home staging: Drab, Dull & Dated - Budget friendly flooring solutions - 09/10/11 04:23 AM
As a Home Stager I'm always in pursuit of solutions for clients, and I recently discovered dramatic budget friendly flooring solutions, or "squares".   In this era of "distressed", I was looking for a way for sellers to add impact to a room.    I found a company called FLOR, and realized there is now a world of flooring options for sellers who don't have large budgets!  They even offer to send you floor samples so you can make sure the colors match!
More importantly, I can now suggest budget friendly flooring solutions that can be delivered in a box right to your door.  These budget friendly flooring … (12 comments)

home staging: Bankers don't want to lose any more money - a solution - 09/05/11 05:16 AM
This past weekend I attended an open house for a bank owned property.  The house truly needed some "work", but when I suggested to the realtors that they have the property staged, the response was "bankers don't want to lose any more money".   Really?   So, if bankers don't want to lose any more money ,  what can realtors do or suggest to their banker clients, to improve the offers they do get, in this down market?
Justifying a listing that shows poorly because  bankers don't want to lose any money only defeats what a bank/client really wants,... getting the maximum price!!!  The same also holds true for a short … (18 comments)

home staging: Theatre of the mind -- How to ingrain images into buyers' minds - 08/06/11 05:12 PM
Theatre of the mind is a term often used when writing copy in broadcasting.  Copywriters are taught to help listeners envision what it will be like to own or buy something.  As a former broadcaster professional, creating a thoughtful presentation with the right music, sound effects, and delivery was and is still critical in engaging that buyer in an effort to create traffic into a retail store or event!
One of the best ads I know of in radio was by Jason Jennings, who talks about selling a slow moving property by creating that theatre of the mind using radio.  He was the pioneer in … (6 comments)

home staging: Vacant property benefits from home staging in Chandler - 06/19/11 01:47 PM
A few weeks ago I tried to convince a group of investors that despite the rough market, and surplus of houses on the market, that a vacant property benefits from home staging in Chandler.
The property had a nice floor plan, but it lacked warmth.   It did not have the "feel at home" vibe that helps sell buyers.  There were alot of empty rooms, but hard surfaces like floors and walls don't do much for buyers these days.
First of all the previous owner had placed a window seat in a bay window area, ..eliminating the seating area for dining in … (15 comments)

home staging: Home Stagers are being upstaged by new "staging" methods - 03/22/11 03:09 AM
I just discovered that Home Stagers are being upstaged by new "staging" methods that could threaten our industry!  It seems some realtors in this world are trying anything to sell a property.  They are literally bringing in SWAT teams to push high end properties, and have taken others as hostages in their efforts! Shame on these new methods.
Yes,..Home Stagers are being upstaged by new "staging" methods, that could put many of the seasoned stagers out of business if these new home staging  methods start catching on.   Since so many of today's buyers are taking to the internet to view properties, … (10 comments)

home staging: The HOME GAINS 2011 Home Maximizer Survey can be misleading - 02/24/11 02:57 AM
Yes, the Home Gains 2011 Home Maximizer Survey can be misleading!  Let me say first , I'm no scientist, but in the past I have headed up buyer behavior research projects and learned a thing or two about analyzing research.
First of all the Home Gains 2011 Home Maximizer Survey can be misleading ,for several reasons.
 1.  The sample in the survey is made up of 600 realtors.  The Home Gains 2011 Home Maximizer Survey can be misleading in the sense that there is no indication the returns are "exact" . They are "guestimates". They can be higher or lower, and could vary … (2 comments)

home staging: Other Reasons for Home Staging in Phoenix - 02/13/11 04:08 AM
In addition to the known statistics on why you should stage a home in Phoenix, there are other reasons for home staging in Phoenix.  These recent  statistics do not always reflect the seller's mind set, but the sellers hold the keys to how much a home might sell for in today's market!! It doesn't matter if it's owned by a consumer, or a bank.

All realtors know they exist, but are they being acknowledged? Other reasons for home staging in Phoenix should also consider several  factors that could jeopardize a sale, and its price.
1.)  Does the property indicate the previous owner faced a … (9 comments)

home staging: Reasons to stage a home in Phoenix - 01/08/11 01:11 AM
Realtors have probably all heard the compelling reasons to stage a home in Phoenix. -- And home stagers have all heard the objections against it.  It all boils down to "dollars and cents".   In reality, it should boil down to "dollars and common sense"!  What IS the real cost of not staging a house?
Many Reasons to stage a home in Phoenix, will suggest that a property will move faster, and for more money. But there are other reasons to stage a home in Phoenix that go beyond the initial marketing of a home.  It's more of a "common sense" approach versus a "dollars … (3 comments)

home staging: Boomer Realtors and the Gen Xers - 12/05/10 03:03 PM
Recently  I watched a webinar by Matthew Ferrara that focused on Boomer Realtors and the Gen Xer mind set. It talked about how so many of us attempting  to work with Gen Xers,  often  think they are from a different planet!  The webinar focused on the cultural influences that have shaped their thinking, and the parallels of Star Trek. There are 40,000,000 of them between the ages of 30-45, that are "move up" buyers, who made Captain Kirk their hero.

The average age of Realtors is 54, or Boomer age.  42% of  Boomers got married between the ages 18-28,  and bought their first … (1 comments)

home staging: FACTS TO CONSIDER WHEN SELLING A HOME IN THE PHOENIX AREA - 12/04/10 10:15 AM
.
There are a few facts to consider when selling a home in the Phoenix  area.
It's a buyers' market in Arizona. Critical facts to consider when selling a home in the Phoenix  area go much deeper than paint colors and clutter.  Examples of the challenges include:
•·    Nearly 40% of first time buyers are in their early 30s
These  buyers are doing everything they can, to scrape together a down payment.  Providing an allowance for replacing worn out carpeting could be risky. These are facts to consider when selling a home in the Phoenix  area.  Younger buyers are looking to upgrade, and want move-in ready.  … (0 comments)
