important to team up with a professional Home Stager and have us as part of your marketing team. We can review your clients property and be the "bad … (11 comments)

staging homes in nj: STAGING CHANGES THE WAY YOU LIVE - 10/02/08 04:01 PM
Everyone knows that the way you live in your home and the way you sell your home are two very different things. When selling your home you must prepare it in a way that will showcase the HOUSE! In this photo you may find that the before picture is not so bad. In fact it is actually a great room...there was just one problem with it....
IT'S NOT THE DINING ROOM OR THE EAT IN KITCHEN....the sellers chose to place their dining room table in this room because they loved the EMPTY, SPACIOUS feel of having less furniture in their living … (15 comments)

staging homes in nj: Staging Occupied Homes Can be Very Scary Business - 09/27/08 07:50 AM
As the Owner and Founder of ReStyled to Sell Home Staging in NJ, I am proud to say that most of our business comes from staging occupied homes. While I LOVE staging a builders vacant model home, I have to admit that the challenge of transforming an occupied home is most fun to me.
Over the years I have seen many homes ranging from beautifully, decorated with stylish furniture to outdated and at times often scary...Here is one that we were called in to consult on!
THIS IS FOR REAL!! This was someone's bathroom and I need NOT SAY MORE! This … (24 comments)

staging homes in nj: Simple Staging Techniques to Prepare Your Home For Sale - 08/16/08 12:15 PM
When you are preparing your home for sale, no matter how beautiful you may feel that it is, there is ALWAYS something that can be done to enhance the space. Here is a picture of a home that I recently staged. As you can see the furnishings and decor were beautiful.
What the space lacked was proper arrangement of furniture and poor definition. I was met with much resistance from the clients as this layout was previously designed by an interior decorator. My first recommendation was to remove the large china closet and make it part of the dining room.
Definition...ALWAYS … (16 comments)

staging homes in nj: Thanks For the Memories, But Now It Is Time to MOVE ON!! - 07/17/08 02:38 PM
Home is a place where memories are made, and children are born and raised. Home is where the HEART IS! So why would anyone want to change that when it is time to sell that home? Isn't this what makes buyers feel all warm and fuzzy??  NO!!!
As a Professional Home Staging Expert the FIRST THING I always recommend is to remove all the family photos.  It is time to take your HOME and turn it back into A HOUSE. A HOUSE THAT A REALTOR CAN SELL to a NEW FAMILY. These new families need to envision their lives in … (13 comments)

staging homes in nj: Peter Perfect is to Business Owners What Stagers are to Sellers - 05/27/08 09:15 AM
For the first time in a long time I had the evening off and caught up on some TV. I watched a program called Peter Perfect. Has anyone ever seen it?? It was GREAT! Peter Perfect is a well known Salon Owner and Entrepeneur who is called upon to help struggling business owners achieve their goals.
As I watched I was amazed how closely this resembled what home stagers accomplish for their clients. First this gentleman was called into the business and met with much reservation by the struggling business owner. I laughed because he reminded me of myself.

staging homes in nj: So Why Hasn't Your House Sold Yet?? - 05/17/08 02:51 AM
Time and time again when I am doing a walk through consultation with my clients I am always stressing the fact to them that if I have to ask what this room's purpose is, then for sure buyer's do NOT know how to set up their furniture.
I am especially finding this to be true with the larger homes that builders are building today. Too many rooms, with too many openings into other rooms makes it difficult for a buyer to imagine how to set up their furnishings. But it does not always need to be a large, builders home that … (14 comments)
