michaels view: Thoughts to Ponder on This Valentines Day... - 02/13/09 11:25 PM
I have often wondered why Cupid was chosen as the spokesperson for Valentines Day. When I am looking at someone with amorous thoughts or downright lust; now I don't know about Y'all, but the last thing I want have sitting on my shoulder or someone elses' for that matter is some short, overweight, half naked balding twerp brandishing a bow and arrow! Dang! Talk about being a turn on... Here's wishing all my subscribers, associates and fellow drips and tweets... A Happy Valentines Day... Have a G-r-r-r-reat Weekend, Y'all... Boy, am I glad to be home. I have really missed my Active Rain friends and have really missed the news as to what has been happening in the real world. You know how conventions go... That being said, have we just witnessed the signing of the Trillion Dollar Mi$take? As most of you know, the "Trillion Dollar Economic Stimulus Package, was ramrodded through Congress and the Senate. The bill was not given the chance to be reviewed, it was just shoved down our throats like a spoonful of Cod Liver Oil... YEECH!!! Yeah buddy! So much for transparency and openness … (13 comments)

It seems as if it has taken forever, but today, I turn 100. There are many drips here in the rain that seem to have the writing skills and abilities to turn 100 in relatively short period of time, but it has taken me well over a year to reach that milestone. By now, you have certainly realized that I am not talking about physical age, but the number of drips that subscribe to your blog. Like most drips here in the rain, I too have lost several drops due to the “Laws of Natural Selection”. Yes, Darwinism is alive and … (17 comments)

This week I am in Dallas, TX meeting with home inspectors from all across the country learning how to grow my business and take it to the next level. One thing that I have found is that the recession that grips our country is a nation wide thing and no market area is immune to the economic downturn. However; how is it that there are companies that continue to experience growth and prosper while others are struggling and are folding like a bad poker hand. . Yesterday was like drinking from a fire hose. Thank goodness for recorders as, well, talk … (10 comments)

Monday Morning Motivator... " You're the captain of your ship. You choose the life you wish to be. It's all in the mind. You can't blame anyone for what happens in your life or what life may bring. It's your attitude towards life that spells the difference. Life can be the worst of worst you can ever imagine or the best of the best you can ever think of… that depends on how you perceive things. You make the choice and it's what will happen. Sounds very basic and seems unfathomable, but it's the key." ~~ James Padilla

michaels view: Photo of the Day ~ Getting That Sinking Feeling... - 02/07/09 09:28 AM
Older, "experienced" properties like older "experienced" people have a lot of baggage. As I tell my clients, older, experienced houses are what they are. Although not perfect, they certainly have stood the test of time. However; many repairs to older properties do not. It is not uncommon to see rehabbers or less than desirable tradesmen cut corners and put "band aids" on structural issues that are only temporary "fixes" because they do not want to spend the money for proper repairs. Heaven forbid that that they might loose a little profit. Thin solid core blocks laid on the ground are no … (11 comments)

Lordy, Just when you think you have seen it all, someone comes up with a new wrinkle or a new application for products we use in our everyday lifes. While inspecting an upper end property in the Franklin, TN area, the prospective home owner and I were checking out the cabinets and much to our surprise, we found this interesting little diddy. Never in all my days of inspecting, have I seen cabinet doors held in place with velcro strips. Certainly one for the books and a good laugh. michaels view: Photo of the Day ~ Inventions I Wish Had Not Been... - 02/06/09 11:07 AM
Lordy, I wish that some things had not been invented. It was not uncommon for older homes to have limited circuits and outlet so these so called "circuit" expanders were invented to add more loads to already overloaded situations. A funny thing happened on my way to the attic... While inspecting an experienced property in the Franklin, TN area, I ran across one of these modern inventions in the attic. I was wondering why the pole lamp in the front yard was not working. Come to find out, the pole lamp was plugged into the adapter and run through the attic … (10 comments)

Those of us who have been around for awhile can remember the series of commercials where a large national hotel chain would leave the lights on for you. But what about leaving the pliers on for you? Occasionally, I get calls from clients to do re-inspections to verify that repairs have been done properly. For the most part, the seller is a willing participant, and will hire contractors to do the job right. However, when the property owner/seller is a rehabber that flips properties for a living, the goal is to maximize profits and they often take a "I don't-give-a-damn" attitude towards repairs and/or addressing the buyer's concerns. Quite frankly, it's all about the money. As a professional in the realestate business, this really bothers me. It is not uncommon to see water damage to the framing members … (24 comments)

michaels view: Photo of the Day ~ Are My Props Still Working? - 02/03/09 09:15 AM

Where would Hollywood productions be without their props? Placed carefully by stage hands, they certainly add a lot of realism to the set as the director shouts, "Lights! Cameras! Action!!! While props work and are totally acceptable for Hollywood film productions, props - well, they kinda-sorta loose something in translation in real-life situations. As real estate professionals, most of you have see properties hit the MLS system with blurbs such as, "Newly renovated 1940's vintage home; newly remodeled kitchen, 3 bedroom, 2 full baths, 1 1/2 bath, updated electrical, and the list of propaganda features goes on... I recently wrote a post entitled "How Do You Like Your Marshmallows Toasted?" In this article, I talked about hidden electrical issues often found in rehabs. Another often overlooked electrical issue is the electric panel in the back of a closet. Many us us who have been in the industry long enough, know how many electric panels … (22 comments)
