Big changes don't come easily to me, and the decision to leave real estate giant RE/MAX for a small, privately-owned real estate office was no exception.   (That big RE/MAX balloon had become quite the security blanket for me these past years!)

Effective August 28, the State of Missouri will officially classify boat docks as real property.  This is very welcomed news not only to dock owners here at the Lake of the Ozarks, but for any realtor in the area, like myself, who has struggled lately trying to get lake homes under contract to appraise.   Two of my own sales in the last 3 months were threatened with low appraisals, due to more stringent underwriting guidelines imposed by Freddie, Fannie and FHA.    This new action should go a long way to relieving those … (0 comments)

Winter weather stalls real estate showings for a few days.
 
Aside from a few cold days here and there, the Lake of the Ozarks area has had a fairly mild winter this year.
But this week we finally got to experience some of the delightful aspects of winter with our first snowfall of any significance.   Today by noon all my neighbors and myself had shoveled our drives, cleaned off our cars, and taken a few minutes to talk about the weather - wondering how many more days until Spring.

 In a typical market, it's always easy to predict home-buying patterns in and around the Lake of the Ozarks and to advise homeowners accordingly.
Typically, at the first sign of spring, inventories will begin to swell in anticipation of the busiest season.  By mid-summer, even though inventories are lower,  homeowners and agents will begin to consider price reductions, as they ready their properties for the savvy end-of-season bargain hunters.

$7500 tax credit for first-time homebuyers
If you have not owned a home or condo in the past 3 years - or have never owned a home - this is a particularly good time to buy.  Area lenders have many good loan packages available - such as a USDA first-time homebuyers loan package - that not only offers good fixed rate financing, but oftentimes allows 100% financing.  And now, thanks to a special tax incentive bill that has become effective, you could receive a $7500 tax credit if you buy a home between April 8, 2008 to July 1, 2009.

3rd quarter real estate report: Lake of the Ozarks Board of Realtors
Obvious to anyone driving around the lake area, and noticing the "For Sale" signs that seem to have become part of the lawn's landscape for so many disappointed home owners; residential sales of single family homes are way down from this time last year. 
Total median selling price dropped from $162,000 for the comparable period in 2007 to $150,000 as of Sept 30th of this year.
Total sales dropped from over $129 million this time last year to $82 million this year.
