Farmington Market Report March 15, 2012
Farmington, MN is one value location that buyers may want to add to their wish lists.  According to data supplied by the Regional Multiple Listing Service of Minnesota, there are 145 active residential listings, and about a third of them are priced at or below $150,000.  Farmington has fewer homes for sale than were on the market last year at this time, but it's not too late to take advantage of the great value in this affordable and desirable community.

first time home buyers: Housing starts for February near record lows - 03/16/11 03:03 AM
According to information released this morning by the US Department of Commerce, housing starts for last month have fallen to levels 22.5% lower than January and 20.8% lower than February of 2010.  Building permits were also down 20.5% from February 2010.
There are several reasons that could be ascribed to the reduction in housing starts.  The most plausible is the most obvious.  Builders are not selling what they have already built and what is now under construction.  They have to match production to the rate of sales, and new home sales are obviously not a hot market right now.

first time home buyers: Starter homes -- do they only exist in historical real estate? - 10/09/10 04:24 AM
In the days of rapidly appreciating prices, it appeared that the worst thing a potential first time buyer could do was delay getting into home ownership.  There was no way almost anyone could save money faster than home prices were increasing.  Many of us advised people to do what they could afford to do.  Starter homes, often two bedroom town houses were popular choices.  They were affordable and would be perfect until the household began to grow, maybe three or four years down the road.
Many of the buyers of those starter homes are locked into them for the next ten … (2 comments)

first time home buyers: The end of starter homes? - 09/06/10 05:38 AM
In the days of fast value appreciation and easy credit, it was common for first time home buyers to take whatever they could afford and use their leverage to gain enough equity to move up in three or four years.  Town houses were popular as they served the average couple's needs.  They were good "starter homes" and were used as a bridge from renting to the higher priced, single family home that they would eventually need.  Often, they were attractive two bed, two bath homes that nicely suited the young couple trying to get some social and economic traction.  When, as … (4 comments)

first time home buyers: Help still available for first time Lakeville home buyers - 04/13/10 08:42 AM
According to the Dakota County Community Development Agency, there is still funding available for their downpayment and closing cost assistance program, making home ownership a possibility for more residents.  There are a few broad qualification criteria, but they are not extremely prohibitive.  For instance, maximum annual income for a one or two person household is $83,900, and more for larger families.  This is an excellent way for a renter to move up to home ownership.  Depending on your income and the price of the home purchase, as much as $10,000 may be available to you.  For more information, contact Dakota County … (0 comments)

first time home buyers: Who needs parents when you have a landlord? - 04/04/10 03:21 AM
How long are  you going to live in someone else's house?  Where are you on the "grown up and independent" scale?
1. Live with Mom and Dad for free.
2. Live with Mom and Dad and pay rent.
3. Go away to school and live in student housing.
4. Get a job and rent an apartment, town home, or house.
5. Your own place.
Numbers 1, 2, & 3 tend to be age-limited for most of us.  Somewhere beyond reaching puberty, we easily move through the first three stages.  Parents never understand that we aren't still children, and schools either graduate … (5 comments)
