November 2020, the real estate market reflects the HOT and TIGHT housing market in Ashburn, Aldie, Leesburg, Chantilly, Sterling, Potomac Falls, Brambleton, and other areas of Loudoun county. ACTIVE LISTINGS We saw a drop of 52% compared to Nov 2019 in the active listings on the market. NEW PENDING Up by 33% of all the homes are pending on the market in Loudoun county compared to Nov. 2012. Being a Realtor in the Northern Virginia area we do not need an icebreaker. Any event or place I attended or meet irrespective they are in the market to buy or sell a home; friends or a stranger wants to know what is going on with the Fairfax and Loudoun County real estate market in Northern Virginia. Across the country many of the high profile real estate market like Seattle, Los Angles have slowed down. I am no expert for those regions but I can share what is going on in the Northern Virginia real estate market.

real estate market in loudoun county: May 2016-Fairfax County Reports a Strong Real Estate Market

Northern Virginia area of Fairfax county has seen a sluggish growth since beginning of January 2016. Over the past few months, housing market reports have shown a slow and steady growth compared to the neighboring Loudoun county housing market. May was the strongest month. We finally saw a rise in the sales volume, inventory is still high but a drop in new listing did help to clear inventory and get the homes under contract. Unlike Loudoun County housing market and DC Metro real estate market, Fairfax County did see a different outlook in the real estate market for November 2015. The numbers were not as strong as the neighboring county. Average sold price decline marginally by little over a percent. Days on the market remains unchanged from past year. Overall the averages sales price for both attached & deattached homes were up in single digits. The biggest challenge was the dramatic increase in the active listing compared to last year by 22+%.
