crm: Free Webinar in 5 minutes! When it's just too hot to go outside... - 07/31/14 07:56 AM
Free CRM Webinar at 3 PM PST July 31st
Need an idea of what to do when it's just too hot to go outside?
Organize your database by placing clients into the appropriate groups in your CRM.For example, If you have a cousin that bought a home in 2009 they should be in your:- Referrals/Family Folder- Sellers’ Folder- 5 year owner’s folder

A good CRM will allow you to create custom groups. Custom groups will strengthen your agent- to- client relationships because the content you are sending to your clients is specific to exactly what may resonate with them.

With our example, … (3 comments)

crm: Don't Fall Into This Dangerous Trap - 07/23/14 08:29 AM
Do You Have A Shortsighted View
on Marketing? Capturing the low-hanging fruit, the people ready to make a move, is a no-brainer. Why not just concentrate on those? It's an easy trap to fall into. But, why not reap all potential rewards by having proper systems in place to nurture leads over time? Remind your contacts and leads about your helpful role in the process, your availability, and your competence on a regular, consistent basis.
We read a great article about the lead nurturing process last week. Take the time to read and think about it. The author, Christina Ethridge, focuses on Facebook. We, … (2 comments)

crm: CRM? Database? Do I need this stuff? What is it? - 07/11/14 07:02 AM
Client Relationship Management. What is it exactly? And why spend the time learning about it?
Maybe you have a CRM and do not use it. Maybe you sort of know why it is important, but you do not have one. Or perhaps you really never took the time to understand what one is and why so many agents use it.
You hear the word 'database,' understand that it is important, but don't have one or keep putting it off. Perhaps you are thinking, "Why pay for a real estate CRM if I use free tools?" or "Is the $99 per month … (0 comments)

crm: The Monday Following your Open House - 06/23/14 09:29 AM
The Monday Following your Open House
Today is the day you put them in your Client Relationship Manager, put in the notes that you took down and give the client a call.
If they are looking to buy, set them up on a search through your website, not through the MLS (there is no branding and domain name recognition when you do it this way).
If they are a homeowner in the neighborhood, set them up on a Seller's Corner alert so they won't need to go to another Open House and meet another agent.
Monday is the day to forge … (0 comments)

crm: Pick up the phone...and get personal - 05/13/14 06:10 AM
You have Seller’s Corner and other automated systems working for you while you show houses, meet people, and complete those vital tasks  day in and day out that keep you top-of-mind. So it is easy to sit back, relax, and let technology "do its thing."
However, agents looking to dominate their markets and outperform the “averages,” realize that no matter how great the technology they own or how effective the email copy; at the end of the day- real estate is a personal relationship business. An email rarely exudes “personal relationship” familiarity or shows your humanness.
There is no getting around it. Agents … (2 comments)

crm: This weekend: 15 Minutes A Day To Quickly Generate New Listing Leads - 04/04/14 04:35 AM
This has been a huge wake up call. This is the way to capture your sellers, the ones who are just sitting there. Not everyone has an assistant. We are so busy, and sellers are the ones who drop off. I’ve known that I have to get back into my database. As a real estate agent- I know we fall behind. This will help agents because they will know that they have to start paying attention to their database. This is another pillar of business they have not been looking at. Once you sell a home, those sellers are gone. Inventory … (8 comments)

crm: Tip of the Week: What's with all the inconsistency? - 03/26/14 06:38 AM
Why is one month so hectic, while the next is dead? Why do we have the ups and downs of our workload, paychecks, and clients?
One way to understand the inconsistency of your business is to approach your database mathematically in three steps.
Think back to your first year in the business. Write down the total number of contacts you had at the end of your first year. Next, count up all of the transactions from your first year and divide them into this total number of contacts. From this you will come up with a number that will tell you … (0 comments)

crm: Why pay for real estate software, when there are free tools? - 02/28/14 02:51 AM
Recently, we were asked on ActiveRain why an agent would pay for a solution, rather than using free tools. This is an excellent question. We are sharing the exchange below. Please share your thoughts! We want to hear your story.
 - - -
Excellent Online Question Asker: Why purchase? You don't have to spend a lot of money to subscribe or pay companies for CRM tools/software. You could use your existing emails such as Outlook Google, and your Excel sheet.
PM's Social Media Team's Answer: Nice to meet you. Thank you for stopping by. Excellent question. Outlook and Gmail are not CRM's. You cannot send personalized … (2 comments)

Lead Generation: Part 2
Generate Leads from Your Database
You have people’s contact details. They are incubating in your database. The goal is to find out of their intention to buy, sell, or refer in the near future.
“What are their intentions? What are they thinking?”
It’s a little like dating. We are experimenting with different tactics to understand the other person. (Hence, the woman below).

Check your clients’ tracking for activity. Take note of the ones that are looking at listings. Be observant of their behavior. If a homeowner you sold a home to 4 years ago is now looking … (0 comments)
