Why is one month so hectic, while the next is dead? Why do we have the ups and downs of our workload, paychecks, and clients? One way to understand the inconsistency of your business is to approach your database mathematically in three steps. Think back to your first year in the business. Write down the total number of contacts you had at the end of your first year. Next, count up all of the transactions from your first year and divide them into this total number of contacts. The treacherous path to Zillow 1) A home hits the market in a neighborhood.2) The client sees the for sale sign and pulls over to get the flyer. 3) Since there is no flyer, they call the listing agent.4) Perhaps the listing agent does not answer.5) Client "Googles" the address to see the listing price.6) Zillow and Realtor.com fight for #1 position for all MLS listings.7) Now the client starts searching for homes and other agents (that advertise on Zillow) which are connected to every property.

There is nothing better than getting a call from a curious buyer or nosy neighbor about your new listing. It is your chance to put on your salesmen hat and try to convert them into a lead. The person you are talking to is probably in another agent's database. That agent probably would not fathom their clients calling other agents for real estate information.
The reason they called YOU is because they forgot about their agent or their agent forgot about them. Your clients would never do that- not in a million years. Your clients would never call the listing agent, go (0 comments)
Has your business increased or decreased since you made the switch to discount broker provided technology?
If your total transactions increased, then tip of the hat to you. If your business decreased, then you, like so many, have business being pulled out from underneath you.

Keep your clients away from Zillow and Open Houses. That's right- we said it. Simple Tip: Set up an active and sold MLS search within a close proximity of their current home. As soon as a listing hits the market in their neighborhood, they will receive an email. This will keep them from grabbing a listing flyer and popping into an open house. Once the listing sells your client will also receive an email (which is rightfully branded to you). If your clients know what is happening around them you will reduce the chance of them visiting Zillow (and you all know (9 comments)
