This year so far especially for the month of August, the overall existing housing market in Polk County in 2013 continues to improve in sales and transactions from previous months and gain double digit numbers from the year prior. Median homes that have sold increased by 3.57% from the previous months and an increase by 29.35% from August 2012. Overall average home prices increased by 2.16% from the previous months and 25.1% for August 2012.

However, the overall median home prices for existing homes in Lakeland Florida rebounded from the previous month and remained the same from the previous year. At one of my recent listing appointment with a distressed homeowner, they asked me how many short sales in Lakeland Florida are closing because we always hear the horror stories in the news, from family and friends.

There are currently 1741 homes that are actively being marketed and pending. They are single family homes, condos, villas, town-homes and duplex units. Of those 1741 homes, only 625 homes are short sales, which calculates to only 36%. Of the 625 Lakeland Fl Homes that are short sales, 34 are listed “active with contract”. There were a total of 100 distressed homes sold, compared to 100 in October and 94 distressed Lakeland homes sold the year prior, according to Mid-Florida Regional MLS.

Only 133 Lakeland homes have sold which represents the lowest number for this year. November market share of distressed homes decreased to 55% from the previous month. The majority of Lakeland home buyers bought homes below $200,000. Notably, with almost 32% of Lakeland home buyers purchased homes within the price range between $50,000-$99,999.

Lakeland FL Real Estate Update - Homes Sales for March 2010
Lakeland real estate sales activity continuously increased the past few months and March showed great improvement. Although there were 235 Lakeland homes sold in March, such number I have not seen since 2007, average and median prices took a double digit steep decline at about 14% from the previous year. Distressed properties are still driving down market values with over 54% of market share. I’m suspecting that as long as we have such high inventory in distress, home prices may still be vulnerable for at least this year.

Lakeland Florida - Is the Real Estate Market out of the Woods yet?
Let me share with you some positive signs in the Lakeland Florida housing market. First of all, since January there has been a constant, but moderate increase in the amount of homes sold and average home sold prices.
While the average sales price of $135,889 ($71.51 per sq.ft.) for March fell 19% from the previous year, it showed a sensible increase of 2 ¼% from the previous month.
