complete home inspections nashville tn: Why Don’t You Inspect Houses & I’ll Sell Real Estate - 04/22/14 06:36 PM
I have been in the real estate long enough to know that successful transactions = money for all parties involved. I do my damnedest to get both sides of the transaction on the same page. I want what everyone wants: do what is right for the clients. Be fair and equitable in the transaction - that is how I want to be treated and that is how I treat others.
What I do not understand is being called on the carpet for what is written in the inspection report. Every property has areas that has opportunities where improvements can … (34 comments)

complete home inspections nashville tn: Sometime I Need to be Reminded... - 02/27/14 08:20 PM
The wheels touched down on the tarmac last night about 9:50 p.m. While I was glad to land safely in Nashville, was also sad that a lot of the folks I've formed relationships with over the past four days were going their separate ways as well. Events such as the one that I had gone to are exciting and energizing. I learned and lot within the sessions and even more by talking with others outside of the sessions.
The challenge for me is: "What do I implement first?" I have a list of new things to implement to already add … (15 comments)

complete home inspections nashville tn: Isn't Technology Grand? - 12/07/13 07:51 PM
It is amazing when I look at how technology has evolved over the last few years. A few years ago I would not have thought that I would be sitting at an iPad, talking to the machine and writing a blog. It seems as if technology has been evolving at the speed of light.
While it is much faster to write a post on the laptop, I can easily see how the iPad (once I get used to it) can suffice while on a business trip or vacation. Okay, so I cheat and use Dragon and type on the blue-tooth key board. … (17 comments)

Thermal Imaging - Are Lawsuits Going to Curtail Its Use?
There are many home inspectors who, in an attempt to expand their line of ancillary services, are turning to thermal imaging cameras. However, as with any technology, not only is there a love/hate relationship within the real estate community but now lawsuits over the use of the technology loom on the horizon.
HomeSafe, an Oxford, Mississippi Corporation, has filed for and owns six patents on the thermal imaging process that is used in home inspections. HomeSafe is now suing home inspectors who infringe upon their patented process in whole or in part. … (24 comments)

complete home inspections nashville tn: Enhancing the Beauty of Your Home - 09/17/13 07:54 PM
Enhancing the Beauty of Your Home
The other day, Jay wrote a post about gutters. In his post, he stated that the purpose of gutters was to channel water from the roof and away from the property. Pshaw!!! That may be true for some areas of the country, but here in the Middle Tennessee area, gutters are placed on the property to collect leaf litter, thereby enhancing the beauty of the property.
When leaves fall, they blow on the roof and aided by the cycles of nature (wind, rain, critters, etc.) and eventually begin to collect in the gutter channels. Here … (55 comments)

Droopy Drawers...
If someone gave me a nickel for every time I see interior rated fans used for exterior applications, I would would have accumulated quite a stockpile of nickels. Interior rated fans are not suitable for exterior applications because:
1.  The blades are made of MDF (medium density fiber) board or similar crap. This material is okay for interior applications but is about a useful as paper board when it come to holding up to wet or humid conditions.
2.  Once the blades get moisture in them, they get out of balance and the whole unit wobbles badly.
3.  The bearings are cheaply made. … (11 comments)

Just a Thought...
A careless word may kindle strife. A cruel word may wreck a life. A timely word may level stress. But a loving word may heal and bless. Unknown
Every day, the average person uses 10's of thousands of words. Words are important. However; most use words carelessly and unwisely. Words used in idle jibber-jabber accomplish nothing. What you say to yourself and others is of utmost importance. Are you careful with the words you use? I hope so...
It is true that sticks and stones can break bones. Words can heal sooth and encourage. What words are you using?

complete home inspections nashville tn: Dude! The Instructions are on the Heel! - 09/11/13 07:08 PM
Dude! The Instructions are on the Heel!
When it comes to the way that components are installed in the home, manufacturers specifications always take precedence over local codes or what installers or contractors want to do.
Oftentimes, over zealous screw gun operators ignore the warning labels or manufacturer's instructions and screw away. <sigh> Screwing must be their life.
The manufacturer's of pull-down attic ladders specifically call for 16D nails or lag bolts to be used to secure ladders. I have seen everything from finishing nails to wall board screws to accomplish this simple feat. If there is a failure, the liability falls … (27 comments)

What Condiment Would You Like?
There are no perfect houses on this plane of existence. Houses were built by men and men keep being reminded that aren't aren't perfect! Hence the need for the home inspection -- even on new construction.
On yesterday's inspection of a new townhouse, the builder/super sneered at the buyer and sharply told her, "I don't know why you are wasting your money, this guy isn't going to find any thing wrong. I have personally gone through this property and inspected every inch of it! If he finds anything wrong, I'll eat my words!!!"
OOPS!!!? Where's the insulation? Would … (35 comments)

Wrong Is Still Wrong...
On a recent inspection, I was given what for by the seller's agent because of what I had written in my report about the steps pictured to the left. They were quick to tout the infamous phrase, "Well, It passed codes and a CO was issued." So, what's your point? Wrong is still wrong. I does not matter who says it is right!
Just because it passed codes doesn't mean that it is or was installed according to industry standards. Municipal Codes inspectors are not the end all. They are fallible and oftentimes overlook glaring issues in their … (66 comments)

Conservative By Nature...
It has been a year since I purchased a Chevy Volt and the love affair continues. Not only is it a stylish looking vehicle, but has plenty of room in the boot for my inspection equipment.
I often get into conversations with customers or passer-by's about my thoughts. I muse, "I am conservative by nature. Politically, I am independent.
When I tell folks that I am averaging over 300 MPG for the life of the vehicle, jaws drop followed by, "That's insane!"
I am still running on the tank I purchased over … (23 comments)

complete home inspections nashville tn: Water Iris... - 05/29/13 07:04 PM
Water Iris...
The iris have come and gone here in the middle Tennessee area and the blooms will not be seen again until next year. That is, unless one has rebloomers.
However; I have extended my blooming season by planting water iris in the ponds. This blooms for this cultivar is dependent upon the water temperature. Because of the unusually cool spring, water temperatures stayed down delaying plant growth.
Even though they are a little late this year, to me, it is a delight to see this unusual bloom contrast against the gray rocks.

Priceless...
I can only speak for myself in that I find that even though the inspection business earns my livelihood, I am primarily in the marketing and sales business.
Through the years, I have found that there is no one magic bullet that gets the phones ringing. Rather, it is a combination of personal interaction, knocking on doors and doing what others are not willing to do. Herein, I also find the value of mastermind groups. I find I do not have to invent or reinvent the wheel. Just be willing and open to others and their ideas.

Monday Morning Motivator...

“Successful and unsuccessful people do not vary greatly in their abilities. They vary in their desires to reach their potential.”
     – John Maxwell
For most of my life, I have been self employed. The few "Public" jobs I had were in a supervisory role. My quandary often was; what was the reason most folks don't live up to their full potential? Then, it dawned on me. Was I living up to my fullest potential?
Now some 13 years into the home inspection business, I now believe that I have found part of the answer. There … (12 comments)

Finally...

Another week has zipped by faster than Superman flying after that speeding train. I wonder, is anyone else having as much fun as I am? Even though I am busier than a one legged man in a butt kicking contest, I am having a ball.
This morning, I finally finished and emailed the last of my reports! YEAH!!! I can now get down to the serious business of having a day off. Well, not really. There are relaxing things to do in the gardens. When I finish that, there are more things to do in the gardens. … (15 comments)

Time Will Tell...

Over the past few weeks, I have gotten that feeling I've been caught in that proverbial revolving door. Every day seems to be the same 'ol, same 'ol but with enough variations to make life interesting if not intriguing. But so goes the life of the entrepreneur.
I did not realize that it had been over a week since I last logged on. Boy, things have changed. Yes, somewhere in the daily deluge of electronic blab, I saw that Active Rain had been acquired by one of the big conglomerates, but that seemed so long … (11 comments)

Great Customer Service Has its Rewards...

While heading out for "Date Night" with my wife last weekend, I received a frantic call from a client one of my inspectors had serviced. "I can hear water leaking under the house and I am too old to go into the crawl!" Can you help me?" I told him I would be out there in 30 minutes.
I arrived dressed in dinner attire and explained to the client that I was on my way to dinner when I received his call. Dawning my "Space Suit" I proceeded into the "Nether World". … (69 comments)

Monday Morning Motivator...
The key to my success is my predominant thoughts and words. What am I telling myself? ~  Michael Thornton         Having read books and listened to CD's on Neuro-Lingustic Programming (NLP) over the weekend, I realized what I tell myself is hugely important. I recognized that the key to my success is to change my self-imposed programming. Focus on what I want and what is important through the 19 main language patterns.
Although the subconscious mind does not "hear" negative words, it does harbor negative or destructive patterns.
Today, I will focus on the … (15 comments)

Weakend Agenda...

Having worked every weekend for the past 6 weeks, I scheduled this one off. Great time to putz around the yard, plant the veggie garden, get some of the flowers in the beds, even do some maintenance on the Koi ponds.
Well, it seems as if Maw has changed the plans. She has scheduled rain all weekend -- and we all know we just cannot argue with Maw Nature.
Okay, so I will change my agenda! Let's see... Check the eye lids out for holes, finish reading "The One Thing", watch self improvement videos...
