home buyers orientation: Lakeville Market Update March 15, 2012
- 03/15/12 01:59 AM
Lakeville Market Update March 15, 2012 Lakeville, MN is in the process of a successful spring buying season. With total residential sold units running well ahead of 2011 and more optimistic employment numbers, demand could have an upward effect on sale prices this spring. According to data supplied by the Regional Multiple Listing Service of Minnesota, there are currently 276 active residential listings in Lakeville. 88 sellers have accepted offers that are pending closing, and 131 homes have been sold since the beginning of 2012. Year over year, this represents an increase of about 26% over the 104 homes sold in

home buyers orientation: Spring Home Shoppers Warning
- 02/19/12 02:25 AM
If you're thinking that this may be the year to make the commitment to residential independence, it's time to stop thinking and start acting. You are not the only person who has a lease that is scheduled to renew in April or May, and you aren't the only one who is unhappy about the rent increase that will be coming along with a commitment to another year of temporary housing. Just like the airport the evening before Thanksgiving, the market will soon be filled with folks just like you, all trying to find the best entry level home value. Like you,

home buyers orientation: How's Your Landlord?
- 05/11/11 09:54 AM
It's been a while since I posted anything about one of my favorite people, your landlord. You know, the guy who just raised your rent and scolded you for not following all his rules. Landlords are renters' favorite people, I guess. They must be your favorite, because you're making their mortgage payment for them. And, yes, there is probably a huge tax deduction for the interest on the mortgage. And, no it's not your deduction, it's your landlord's. You make the payment and he gets the deduction. Your landlord is happy this month, because the rent increases are helping him pay

home buyers orientation: Apple Valley home sales are making buyers nervous
- 03/31/11 02:21 AM
Home buyers who have targeted Apple Valley, MN, have made a great choice. The city has grown at a controlled but moderate pace since its incorporation in 1968. It is well planned and located perfectly for commuting to the Twin Cities. Award winning schools add to Apple Valley's appeal, and home prices are reasonable. Now the bad news for buyers. There have been a lot of homes sold in Apple Valley so far this year. According to Regional Multiple Listing Service of Minnesota, there are 295 homes actively listed for sale in Apple Valley today. In the first thirty days of

home buyers orientation: Lakeville procrastinators missed 63 opportunities so far this month
- 03/30/11 05:36 AM
There have been a lot of homes sold in Lakeville so far this year. According to Regional Multiple Listing Service of Minnesota, there are 338 homes actively listed for sale in Lakeville today. In the first thirty days of March, sixty-three fortunate home buyers have had offers accepted. That means that the sixty-three best home buying opportunities in Lakeville are no longer available. While some folks were sitting in their apartments waiting for the snow to melt, others were out searching for the best deals, and they found them. For the rest of you, there are still a few remaining

home buyers orientation: Renters, are you running out of time?
- 03/30/11 04:54 AM
If your lease ends on May 1, there's a good chance that you need to notify your landlord by tomorrow if you want to renew. The options given to you may include a rent increase, and probably will be another year indentured to the mandates of the owner. If you're not sure whether you can gain your freedom, insist on a month to month lease. That will give you the flexibility to move on with a relatively short notice rather than waiting another year to fire your landlord. What's another year? If you're 25 years old, it's 4% of your life

home buyers orientation: House hunting season update day 5
- 02/06/11 03:04 AM
Minnesota house hunting season is officially in its first weekend and, since official opener on February 2, there is no doubt that the good stuff is going fast. For the early season hunters, there was lots of inventory and great buying opportunities on some really nice homes. Just like the Minnesota walleye season where most of the fish are caught in the first couple weeks, most of the best opportunities will be gone in a short time. Of sixteen home listings of interest identified by one of my clients last Wednesday, seven are off market with an accepted offer. The optimists

home buyers orientation: Elko - New Market homebuyers deserve an agent's written commitment
- 01/20/11 03:05 AM
If you're considering buying a home in Elko-New Market, demand that the agent assisting you advocate exclusively on your behalf. If the agent does not put his/her commitment in writing, you are being short-changed. A buyer agency agreement binds agents to put your interests ahead of theirs. They must advocate on your behalf to help you find the best property, they are pledged to do all possible to determine the value of your chosen property, and they are committed to do everything possible to negotiate the best possible price and terms. Without the buyer agency agreement, a licensed agent is just

home buyers orientation: House Hunting Season Opener --- Let's have a party
- 01/12/11 07:19 AM
February 2 is Groundhog Day. I'm not sure why nobody ever calls it Woodchuck Day, but that's an issue for another post. Groundhog Day is also the official beginning of the house hunting season in Minnesota. On this day, the sun sets just before 5:30 in the Twin Cities, and that is about what somebody on the day shift needs to see a home or two before dark. If you're thinking about buying s home this spring, everybody in Minnesota knows that the best hunting is during the first week or two of the season. That's also true for walleye fishing,

home buyers orientation: Attention renters. Top five suggestions for Christmas gifts for your landlord.
- 12/23/10 01:41 AM
5. Tell him you're moving out in May. 4. Tell him you're moving out in April. 3. Tell him you're moving out in March. 2. Tell him you're moving out in February. 1. Tell him you're moving out in January. It's probably too late for number one, but nobody gets the first choice all the time anyway. Why give your landlord a gift? Because he deserves it and he is probably planning to give you a gift of equal or higher value (to him) next year. Yes, he's probably going to give the gift that keeps on giving (to him).

home buyers orientation: Thinking of buying? Terms trump price.
- 12/19/10 05:53 AM
If you're planning to buy your first home, you're probably wondering how much home you can afford. It may surprise you that a lender doesn't have much concern for the price of the home you choose. As long as the appraiser thinks the home is worth the selling price, the lender will be satisfied. When you are ready to make a buying decision, you will first need to ask a lender to give an indication of your ability to secure financing. You will request a pre-approval to finance a home purchase. You will be asked to submit certain information about

home buyers orientation: Waiting for your chance to pay too much for a new home?
- 12/18/10 03:40 AM
Shopping for a new home is a lot like Christmas shopping. The best time to shop and buy is before the rush, while inventory is adequate and there is not too much competition for the most desirable stuff. Wait until a week before Christmas to start looking for the hottest toy of the year, and you'll probably end up on eBay bidding a lot more than list price, and you still might not get what you want. We are way past the part of the season when we complain that the retailers are rushing us. The complaints about Christmas promotions coming

home buyers orientation: Winter Walk ought to be a house hunting event too
- 12/18/10 01:31 AM
We are way past the part of the season when we complain that the retailers are rushing us. The complaints about Christmas promotions coming too early are mostly forgotten. It's just about panic mode. The good stuff is gone and the sales we were waiting for have not materialized. A month or so ago was a great time to shop, but we waited. Now, the most sought after gift items are hard to find and overpriced. There is plenty of less desirable stuff, but it's no bargain either. OK, enough about real estate. It's not March yet, and we still have

home buyers orientation: Thanksgiving, once a year for renters -- thirteen times a year for your landlord
- 11/25/10 02:50 AM
As a nation, we set aside the fourth Thursday in November to recognize and give thanks for our good fortunes. In varying degrees, we are thankful for our friends and families and their well-being, and we are thankful for our health, both physically and fiscally. No matter how good or bad the last year has been we are thankful for some degree of peace and prosperity. All this is part of our one day a year to reflect. Some folks actually celebrate their thanksgiving more than a dozen times a year. Landlords celebrate along with all of us on the nationally
