Washington D.C. Metro housing market continues to tighten, with median sales price of $390,000 at highest January level of the decade, sales and pending sales at decade highs and inventory levels decline for ninth consecutive month
 
OVERVIEW
January 2017’s median sales price of $390,000 was up $14,500 or 3.9% compared to last year.  This is the highest January median sales price of the last decade, topping the prior high of $385,000 seen in 2015.
Sales volume across the DC Metro area was nearly $1.5 billion, up 19.5% from last January.

If you were in the housing market of June 2015 you will remember how slow and sluggish last year market was. Sellers were waiting on one qualified buyer to purchase their home. While it seemed like buyers had vanished from the real estate market. 
May and June 2016 has been the strongest month since beginning of the year.The Loudoun county market especially in the Eastern Loudoun county market of Sterling, Potomac Falls, Ashburn, Aldie, Broadlands, South Riding, Chantilly and Leesburg all saw a quick turnaround for the home sellers in the area while providing a stable market for the buyers.

Many of us think Fairfax county in the Northern Virginia area is a recession-proof housing market.
Neighboring county Loudoun County real estate market report is depressing and discouraging.
However, 2015 was not the strongest year for the Fairfax County housing market compared to past performance of the county's housing market. 
A very similar trend was reflected in the Fairfax county housing market. We had months with very strong sales while other months it felt real estate market has frozen. 
Overall Fairfax county real estate market still came out stronger than Loudoun county area.

Can you believe we are almost of the year end....beganing of the year started with an anxiety no tax credit to get the buyers off the fence. However as you have heard and read the low interest rate and strong unemployment did have a huge impact in the Norther Virginia Real estate market.
As per the latest numbers released on Oct 10th from RBI a local MRIS based company the headline goes:
