Will Amazon make a home in Northern Virginia or DMV area?
We don't know but we know for sure that the housing market is ON fire! Real estate demand is up from 2017.
Just the sales dollar volume went double digits this year. 2017 sales dollar volume was at $242,442,913 compared to 2018 $283,737,127 which is 17.03% higher.
Active listings volume which is driving a tight inventory market in Loudoun County is -19.08% 1,022(2018)  and 1,263 (2017).
Median Sold price also went by close to double digits $476,000 (2018)  $435,000 (2017) which accounts for close to  9.43% increase.

Lower sales volume but a stable growth in the average sales price of the home in the Easter Loudoun county housing market.
The biggest impact was last year our inventory was significantly higher than this year by double digit. From new construction in Loudoun county to the resale home sellers everyone has enjoyed a stable market. On the flip side home buyers in the Loudoun county area of Aldie, Ashburn, Chantilly, Sterling, Potomac Falls, Dulles, and Leesburg have enjoyed inventory where they had ample to choose and make an educated decision.

Loudoun county real estate market started the new year with a mixed bag of numbers. We had a strong increment in the sales price along with low inventory and reduction in days on the market. The number of homes that went under contract was lower compared to last year. New contracts may be low due to holidays plus cold weather which is typically associated with our beginning of the year housing market.
 
New construction has been doing very strong especially in Aldie (20105) and Ashburn (20147,20148). Builders are dictating the terms of the contracts while offering lower incentives. Buyers are still drooling … (1 comments)

2015’s median sales price ended up at $410,000, marking only a 1.1 percent gain from 2014. Despite flat growth, prices are only 1.2 percent down from 2007’s peak levels.  Sales in 2015 were very strong, with year-over-year gains seen in every single month. Unlike immediate DC Metro area,  Loudoun County Virginia has a different real estate market growth pattern.  Even though it is a fastest & richest growing county in the country it has its own pain and gain in the housing market.
End of 2014 and beginning of the 2015 we had a very very sluggish housing market in the Loundoun county area compared to Fairfax county or immediate DC Metro area.

The Washington DC Metro housing market started 2015 on a good note, with increases in sales, prices, new contracts and inventories compared to January 2014.  Closed sales increased by 4.5% from January 2014, and all property segments increased year-over-year.  While single-family detached prices remained flat at $450,000, townhomes and condos increased by 1.4% and 4.7% respectively.

Surely the end of the year was spectacular for most of the Realtor® in the Loudoun County area of Norther Virginia.
While lot of home sellers in the Northern Virginia area were debating whether to keep their home active on the market or take if off for holidays...the one who decided to stay active on the market paid off. We did see an uptake in our showings across Northern Virginia area.
Buyers who were warming up to purchase by spring time are activily exploring the areas/neighborhoods and style of homes. New construction had a strong year end also.

Activity in the Washington DC Metro Region including Northern Virginia housing market continues to be steady and strong as we enter fall real estate market.  Sales increased in September as compared to this time last year.  Pending contracts also increased, but at a slower rate than earlier in the year.  The increase in pending contracts was driven by condos and detached homes.  Total inventory continues to decline, but as in prior months, the pace of the decline is slowing.

Yes we do live in a lime light when it comes to politics in the DC metro area. Many of us who live in suburbs are working directly or indirectly for the government.

"The average sold price in the Loudoun county for the month of Nov. 2012 was $455,193 compared to Dec. 2012 the average sold price is $446,521."
