real estate transaction coordinator: Gain Time and Increase Profits - 11/09/17 11:58 AM

One of my favorite books is The EMyth Revisited by Michael E. Gerber.  The book tells the story of why many small businesses fail and offers suggestions on preventing it.  Much of it has to do with systems, or lack thereof.  Systems are what can help you take your Real Estate business to the next level.  They enable you to consistently deliver top quality service to your clients always, and from each member of your team. When I started out as a transaction coordinator I knew that I wanted to help many Realtors and this book has helped me to do … (2 comments)

real estate transaction coordinator: Essential Mechanics of a World-Class Business! - 11/07/17 04:49 AM
As a Realtor, investing in your future business needs may seem silly to some when all you really want is the phone to ring and the leads to convert to sales. However, without a proper foundation it’s difficult to fully capitalize on all the marketing and lead generation that’s being done or to grow a sustainable business.

Many years ago when I was founding Transaction Management Consultants, I read the book “The EMyth Revisited” by Michael Gerber, which totally changed the way I thought about business. I learned that no matter how big my transaction coordinator team got, the only way it … (1 comments)

real estate transaction coordinator: Contract to Close ~ Not the Sexiest Part of Real Estate! - 10/28/17 01:22 PM

Over the years of being a real estate transaction coordinator I’ve met a lot of Realtors. I often ask them what they love most about their career and I hear things like:

Meeting and getting to know new members of the community.Helping people find the right home for their family.Helping a seller get the best price for their home.Negotiations – “I love helping my clients get the best for them”.Being a part of building a great community.Flexibility in my schedule so I can be there with my children after school or field trips. The ability to create a nice income being of … (3 comments)

real estate transaction coordinator: All Rock Stars Know - 10/26/17 11:48 AM

I’m a big fan of live music and attending concerts, from small intimate venues in coffee shops to large multi-stage outdoor festivals. Many years ago while at the De Luna Festival in Pensacola and watching the Jane’s Addiction concert, I had this huge realization and appreciation for all that it takes to put those four guys on stage for a concert. While the band is focused on performing for the audience, there is a large crew making sure that everything possible is done to provide the best experience for those in attendance, not unlike a transaction coordinator. Giving the concert attendee … (1 comments)

real estate transaction coordinator: Action Speaks Louder Than Words! - 10/18/17 11:59 PM
Remember the saying we heard as children, actions speak louder than words? At least in my house that was a common one. As a kid, I’m not so sure that it meant much, other than clean your room now and stop telling me you’ll do it later. Mom liked us to take immediate action and not give her lip service about a future time we’d like be cleaning, and it’s a tenet I apply to my Transaction Coordination business to this day.
I heard this saying again recently when I was meeting with a sales manager of a large real estate office. … (0 comments)

real estate transaction coordinator: Aren’t All Realtors Alike? - 05/31/17 11:40 AM

Over the years, I’m sure you’ve met someone perhaps at a dinner party or networking event, told them you’re a Realtor and then had them say “oh, my cousin, sister, brother or friend (pick one) has a real estate license, they do it part-time for extra money”.  Like nails on the chalkboard, the hairs on the back of your neck begin to rise as you know darn well that having a real estate license is just not the same as having a real estate business.

Just because someone has a particular title or is in a certain business doesn’t mean they are … (1 comments)

real estate transaction coordinator: Do More of What Makes You Happy - 05/26/17 06:49 AM
(Zen Advice from Pia, TMC’s Office Manager)

Recently I heard Michelle on the phone chatting with a Realtor about some of the struggles he was having creating the business he really wanted. She told him over the years she’d met many agents who started out with a vision but soon realized that there was way more to this real estate thing than they realized. Parts they weren’t good at and parts they just simply hated doing, both of which get in the way of success and also lead to burn out.

So, as this Realtor inquired about the services of a Transaction Coordinator … (1 comments)

real estate transaction coordinator: Why Did You Choose a Career in Real Estate? - 05/18/17 03:31 PM
There are almost as many reasons for people choosing a career in real estate as there are Realtors in the business.
Some are seeking flexibility and freedom with their schedules and see being an independent agent as a means to control their schedule. There are those that love sales and see this as a place to make their mark. While others are passionate about helping buyers and sellers realize their individual home-ownership dreams and have answered the call.

And there are some who simply watched a TV show and thought, “that looks easy” and got into the business having no idea what they … (1 comments)

real estate transaction coordinator: How do you see it? - 10/07/16 01:07 AM
Recently my sweetie came home and told me about an experiment he’d done at work that I thought you may like. Prior to a scheduled meeting he was leading he wrote the following on the white board:

9 x 1 = 7                                9 x 2 = 18
9 x 3 = 27                             9 x 4 = 36
9 x 5 x45                               9 x 6 = 54
9 x 7 = 63                             9 x 8 = 72
9 x 9 = 81                             9 x 10 = 90

As his co-workers entered the room and got settled he asked them to look at the board and tell him … (1 comments)

real estate transaction coordinator: Giving Birth to an Elephant……………. I Mean Book - 03/03/16 10:48 PM
Several years ago I had a big exciting idea, I’d write a book about the things I’d learn as the owner of a transaction coordinator business. It would help Realtors and Investors alike learn some of the secrets I’ve learned to successfully manage hundreds of transactions each month. It would also be a tool that my team would use as we grow to help train more transaction coordinators. It was a book I wished I’d had when I opened my transaction coordinator business 10+ years ago.

It sounded like a brilliant idea and so I started writing, and writing, and writing. … (22 comments)

real estate transaction coordinator: Is Hard Work What It Really Takes? - 02/08/16 11:01 PM
Sometimes I like to argue, not to be mean or hurtful, simply to get someone to see things a little differently and perhaps help them change the way they do things so they can have what they really want.
Case in point – Not long ago I was in a real estate event chatting with a group of agents, the event leader had invited me there to talk about the transaction coordinator services my company provides in an effort to help the agents take their business to the next level. As I’m just getting into my presentation I hit on the … (2 comments)

real estate transaction coordinator: The New Home Buying Experience…..from a New Home Buyer - 01/14/16 10:39 PM
Like you, because I’m in real estate when I meet new people I’m often asked about the industry, what’s happening, my take on the market or if this is “normal” when someone buys or sells a home. Sometimes I’m also told stories that leave me a little disappointed those involved and their lack of professionalism.
Recently a new friend of mine told me about his home buying experience and after hearing it I thought it was only prudent to share it with you.
After relocating to the St. Augustine area and renting a condo he began searching for a home to purchase. Like … (0 comments)

real estate transaction coordinator: What’s Your Success Plan for 2016? - 01/10/16 12:52 AM
I just love the New Year – people are fresh full of energy, ambition and hopes of making this year the best one ever. Goals are set, resolutions are made and the fun begins. Here at TMC the phone rings with Realtors looking for a transaction coordinator to help them leverage their time so they can meet their personal sales goals.
Whether you’ve made resolutions or new goals, anything you want to be different in your life and business must be written and here’s the important part that I missed for years you have to develop a plan to work on the … (0 comments)

real estate transaction coordinator: If You Think You Can Do It All, You’re Thinking Too Small - 11/06/15 09:38 PM
Yes, I have a transaction coordinating company and yes, I think it’s a good idea to use a transaction coordinator for your real estate business, however that is not the reason I’ve written this blog post so please read on.
Over the years I’ve learned that big dreams take lots of time, energy and action steps to make them happen. Sure when I started out like many in business I had unrealistic expectations of what I could accomplish by myself. Naïve perhaps or maybe wishful, I’m not sure, however what I learned, the hard way, after what could only be called a … (0 comments)

real estate transaction coordinator: The Mindset of Making Money - 11/04/15 06:39 PM
Recently I was having lunch with a real estate coach who used our transaction coordinating services prior to changing her business and now exclusively coaching agents. We’re both into mindset, personal and professional growth and frequently spend a lot of the time we have together discussing some of the new ideas and action steps we’ve learned. At this particular lunch the topic was around money and how having a lack mentality is a huge block she sees in the agents she works with.
As we further discussed it I told her I’d discovered the same here when people call to get info … (3 comments)

real estate transaction coordinator: How Much Money Are You Wasting On Leads? - 10/29/15 10:24 PM
Leads are a vital part of any business, and real estate is no exception. Having a steady stream of people who are in the market to buy or sell that have reached out either by phone, email or through your website are what all Realtors want. We all know there are a wide variety of ways to generate leads such as SEO, blogging, paid advertising, open houses and door knocking to name a few.
Yet over the years I’ve met and worked with so many agents who don’t have the time to follow-up on all the leads that come in. Sure they … (2 comments)

real estate transaction coordinator: Are we REALLY Showing Up? - 10/11/15 11:01 PM
With the advent of smartphones and social media apps, it’s easier and easier for us share our lives with others and the adventures we are on. Almost no matter where we are in the world you can take a photo, upload it and make a comment on it.

Sure, online it looks like we’re doing fun things, enjoying cool places with great people, yet are we REALLY showing up? Are the people you are with actually enjoying the time they are spending with you, or are you just a warm body in the room or at the table with them?

real estate transaction coordinator: It Doesn’t Have To Be That Way - 10/10/15 01:48 AM
It has been said that we can always find the time for what is important to us. Yet with a busy real estate business this can often be challenging. So many agents I’ve met over the years are struggling to find the time for things other than work, or to find the time to do more of the things they actually enjoy in the work they are doing.

I was chatting with a caller a few months ago who was looking for a transaction coordinator, as we discussed the challenges she was facing in her business and how she was looking for … (15 comments)

real estate transaction coordinator: It doesn’t matter where you are……. - 09/19/15 10:56 PM
Recently I took a call from a “newer” Realtor who overheard several calls from her colleague telling someone that his transaction coordinator would be in touch soon or his transaction coordinator will get that to you. Since this agent was also fairly new to the business and there were no signs of someone working in the small cubical office space they shared with him she asked him about this mysterious person he called his transaction coordinator.
He laughed and said “I can see how you may have thought I was making things up, after all it’s clear that no one but … (2 comments)
