staying top of mind: Why does a client call the listing agent down the street for answers? - 06/26/14 05:03 AM
It takes years to build up a quality database of buyers and sellers, and only 2 months for them to forget about you.
Top-of-Mind is more than emailing and more than the occasional phone call. It is being the "go-to" person in your clients lives for all things real estate.
Why does a client call the listing agent down the street for answers?Answer: It was easier than looking for your contact information.
Why does a client go to Zillow instead of asking your about their home's value?
Answer: Same as above.

There is no agent that cares about your clients more than … (0 comments)

staying top of mind: The Truth About Working Off Referrals - 06/05/14 05:17 AM
"I work off of referrals."So does every other agent. Welcome to the party. (We don't mean to sound too sarcastic, but bear with us here, we are trying to help and be the most useful guide we can be to you.)Relying on referrals and getting referrals are 2 separate things. NAR should find out a new statistic, titled: "How many referrals an agent loses each year due to their internet presence and marketing".Do you set up searches for your clients through the MLS? What URL are the search results branding? You? Or the MLS?

Do you follow up enough with your past clients?

staying top of mind: Today's Task: Speak to 10 clients and say "Hello" - 05/28/14 04:48 AM
Say, "Hi."
You don't have to sell them anything. You don't even have to talk about real estate. Just have a conversation with a person and see how life is treating them.
This won't take more than 30 minutes of your time and you will have 10 people going through their day with you top-of-mind.
If you rely on referrals to make you money, then it helps to remind your referral base that you still have a license. Loss of business is directly related to loss of connection, loss of value, and loss of top-of-mind awareness.
Client relationship management is not … (4 comments)

staying top of mind: Seller's Corner is here! And a positive testimonial already! - 04/01/14 06:19 AM
“This has been a huge wake up call. This is the way to capture your sellers, the ones who are just sitting there. Not everyone has an assistant. We are so busy, and sellers are the ones who drop off. I’ve known that I have to get back into my database. As a real estate agent- I know we fall behind. This will help agents because they will know that they have to start paying attention to their database. This is another pillar of business they have not been looking at. Once you sell a home, those sellers are gone. Inventory … (7 comments)

staying top of mind: The difference bw asking and earning will be the key in your 2014. - 11/04/13 08:58 AM
How many of your clients have forgotten you? This is the only question you need to ask yourself and the only question that needs an answer.
If there is a chance that 80% of your database will buy or sell with another real estate agent, then what are you doing to decrease those odds?
Transactions are based on the total number of people in your database. You may think you have 300 contacts, but how many of those contacts are in another agent's CRM? How many of those contacts are receiving CMA’s, Market Conditions, and Listing Alerts?
Dedicate the next 2 months to organizing and re-establishing a … (0 comments)

staying top of mind: Take Your Database Back and Reconnect With Your Clients - 05/02/13 08:43 AM

Purchasing stock can be a lucrative investment for many people. Buying a home is no different. If a person doesn’t know how much their investment is worth, how will they know when to sell?
Entirely too many homeowners are under the impression that their home is worth less than it actually is… and their agent is the only one to blame.
The Agent/Stock Broker Approach is a strategy that many agents do not follow. Often, agents lose their value once a person has purchased a home. Many agents are guilty of the “On to the next one” mentality. … (2 comments)
