It is clear that FALL market is setting in in Wilmington, MA. Combined sale of only 12 units for the whole town of Wilmington does not sound promising. Wilmington, MA Real Estate Market trends over last 3 months..(courtesy: AltosResearch) This chart shows variation in price and inventory. Inventory is stable but median price is going down!
The next chart shows days on market and absorption of the homes over past 90 days. (little fluctuation in absorptionbut boy..days on market has gone up from 54 to 72 - almost 33% increase!!!

This chart clearly indicates that inventory is steady - at about 86 - in wilmington in last 90 days, but median sale prices are falling rapidly - they are still down! Almost $15,000 in 3 months! So, if you are waiting to buy in Wilmington, may be.....Just be cautious of the rising mortgage interest rates - they are one of the lowest in many years and you do not want to wait (0 comments)
Frankly speaking - it does not look good - only 13 single family homes sold in the whole month which has 31 days! Total volume - only 5.472M - again, could have been lot better. The good numbers? 92 days on market is lot better than that of North Andover and 97% of asking price at which the homes are sold.
