real estate: Hagerstown Real Estate Watchers Buoyed by Market Report - 06/03/13 04:35 AM
When it comes to Hagerstown’s residential real estate outlook, some truisms say it all: “Strike while the iron is hot!” “The early bird gets the worm!” “Time and tide waits for no man…” Sometimes those hoary old clichés have survived because their wisdom doesn’t ever change — and right now, some hard facts and figures may make these more relevant than usual. Hagerstown real estate watchers, buoyed by last Tuesday’s stock market jump (a reaction to the bullish real estate statistics), were also digesting The National Association of Realtors®’ latest report: it carried more cheerful news about the expanding market for … (0 comments)

real estate: The Underpublicized Hagerstown Real Estate Option - 02/11/13 02:33 AM
The Underpublicized Hagerstown Real Estate Option
In case you missed it, there is at least one widely overlooked Hagerstown real estate investment possibility that can be available to active IRA holders. Especially if you are among those who look at the current Hagerstown real estate market and find numerous investment possibilities with significant long-term upsides, the Self-Directed IRA option can be worth looking into. Some of the broad outlines of how it works: 1. The right IRA custodian Custodians are trustees who hold self-directed IRA assets and file documents with the IRS. Washington County real estate purchases are considered ‘non-traded’ assets … (0 comments)

real estate: Hagerstown Real Estate, Vintage 2013 - 01/06/13 11:02 PM
Hagerstown Real Estate, Vintage 2013
The holiday décor is down; neighborhood kids are back in school; January’s social calendar looks amazingly clear (compared with the previous two months, anyway)… so, what now? One suggestion I might offer: put some serious thought into acting on those financial New Year’s resolutions – at least the ones dealing with your Hagerstown real estate plans. Doing so would dovetail nicely with my own New Year’s prediction, one I share with many credible real estate watchers: 2013 is the year buyers and sellers are going to really get serious about real estate. According to Money … (0 comments)

real estate: Real Estate Tax Rumor Outlasts Mayan Calendar - 12/23/12 11:30 PM
Having survived last week’s End of the World, you might think the coast would be clear for a while. But -- at least when it comes to Hagerstown real estate matters -- some would have you believe we are face-to-face with another extreme dire threat: the Internet buzz about a (gasp!) huge new federal sales tax on all real estate transactions. This one was all over the web even before passage of the federal health care act. It has staying power, and comes in several forms. The one that circulates most often is an email message warning that a 3.8% Medicare … (2 comments)

real estate: Another Advantage of Owning Real Estate - 11/29/12 10:49 PM

Besides a Tax Break, Inflation Protection and the stream of Income a real estate investment is a tangible asset that you can see and touch. While the value of stocks can be artificially inflated and people can steal from a brokerage account, real estate is relatively safe from fraudulent schemes. Real estate is also a finite resource. While unlimited competitors can enter the market and compete against any given company and cause the value of its stock to decline, there is only so much real estate to compete against your investment. real estate: Hey Capital – Wake Up! - 11/26/12 07:39 AM
Hey Capital – Wake Up!
It is better to own real estate than to not own real estate. If you disagree with this, then stop reading now. In fact, if you disagree with this statement, there are a number of brokers and buyers who would love to help you get out of the real estate game. For those of you who are still reading, here is the question: Why have you not bought more real estate in today’s market? Waking up your capital by buying more property today makes a great deal of sense. Let’s look into why. Not owning property … (0 comments)

real estate: Breaking the Bankers’ Code - 11/20/12 05:58 AM
Hagerstown REO (Real Estate Owned by a lender) houses have been a substantial part of the real estate conversation for some time. Whether or not we ever need to delve into an REO transaction ourselves, well-informed local homeowners are familiar with some of the basic terms that come up when REOs are discussed: (1) Arrears: a home that is delinquent on payments – being there is red flags a possible future foreclosure. (2) Decree (short for decree of foreclosure): the ruling that declares a property should be sold to pay its mortgage. (3) Default property: a home behind in payments to … (0 comments)

real estate: Hagerstown Agents Dodge FSBO Drawbacks - 11/13/12 01:12 AM
FSBO: “For Sale By Owner” -- it can be a siren’s call when you first mull over the prospects for selling your house. A Hagerstown FSBO listing promises to allow a homeowner to sell without even consulting a Hagerstown real estate agent! Depending on a home’s final sale price, the commission saved looks to be substantial. While there are certainly theoretical attractions to the idea of working on your own, time and again statistics prove it is not only more efficient to work with a real estate agent -- it also frequently nets sellers more at the bottom line. There are … (2 comments)

real estate: Hagerstown Listings Tell Much – But Not All! - 10/27/12 02:57 AM
The other day I was with a client -- together we were going over some of our Hagerstown listings. She had emailed me a few possibilities that had caught her eye, and from that I had earmarked some others that shared features with her original picks. We take it for granted at this point, but digitized listings have to be the greatest of all the advances technology has brought to real estate. For both prospective Washington County home buyers and sellers, the ease and efficiency that has resulted puts past practices back there with horses and buggies. There are some unintended … (0 comments)
