los gatos: The Vista del Monte neighborhood in east Los Gatos - 09/24/14 04:11 AM
The Vista del Monte neighborhood in east Los Gatos offers what many Silicon Valley home buyers want: the prized Los Gatos Union School District. But it features much more than that!  This tidy neighborhood of about 180 homes enjoys tree lined streets, a lovely 11 acre park with trails, sidewalks, views of the coastal foothills, and is a quick jaunt to downtown Los Gatos. The high school is only about a mile away!

On my Live in Los Gatos blog, I've been researching various neighborhoods and subdivisions in town. Additionally, I've been shooting video while being driven through these areas to give … (0 comments)

los gatos: An Introduction to Monte Sereno, California - Smallest City in Silicon Valley - 04/27/11 05:58 PM
Monte Sereno, California- the small neighbor next to Los Gatos in Santa Clara County (Silicon Valley)
Nestled against the base of the Santa Cruz Mountains on the west side of Santa Clara County (about an hour south of San Francisco and a few minutes from San Jose), Monte Sereno is a scenic, small city which is semi-rural with neither sidewalks nor street lights. It has, in fact, the smallest population of the 15 cities within Santa Clara  County, having just about 4000 residents in about 1.6 square miles. There are no businesses in town, just residences, the city office and post … (0 comments)

los gatos: Los Gatos, CA Real Estate Market Update for Feb 2011 - 02/07/11 02:51 AM
While most of Santa Clara County (which makes up most of Silicon Valley) is seeing slippage in sales prices and a tougher market, houses in Los Gatos (95030 and 95032 zip codes) are faring better than most.  As with most of the region, though, condos and townhouses in Los Gatos do continue to struggle.  Homes in the Los Gatos Mountains (95033 zip code area) often have a hard time selling even in a "hot" market and they are really having a difficult time now.
A lot of variables can swing the market for this town: short sales and bank owned homes … (0 comments)

los gatos: Los Gatos Real Esate & Homes Market Update for Summer 2010 - 07/07/10 07:16 PM
The Los Gatos real estate market for houses, duet homes, condos and townhomes is much better now compared to a year ago.  Generally, it is close to balanced for the 95030 and 95032 zip codes, but within the boundaries of the town of Los Gatos (please note that it is not a city, but a town), there are many variations on how "the market is".
Depending on which part of the market you're interested in, it could be a buyer's market or a seller's market. I'll provide you a few examples and some basic data here using absorption rates or months … (2 comments)

los gatos: The Los Gatos Real Estate Market, Stats and Trends in June 2009 - 06/11/09 01:32 PM
The Los Gatos real estate market is not a unified "block" so much as it is a collection of micromarkets, a conglomeration of smaller markets by price point, school district, acreage, type of housing, and many other factors. The overview is one indicator of the health of the community's real estate generally, but it may or may not be relavent to your home's pocket, or the neighborhood into which you'd like to purchase. los gatos: Silicon Valley Real Estate Market Update for March 2009 - 03/06/09 04:32 PM
How's the Silicon Valley real estate market?
The market is heating up!  Anecdotally, my phone is ringing off the hook and my email is jammed with people wanting to discuss home buying and home selling in the San Jose area.I have talked a few sellers out of selling - it's important to be extremely realistic right now since the odds are against selling.
What about pricing for Santa Clara County homes that do sell?  Are sales improving? Yes! It's better.
Countywide, home sales increased, year-over-year, by a whopping 30.3% in February. The vast majority of sales are in the lower price … (4 comments)

los gatos: Selling a home in the west valley? What are the odds your home might sell? - 02/05/09 05:10 AM
The local paper has been running stories about the real estate market in Santa Clara County and the good news is that many of the bank owned, foreclosed homes are getting bought up. Throughout the Silicon Valley area, about one home in four is selling. Real estate is local, though. . .much more local that countywide. What is happening in Berryessa or Blossom Valley is interesting, and may have an impact on the local economy and you. But if you live in Los Gatos, Saratoga, Monte Sereno or Almaden Valley, what's happening elsewhere may have little to do with home sales … (2 comments)

los gatos: Los Gatos real estate list prices: some are up, some are down - 12/19/08 03:59 AM
Are prices holding their value in Los Gatos? The answer really depends on what segment of the real estate market you're viewing.
List prices are generally faring pretty well among condominiums and townhomes on the market in Los Gatos. There remains variation between price quartiles and zip codes, though. Among houses for sale in Los Gatos, it is also mixed, with some significant difference based on whether the property is in the 95032 or 95030 zip code, and whether it falls high or low on the price points of available homes.
To get the whole story, please … (0 comments)

los gatos: Want to Sell Your Silicon Valley Home? Here are Some Tips to Get You Started! - 11/14/08 12:10 PM
Selling your home in a sellers' market can be almost euphoric. Selling your home in a buyers' market can be very difficult and discouraging.
In Silicon Valley, as in much of the country, most homes aren't selling. They sit on the market but either get low offers or no offers. In the town of Los Gatos, for every 10 homes on the market, only 1 is selling. What does it take to be in the small minority of sellers whose homes do sell? Today at my Live in Los Gatos blog, that question is addressed: What Does It Take To Sell … (1 comments)

los gatos: Japanese Gardens in Saratoga & Los Gatos Areas - 10/18/08 04:48 PM
San Jose has one of the very few remaining "Japan Towns" in the United States. There are just a few local Japanese gardens, too. Have you ever visited one? They are serene, tranquil, artistic places. Perhaps the best known in our area is the San Jose Japanese Friendship Garden in Kelly Park.
But out on the west side of Silicon Valley or Santa Clara County, there are three more Japanese Gardens, and they are historic to boot. Located in the Saratoga- Monte Sereno - Los Gatos corridor, you may have been to one of them and not recognized it. Curious? To … (3 comments)

los gatos: Los Gatos Haunted Harvest Festival at Oak Meadow Park - 10/18/08 04:37 PM
Halloween and Oak Meadow Park go together like Halloween and candy! Years ago, it was "The Haunted Forest" of Los Gatos, but that took a respite and re-emerged as the Haunted Forest. From now through the end of the month, there will be (on most nights) a "Haunted Harvest Festival" at Oak Meadow Park in Los Gatos. As in years past, it's a great fundraiser. To learn more about attending or volunteering, please visit my Live in Los Gatos blog: Haunted Harvest Festival at Oak Meadow Park in Los Gatos

los gatos: Great Los Gatos Neighborhood: Belwood of Los Gatos - 10/03/08 01:16 PM
Belwood of Los Gatos is a friendly, active neighborhood that sits on the far eastern edge of the Los Gatos town boundaries. The neighborhood runs from Harwood Road to Belgatos Road and Blossom Hill Road to Belridge. Nearby, and often thought of also belonging to Belwood, are the Belgatos and Surmont areas plus larger properties with estate or luxury homes on Alerche and Crider.
Belwood of Los Gatos
The Belwood neighborhood has two great focal points: Belgatos Park (see slide show of Belgatos Park and the trails on the Belwood of Los Gatos site) and the neighborhood cabaña, which features a pool, a clubhouse, lawn areas, … (2 comments)

los gatos: How Do You Feel About Framing Content? - 09/23/08 05:20 PM
Got Frames?Recently I learned how to frame what's basically an RSS feed from our MLS (all allowed) and I was very proud of myself for figuring out how to do it. I want to make my sites "content rich", so this seems like a plus. Since I'm doing it through approved vendors and my MLS, which gives credit to the listing broker and agent, there's no foul play. But what of those who frame content that isn't theirs? Content they don't have a right to use?Today I was surfing around some Silicon Valley real estate websites to see what other local … (0 comments)

los gatos: The Los Gatos Townhome and Condo Market: How's it Faring? - 09/14/08 10:43 AM
A discussion of the Los Gatos condo and townhome market
The landscape for Los Gatos condos and townhouses is varied and truly runs the gamut from simple shelter close to freeway walls and train tracks to newer or fully remodeled luxury homes with gorgeous views of Lake Vasona, the coastal mountains or Silicon Valley.  Prices range from possibly as low as $250,000 to well over $1,000,000. At this writing, one townhome is being offered for approximately $1.3 million.  read more...

los gatos: Los Gatos Has Several Natural Hazard Issues: Do You Know Where They Are? - 09/05/08 06:14 AM
Where are the earthquake fault zones in Los Gatos? (Did you know that the Shannon Fault runs right through Los Gatos? Many people only think of the large San Andreas Fault that runs through the Santa Cruz Mountains, often near the summit.) There are other geologic issues to consider as well - dam failure inundation areas, liquifaction zones, flood plains, unstable soil areas. Where there are hills, there are often issues. Los Gatos, like Saratoga, Monte Sereno and Almaden Valley, is blessed with an abundance of lovely foothills and mountains, so there are hazards to be aware of in buying a home there … (1 comments)

los gatos: Los Gatos in Pictures: See Multiple Slideshows! - 08/30/08 11:02 AM
Los Gatos is a very picturesque town, both in terms of the natural beauty and the architecture. Located at the base of the Santa Cruz Mountains, the town includes both hilly and forested areas as well as flat and more densely populated ones. Los Gatos is a gateway into San Jose and Silicon Valley and is a highly regarded place to live because of the low crime, great schools, community involvement, and great town life.
Take a peek into our town by enjoying some slideshows of beautiful Los Gatos.
