Condominiums in Downtown Prescott are hard to come by this year. Prices are great and they are selling faster than we can write offers. Downtown Prescott is always alive with activities and people want to be part of the action. Weather it is easy access to a great dinner, coffee and people watching, art shows on the square, music festivals, or cooling off under the century old Cottonwoods and Elms, a downtown condo is a treasure. With a downtown condo your worries about parking and crowds disappears. The two main condominium complexes that people think of when they think of "downtown Prescott" are Granite Creek Condominiums and Forest Hylands. Both are located about a mile from the downtown square. Granite Creek Condominiums are currently selling in the $74,000 to $79,000 range. They offer upper and lower level units. Prescott is more of a retirement community so the lower level units go quickly. This complex has no pool, parking is a carport and a space. Monthly fees run $165 a month and they were built in 1982. Their floorplan is nice and open and offers fireplaces and indoor laundry. One of the next popular areas is Forest Hylands Condominiums, also considered Downtown Prescott. This popular neighborhood was built in 1988. It is a very small complex and also has no pool. Parking is a one car garage and an open space. Prices range from $119,000 to $129,000. Monthly fees are $120. Nice open floorplans average 1000+ square feet. With only one home available today, you would need to watch closely and move quickly to buy in one of these neighborhoods. Should I Do a Short Sale or Just Let My Home Go Into FORECLOSURE?

I am so greatful that Kristin Hamilton, Keller Williams, Redlands, California said it all in this great post. So many people are starting to shrug and say "oh well, what's the big deal?" Kristin helps make it clear. Should I Do a Short Sale or Just Let My Home Go Into FORECLOSURE? This is a question many homeowners ask and I have some reasons for you NOT to let your home go into foreclosure. You will always have to disclose that you had a foreclosure on any mortgage application and many jobs applications you submit in the future. Typically this will make your interest rate go up and the points you pay for your loan when you can finally get a new loan many years from now. Credit Scores (FICO) will be lowered by 300+ points and a foreclosure is the most devastating credit issue in relation to future credit availability. You have probably heard of credit repair companies. Well, a foreclosure on a credit report is almost impossible to ever have removed or have the wording changed. If you took out a second (Home Equity Loan) after you bought your home, the lender may try to come after you for the amount and seek a deficiency judgment in court. They can get a lien and if you ever get another property or hit the lottery, they can collect on the lien. Many employers run credit checks on prospective employees and when they see the foreclosure show up, you may not get the job. If you have a job with a security clearance, a foreclosure can put your position in jeopardy; Military, Law Enforcement and Government employees. After the foreclosure and eviction process by the bank, when you try to rent a place to live and the rental management company sees the eviction and foreclosure on your credit report, they probably will not rent to you or if they do they may want more deposit down. And the second most asked question…..How many years will it take before I can buy a house again after a foreclosure? With a short sale, the lenders typically say 3-4 years but a foreclosure can be 7-10 years. You are proud and probably do not want your neighbors to know so if you sell your home, they will applaud you in this market. If you hide your head and think it will go away; the local law enforcement will eventually be knocking and posting an eviction notice. Now this can be embarrassing for your kids and yourself. Also many of the banks are giving money to the homeowner to assist them in moving to a new residence. This money can help to call the movers, pay first and last rent, cleaning deposits or just other expenses. Only you can make that decision but isn't it better to try to do the short sale as it can be easier on you and your family. Isn't this what you want? Spirit of Christmas in Prescott, Arizona

The spirit of Christmas has bitten me the day after Thanksgiving! Yesterday we cooked and ate all day. I did a wonderful turkey and trimmings and my amazing mom brought her traditional golden brown apple pie. At 90, she still makes the best pie crust around. With four generations together, my 90 year old mom loved chasing the newest great-grandson around the kitchen. My dad, 89, did dog duty, and made sure Willie and Mandy didn't feel left out. I am sure he probably slipped them a snack or two! And after sharing an wonderful day together, I spent today cooking and starting on spreading Christmas Cheer! I made wonderful Gingerbread girls to send to my granddaughters! This is going to be an extra special year for Christmas. With the challenges of the economy, it is exciting to discover the fun and meaningful things we can do for each other when we search our hearts. Many will pull out those convenient space heaters, plug in lights and favorite decorations. If you look around you may be shocked. By this I mean at what lazy habits you, a client, friend or a family member may have. We are all told to be careful with extension cords. Don't use frayed ones, don't plug multiple items into one. Don't over do. But sometimes we all get lazy or forget. I never stop to check the outlets at a home I may have listed. I may want to think about looking now. I may want to remind my kids that are younger and don't have time to worry about such things. You see, this photo of a plug that melted and was ready to catch fire we just caught at a family member's home this week! Shocking but it could have been devestating. What's for dinner? Sometimes you just have to stop and have a laugh. I guess weather you are furry or not, we all have a pecking order. Who is in control, who will dominate? Does size really matter? Can we learn from these guys......be patient and bite our upper lip? Or do we just eat the little sun of a gun that gets in our face? At least I will go to sleep tonight with a chuckle and proud of my dogs for setting an example for me! Prescott Arizona had a great Centennial Celebration! Three days of fun, food, music and history. Everyone had a fun time. Multiple bands played, ending with Wayne Newton. We had western shootouts and a free 3 day movie theater. Wine Tasting in the Prescott Arizona area is not impossible! Grapes grow well in this area and I have been seeing private mini vineyards popping up. I have a neighbor with a Shiraz mini vineyard. Even I have my own cabernet grapes growing! Hailing from Sonoma County California, I have enjoyed weekend tastings and I have entered a grape stomp or two. Being native to the wine country of Sonoma County I was surprized to find vineyards in the high desert. I thought moving to Arizona meant giving up beaches, fresh fish, sour dough bread and wine. Wrong! I only gave up the sand of the beaches! I was surprized to find that the little town of Chino Valley where I moved to, has a wonderful organic winery! Not only do they have a wonderful organic winery but they have, picnics, weddings, catering, summer jazz and October Music Fest! And I live 3 miles away! Granite Creek Vineyards is about 20 miles north of Prescott in the rural town of Chino Valley. For those who have trouble with sulfites, you will be able to enjoy this sulfite free wine. I can't wait to enjoy the live music series, a glass of organic wine and savor gourmet foods on their estate lawns, every Saturday during the fall, starting today! Prescott, Arizona is Rockin and Rollin this Weekend!

Prescott, Arizona is rockin and rollin and so anxious to be the starting place for celebrating Arizona's statehood. We get to be the starting place because we were the first Capital of Arizona. Festivities start tomorrow and go thru the weekend. We are one of the last states that gets to celebrate 100 years on the mainland, Alaska and Hawaii are remaining. So we are roaring like a lion! All of downtown is now blocked off, booths, bleachers, stages etc are set up. There are over four Indian Tribes setting up a living history area showing off native artwork, native traditions, housing etc. Prescott will pop with history this weekend. Be prepared as I will be attending and hopefully do a video and blog updates. What a fantastic opportunity. This will happen once in my lifetime so I plan on sharing it. Stay tuned to tomorrow!
