real estate: Customer Service - 12/14/09 02:04 PM
What ever happened to Customer Service? What ever happened to the Customer's Always Right? These are two statements that have died in our day to day life. We have all the modern conveniences. Things at our finger tips such as checking our selves out without anyone assistance at the grocery store but, when the opportunity presents itself to actually have human contact
we realize why we go to those self check outs.
We go there because the human clerk is rude and has never been taught those two Golden Rules. They have been instead taught - That's not my job and That's … (3 comments)

real estate: Lenders Will Be The Death of Me! - 11/30/09 07:25 AM
Everyday has been a new day in dealing with this new Real Estate market and just when I think I'm on my game... the rules change!
I submitted an offer on a foreclosure and gave a two day turn around time for my Buyer. Right on it right? Well I get a counteroffer within 30 minutes and believe you me I was blown away! The listing agent and I go back and forth and we get both the buyer and seller to agree on a sales price right? - Wrong!
It appears now that the seller hired a negotiator to negotiate … (3 comments)

real estate: Feeling A Little Amazed! - 08/27/09 05:45 AM
Got a call yesterday from a gentleman who simply called me by my first name and gave me his full name and his phone number and location and asked if I would call him. Because of the way the call came in as an Alabama area code and I'm in Georgia and because he called me by first name only I was rather curious? I called back and got a voice-mail which included a cell phone number I could call.
I did a reverse look up on the phone number and it was an unpublised number. I thought it was a … (2 comments)

real estate: Light At The End Of The Tunnel - 05/20/09 12:53 PM
Could It Be? Could we actually be seeing the light? Are we starting to see a turn around! Have we made it though the storm? I don't think we are quite there but, I can finally say I actually see a little gleam of light, a little ray of hope.

real estate: New Year - New Day - 01/30/09 11:03 PM
I haven't been a very faithful bloger lately. I am very grateful to have made it through 2008 and have been taking 2009 one day at a time as I'm sure each of you have and are. I got a call from a potential customer last week and when he wanted to see one of my listings and was actually pre-approved for a loan prior to the showing I thought? - Actually no I didn't think I actually did a happy dance!!!! I did it right in the middle of my office reception area. After putting 3 contracts binding on Christmas … (0 comments)

real estate: Dont Forget The Pets! - 12/08/08 09:11 AM
While showing home yesterday I had a very bad experience I have to share! Both homes were vacant and both homes were foreclosures. The second home my buyers and I went to had a really strong smell of tobacco in the home and the buyer almost declined going any farther in the home than the living room because of the smell. I urged her to at least check the home out and she did. The property had a large lot with an out building so we went out to check out the property. While standing in front of the out building … (0 comments)

real estate: Short Sale - Why Can't We All Just Get Along? - 12/02/08 04:42 AM
I am currently working a Short Sale with Countywide. I don't mind saying that, because I would hope someone who is of importance would read this Blog and use it as a learning tool. I received my offer on this piece of property if you can believe this back in AUGUST. That's right I said back in AUGUST. I am now supposed to be in the final stages. I have been placed with a negotiator and the wheels are supposed to be turning. This is not my first time on the Short Sale wagon and in this market it may not … (0 comments)

real estate: Ringing The Bell - 11/24/08 11:40 PM
Yesterday I had the opportunity to ring the Salvation Army bell at our local Kroger. I had to be there between 12:00 and 1:00pm and quite honestly it was cold and raining and a task I kept asking myself? What was I thinking? I woke up yesterday morning dreading it! I kept thinking all morning how stupid I was for volunteering and what a terrible day to be standing out in the cold ringing some stupid bell and how stupid it was to be asking people especially now for money.... End of story right.... This girl has serious attitude right..... Well the … (1 comments)

real estate: Why Is The Vision The First To Go? - 11/20/08 10:29 AM
I have always heard the vision is the first to go. I never understand what in the world that meant until recently I was standing in a store looking at some directions and no matter how I turned my head I couldn't make the words come in clear. I was getting very frustrated and suddenly this older woman tapped me on the shoulder. Without saying a word she took her glasses from around the little rope on her neck and placed the glasses around her eyes. She then took the bottle from me and began reading the directions. After completing the … (0 comments)

real estate: Serenity Prayer - 11/20/08 10:24 AM
God grant me the Serenity to accept the things I can not change. The strength to change the things I can and the Wisdom to know the difference. How awesome is that. I start each day this way. Every aspect of our lives as well as our Real Estate careers are based upon this. If we will live each day with this concept in our minds how can we fail?

real estate: Waiting For The Dust To Settle - 11/20/08 10:19 AM
We just recently had Realtor dues come due and quite a few agents for one reason or another put their license in active which is very sad to me. I remember telling my husband - I have to keep going, I have to have faith that things are going to get better. I want the be standing when the dust settles. Do you sometimes feel like the little fellow on Charlie Brown I think they called him pig pen or something. Every show he had this huge cloud of dust that followed him around. Well I want to be like him! … (0 comments)

When do we know when the Market is at the bottom? When and how do we know what the Bottom is? You know the old adage when you get to the bottom the only way is up- Well what is considered the bottom? Are we there yet? I guess that's like how do you know your in recession and What is the difference between Recession & Depression?

real estate: Die Hard No Realtors Allowed! - 11/20/08 07:28 AM
I have a listing that my seller called me yesterday on. He said: " Your not going to believe this!" I just got a call from this woman- wanting to buy my house!" I said: " Really that's great did you give her my name and number?" He said no! I said why did you tell her no? He said actually I didn't tell her no. She told me under no circumstance will I deal with a REALTOR.... How's that? She explained to him that we were not to be trusted. She had bought and sold 3 homes and never used … (0 comments)

real estate: Winterizing Your Listings - 11/20/08 06:59 AM
With the market being the way it's been. Alot of homes are sitting empty. In my area these cold days and evenings we are getting to the point of needing to make sure our properties are ready for the cold. I really didn't understand what that meant so I found it very interesting that you pour antifreeze in the drains to acheive this process. I would be interested if any other person has any other tips....

real estate: Auto Industry - 11/20/08 03:52 AM
We have been watching the decline of the Auto Industry lately and watching Congress trying to decide what to do. It looks like the auto industry is going to have the do what the real estate industry is having to do. What I mean by that is to adapt.... We have been dealing with changes daily with out any say so what so ever. We have been getting up each morning trying to think of ways to keep our business alive. I am constantly trying to think of ways to better market my sellers property. Constantly thinking of way to better … (0 comments)

real estate: Short Sales - 11/20/08 03:36 AM
Just a little tip for anyone who is dealing with or who plans on dealing with a Short Sale in the near future. If you are representing the Seller and you have to deal directly with the Mortgage Holder. The main thing I would suggest is once the process has started and you have follow-ups with the Lender, If you don't like the response you get the first time. Wait 5 minutes and call again. I have been amazed how I can call and get one answer which is totally different from the last. I have been advised to call and … (0 comments)

real estate: Kid In A Candy Store - 11/19/08 09:26 AM
I have a little confession to make! I have found myself to be like the old saying: "Kid In A Candy Store" when it comes to this Active Rain business. I catch myself constantly looking at each of the Blog even more than that when I post a blog myself it has gotten hilarious or maybe even a little pathetic and obsessive. I will post the Blog and constantly go back to see if anyone has responded and what their thoughts are. Even worse than that, I was in a situation that I was not near a computer as often as I … (4 comments)

real estate: Dealing With Short Sales - 11/18/08 09:43 PM
I got a call yesterday from an agent with another company. She said: " Your the only person I know who has dealt directly with the Lender on a Short Sale and I need your help. Please tell me how the process works?" I helped her and told her what I personally had dealt with but, I guess I was a bit blown away by the original statement! My first Short Sale came way before any instructional classes were being taught and way before the bottom officially fell out! I did not get any instruction it was all Trial By Fire … (2 comments)

real estate: Just An Idea! - 11/18/08 12:42 AM
I'm a little confused! With this ever changing Mortgage situation- Just a thought! If a customer has a Mortgage and is behind on their payments the first step Lenders do is to establish their current financial situation right? If it is confirmed that the customer still has the funds to pay their mortgage but, maybe has just fallen behind and needs to get caught up, Why does the Lender and or Investor not look at the whole picture. It has been my experience with customers I've talked to when they make that phone call they are asked a series of questions … (2 comments)
