    One of our forefathers came up with the expression, "Early to bed early to rise…". You know the rest of the drill. This morning I woke up late after going to bed somewhat early having had an exhausting day. My normal wake-up time is sometime around 3 o'clock. This morning, I woke up around 430. Gosh! I feel like such a heathen! I frittered away an hour and a half of daylight checking my eyelids out for holes!

     Make no bones about it, I hate doing re-inspections. In my reports I clearly state that it is recommended that all work be performed by appropriate licensed professionals. I also state for the buyer to obtain all receipts for the performed work. Nevertheless, homeowners often want to take the cheap way out and hire handymen to do some of the work so as to save money. There is nothing wrong with this provided the work being performed is within the technical abilities of the handyman.

     There is a lot to be said that older properties are what they are. While the construction methods used may have worked at the time, the test of time is the final deterring factor.
     While inspecting an older property in Brentwood, TN, I kept noticing how the floors were sagging downward on the main floor. While some of it could be written off as poor crowing, I could not fathom the workmen installing that many floor joists with the crown facing down.

    For some reason, it seems as if contractors like to take the shortcut when installing new appliances. Maybe they think that the homeowner is too naïve and they will never find out that the work performed is sub par.
    While inspecting an upper end property in the Nashville Tennessee area, I came across this newly installed water heater. There are many things wrong with this installation.
    1) the temperature pressure extension is PVC material. It is not rated for high temperatures and it does not extend to within a 4 - 6 inches of the floor.

     Yesterday was one of those ‘snake bitten’ days for me. I’m sure we all have them. The events and happenstances of otherwise normal daily activities go sideways. As I stated in the earlier, window issues cover a wide range. Failed seals in insulated windows probably accounts for the huge portion of items written up in the report. Failed seals can range from a slight discoloration or lack of clarity to the obvious milky calcium stains. More often than not, the trained eye of a professional inspector can tell the difference between a good window and one that has failed.
