If you aren't providing hyper-local real estate activity, comparables, and market values to your homeowners, do you think they won't go and find it on their own?
Ask yourself this: Would someone rather sit in a dark room or go find the light switch? 
Open Houses are that light switch!

We all have the best of intentions, but it's easy to lose contact with a past client or real estate lead. Yes, you have a CRM or monthly newsletter, but let's face it, you may have failed to make a phone call, pay a visit, write a note, say happy birthday, or send an invitation to an event you host.
Perhaps you have not updated your contact's info section, so you do not even remember a reason to reach out.

1) A home hits the market in a neighborhood.2) The client sees the for sale sign and pulls over to get the flyer. 3) Since there is no flyer, they call the listing agent.4) Perhaps the listing agent does not answer.5) Client "Googles" the address to see the listing price.6) Zillow and Realtor.com fight for #1 position for all MLS listings.7) Now the client starts searching for homes and other agents (that advertise on Zillow) which are connected to every property.

Most people do not have a relationship with their Realtor.
