nashville home inspections: Venting Again - 03/20/16 08:25 AM
Unlike real estate agents, as long as I am in this business, I will never run out of blog fodder. I love what I do and do what I love because I enjoy the architecture of newer and older properties and I enjoy and often get a laugh when I see the ‘craftsmanship’ that goes on especially in rehabs.
One of the things that I can say about older properties, they do have their issues. However,  there was a lot of pride that went into the construction as this was to be someone's living space and the builders reputation was … (18 comments)

nashville home inspections: If it Doesn't Look Right . . . - 03/08/16 08:59 AM
In our darse prisa, get it done quickly, microwave society, it is not uncommon to see folks taking shortcuts. To use a grossly overworked term, ‘It is what it is’. Additionally, after 15 years in the business, I have come to learn, if something does not look right, it isn't. While inspecting a new construction house in Nashville, TN I ran across a wooden block by a doorway that really looked out of place.
Being located by a pedestrian entrance door, logic dictated that there should have been a switch here. The property had just been issued a CO … (10 comments)

nashville home inspections: Home Inspections . . . It Isn't Rocket Science! - 02/12/16 08:45 AM
Home inspecting isn’t rocket science. For the most part, it’s just plain, o’l common, horse sense. If something I’m looking at doesn’t look right or isn’t functioning correctly . . . something is wrong! Some of the more problematic areas generally revolve around plumbing and electrical. Unhandy home owners and tradesmen are not competent in various trade disciplines and because it is available in the big-box stores, they think it is ‘code legal’ or just like to take shortcuts. Sometimes the easy way out is best for doing home repairs or remodeling.
For example; standard plumbing systems use water … (13 comments)

nashville home inspections: Keep Your Family Safe - Smoke Detector Primer - 12/29/15 09:02 AM
One thing I can say with all certainty, there is never a dull moment in the home inspection business. Just when I think that I have seen it all, someone comes up with a new twist. All I can say is ‘Bless their hearts . . . there is a right way and a wrong way to install smoke detectors and this is not the right way as this one was installed only 4’ above floor level. Below are some guidelines for choosing and installing smoke detectors:
    1) Choose only UL approved devices
    2) Install smoke detectors in every sleeping … (6 comments)

nashville home inspections: Coyotes in Brentwood TN - 12/15/15 06:54 PM
This morning, I was awakened several times as I listened to the yips and howls of coyotes running through the subdivision. At one time, wolves used to roam the hills but they have been extirpated. Now the coyote has come in and taken their place and they are the top predator. Nothing feeds on coyotes and there is nothing to keep them in check except for humans. Studies have shown that urban coyotes are living longer and reproducing at a fast pace mainly because they are very adaptable, quick and sly. They are everywhere. I have seen them in downtown … (20 comments)

nashville home inspections: Just Venting About Dryer Vents - 12/09/15 06:35 PM
There have been several posts written about unsafe dryer venting practices. Last week I ran into, what appeared to have been, an amateur installation. There are several things wrong with this installation:
    1) All dryer venting in crawlspaces must be rigid metal.
    2) The dryer vent exhausts under the property. This will increase the moisture content in the crawlspace.
    3) The increased moisture content will allow the framing members to absorb the excess moisture. This will promote microbial activity.
    4) The dryer lint is very flammable. This could lead to fires.
    5) All dryer vents are to exhaust to the … (21 comments)

nashville home inspections: Take the Money & Run . . . - 12/05/15 06:32 AM
Several times a year, large hail producing thunderstorms roll through the Middle Tennessee area and when they do, roofs get pummeled. I have notes in the tech data of the reporting software to remind the team members of areas that known storm damage exists and how long ago roof coverings were replaced. Every now and then I come into an area where all the shingles have been replaced, save for the one - the one I am inspecting.
Usually when a disaster hits an area, the insurance companies are very quick to come to the aid of the home … (13 comments)

nashville home inspections: Leeks Anyone? - 12/04/15 07:14 PM
Leeks anyone? Of course I am not talking about the vegetable that is in the onion and garlic family, I am talking about roof leaks. On yesterday’s inspection, there were several water spots on the ceilings and the roof looked pretty rough. Maybe not as rough as the one to the left, but it was close.
When I see arrays such as this in attics, it reminds me of some of the old Snuffy Smith cartoon strips. Him snoozing away during a downpour; and his wife Louise hustling to put out more pots and pans to catch the water. Now, … (17 comments)

nashville home inspections: Some Like it Hot . . . - 11/15/15 05:53 AM
Hot water systems must supply water at temperatures hot enough to meet cleaning demands but not so hot as to risk injury to people. Children, the disabled, and the elderly are most susceptible to hot water-related injuries. Currently, the maximum temperature criteria calls for temperatures to be in the 120-125ºF range.
The risk of scalding or other injury from hot water can be estimated by the exposure time vs the water temperature. The table below indicates the risk of injury to a normal healthy person. Keep in mind that these times are reduced for children, the disabled, and the … (31 comments)

nashville home inspections: The Ying and Yang of Business - 12/17/14 06:56 PM
I believe that we can all agree that as business owners we all have three things in common:
          1) We are in the marketing business. This is what keeps the pipeline full.
          2) We are in the sales business. This is what keeps food on the table.
          3) We are all in the people business. It is our personal relationships with others that make people like us and want to do business with us.
That being said, most business owners are great technicians. IMHO, this is the Yang or masculine, left-brained side of the business. Technicians are … (19 comments)

nashville home inspections: (not so) Speechless Sundae 11.23.14 - 11/22/14 07:26 PM
I don't ever want to feel that I have given up or will give up. My Creator fashioned me so that I, with His help; will find a way. As old as I am, I still feel as if there are no surprises left for and in my life. To me, it is the surprises that make my life worth living. Every day is a a gift of the present. I have learned to expecting nothing and to accept and acknowledge everything. When the winds of adversity blow, some easily succumb to its forces. However, I will hang in there … (16 comments)

nashville home inspections: Getting All Bent out of Shape - 11/05/14 07:23 AM
It is not unusual for folks to get all bent out of shape over some silly, trivial matter that does not amount to a hill of beans. People are who they are and their filters certainly react differently to the stress of life’s situations.
Just as stress takes its toll on people, stress takes its toll on houses and their components as well. The stress imposed on the service mast by the overhead wiring has taken its toll on the mast as well as the roof covering. All of this could have been avoided had the electrician installed a tie-back … (20 comments)

nashville home inspections: Which Direction Does Your Crack Run? - 10/22/14 06:54 PM
As an inspector, we operate under the umbrella of being a generalist. However, we are expected to know and learn as much as we can about structures. One of the things that all inspectors are expected to know is how to analyze cracks.
Dwellings are like living entities. They are constantly moving and this movement causes cracks. Sometimes, the cracks are small and they are inconsequential. I see these almost on a daily basis in the drywall around door lintels.
The cracks I do not like to see are the ones that are in the foundation walls. These are … (23 comments)

nashville home inspections: Thanks for Giving Us... - 11/27/13 05:17 PM
Thanksgiving. A day when folks gather around a table with family and friends and give thanks for all that they have. For some, it is health, family and friends. For others it may be prosperity and possessions. The list can go on, for each and every one of us is (or should be) thankful for all that has been given to them.
But for me, I am thankful for the person who ate the first cranberry. As we all know, nature has a way of warning humans away from foods that are not good for them. For example, the color red is … (22 comments)

Healty Eating - NutriBlast Recipe #1...
Most folks wait until the first of the year before they start their annual weight loss program. I have made the decision to start mine now. My goal, is to lose 10 pounds between now and the first of the year. So what's for breakfast and lunch today? A healthy mix of vegetables and fruits.
I am using my Nutriblast to create healthy meals that will sustain my energy through the course of the day. There is a science to this as I have been reading a lot about nutrition lately.  While I do not have a … (19 comments)

nashville home inspections: An "Attitude of Gratitude"… - 11/02/13 06:39 PM
An "Attitude of Gratitude"…
Several years ago, "The Secret" was Vogue. In the video, there was a segment about being grateful and adopting an attitude of gratitude. I for one, am grateful for every day that has been given to me. However, there is one day in particular that I spend an hour in quiet contemplation being grateful for the vehicle that is taken me through this life.
I am grateful for the toes that are attached to the end of my feet that help keep my balance. I am grateful for the feet that have helped me climb mountains, walk … (8 comments)

nashville home inspections: Ductwork Is Not All it is Quacked Up to Be - Part 1… - 09/20/13 09:07 PM
Ductwork Is Not All it is Quacked Up to Be - Part 1…
Next to the water heater, the average home's duct work system is the largest energy waster. Most residential duct systems have numerous leaks which spills conditioned air into attics, between floors and crawlspaces. This condition also creates room-to-room imbalances thereby creating hot and cold spots on the same floor. The reason for this is cost and that most municipalities do not enforce current IRC (International Residential Code) guidelines for air duct tightness. Mainly because they have no interest in leaky ducts or energy conservation.
The use of mastic or sealing … (40 comments)

nashville home inspections: Enhancing the Beauty of Your Home - 09/17/13 07:54 PM
Enhancing the Beauty of Your Home
The other day, Jay wrote a post about gutters. In his post, he stated that the purpose of gutters was to channel water from the roof and away from the property. Pshaw!!! That may be true for some areas of the country, but here in the Middle Tennessee area, gutters are placed on the property to collect leaf litter, thereby enhancing the beauty of the property.
When leaves fall, they blow on the roof and aided by the cycles of nature (wind, rain, critters, etc.) and eventually begin to collect in the gutter channels. Here … (55 comments)
