Being a Loudoun County Realtor and a resident for close to two decades I can personally vouch we are still a very young county. We will all have to go through growing pains from construction nuisances, high demand for housing, schools, roads and transportation to fast-rising home pricing.
Continuing with our struggle of low inventory in double digits (-15.87%) the volume of homes under contract suppressed last year by -6.54%. Finally, Virginia is catching up with nearby state regulations where the home inspector are required to be licensed. The bill was passed and signed by the Governor. The law will take effect on July 1, 2017, and requires Virginia home inspectors to be licensed at DPOR. Home inspector licensees will fall under the Asbestos, Lead, and Home Inspector Board at DPOR.Hopefully, this will help us to weed out hiring any unprofessional home inspectors and help the qualified home inspector to raise their standard. To learn more about the bill and details click here

I was out and about showing homes on the day we were expecting #blizzard2016 in the DC Metro area. We started early in the morning so we can wrap up before 1 PM when the snow storm was going to start.

Unlike Loudoun County September/Fall Real estate market in the Northern Virginia area Fairfax real estate market was mix bag. We have certain areas where Fairfax Real Estate showed a strong growth while other numbers reflect a weaker outlook.
On positive note a rise in SOLD price over the past year even though it was in single digit of 3% . Over all volume of the sales was still higher than the 2014 September real estate market. The list to sold ratio remains very close at 96.6%.

Trend evolves over the years. We all know Northern Virginia spring real estate is HOT, BEST & BIGGEST market to buy and sell your home!
It may be still true to a certain extend. However we have emerged into a new phase where we are seeing a stronger fall market.
Loudoun where we had sluggish summer real estate market. Fall has come around as a strong real estate market.
All the numbers are positive. We saw an increase in Sold Volume dollar along with the ratio of list price to sold price at 96.8%.
