We are in the closing on a property within 10 days. The Sellers agents called to let us know there was “a little water” in the kitchen. She said she would mop it up and everything would be fine. Warning Bells went off!!!!! I called our inspector and requested that he meet us at the property with the clients and that the Sellers Agent would be there. When we arrived the inspector found that the refrigerator hose had become disconnected. Bottom line is that the water needed to be cleaned up by a professional and fans were needed. Yes, I can read instructions and I am sorry I interrupted you. What you did not know is that your Agent did not change the showing instruction after you left. This has happened at least twice this week. We all need to make sure the information on the MLS is up to date at all times!

I just had another learning experience during a home inspection in Sun City West. My inspector uses a FLIR infared lens device during the inspection. When looking at one of the walls in the house, vertical ceiling that meets the living room, it showed it had no insulation. There was a temperature difference of 30 degrees. Why I love my Title Company I was fortunate enough today to open and Escrow for a client who is purchasing a new home. They sold their existing home last week. My clients were a little nervous about the closing and exchanging of funds. I suggested she speak to the Escrow Agent in charge of her transaction. After speaking to Amanda, my client was at ease. To me an Escrow company must: - Make a personal contact with the parties immediately. - Share their telephone and email address. - Keep in contact with all parties throughout the entire process.
Over the past two weeks, we have seen the Real Estate market heat up in the Sun City West area. If the homes are priced right, duh, they are going for full price and above. “A picture speaks a thousand words” or so they say. I was just researching some properties on line to show clients tomorrow. Taking lots of pictures of a listing is a wonderful idea. However, do not put in pictures of closets with clothes on the floor, even if it is a walk-in closet. We need to always put our best foot forward and also our client’s best interest. p.s. I arrived home today after showing homes all day. A little exhausted from showing a bickering couple homes. He wants one thing and she wants another.
I pull into my driveway and see these perfect little faces peering under the garage door. They love to watch the traffic go by.

I have a listing in Sun City Festival. We have received 2 offers on the property. The client didn’t feel they were acceptable. You know the drill; they didn’t want to give the house away. I am thankful for our Home Warranty. We are in the process of remodeling a home in Sun City West built in the 80"s.. Before we could replace the kitchen appliances we had the floors redone in hardwood. I was ready to turn in for the evening and decided to run the dishwasher before I went to bed. The Rotary Club of Sun City West hosts its 10th annual “Swing Your Heart” benefit golf tournament Monday, April 9 at the Briarwood Country Club. At least five World Golf Hall of Fame members will be in the field when Legends Tour, the LPGA’s official tour for professionals age 45 and over, launches its 2012 season this April in the Greater Phoenix area.
The legends Tour will kick off the year with the inaugural Walgreens Charity Classic in Sun City West. The tournament will be staged form April 27-29, at Grandview Golf Course and will feature LPGA and World Golf Hall of Famers Amy Alcott, Pat Bradley, Patty Sheehan, and Phoenix-area resident Betsy King.
