After staying over a year for over the prime, the Variable rate dropped less tha prime for the first time yesterday. There has been a significant drop in mortgage rates in the past week even for fixed rate mortgages. The low variable rates however come with a catch. They are for short closings of less than 60 days and come with reduced pre-payment previleges. For someone who is not going to pay-down sooner, these will be perfect. According to the 2009 Third Quarter CMHC Housing Market Outlook released on September 3, 2009 by Canadian Mortgage & Housing Corporation, stable economic conditions across the province of Ontario will help stabilize housing demand in 2010. Highlights of the Ontario forecast include:
• The Ontario economy will stabilize at year end before gradually recovering in 2010 • Ontario resale volumes will stabilize and range between 160,000 and 190,000 unit sales this year and next - reaching 174,000 units in 2009, and 166,750 units in 2010. • Resale volumes will be down from the peak in 2007 but will be (0 comments)

- Last month, TREB Members reported 312,771 square feet of leased industrial, commercial, and office space, Commercial Council Chair Gary Lander announced today. I have a real problem. I have too may clients that I cannot find homes for! Yesm their demands are unique, however as soon as any property meeting thier needs hits the market in Mississauga (a suburb of Toronto and part of the Greater Toronto Region), it is "Gone in 60 seconds". No wonder, GTA realtors reported record sales for 1st half of August 2009. Following is the media release from Toronto Real Estate Board

July 2009 was a record breaking month. The upward trend in sales and price increase continues here in Toronto and its surrounding areas. Fewer new listings are being introduced in the market which has again led to a trend of multiple offers. Suddenly, it is a selelrs market again. It is nearly impossible to not pay more or close to full asking price for good properties in almost every established neighbourhood.

When I read the report this afternoon, I literally rubbed my eyes and then looked for my reading glasses. Our market was up 27 percent. Yes, you read it right 27% compared to June 2008. And the prices up 2%. Great time again for the sellers, while the buyers who were sitting on the fence waiting to jump in when the prices were real low...too (0 comments)
greater toronto area: Greater Toronto Area Market is picking up steam

Toronto Real Estate Board last week released sales report for the 1st half of the month that will bring some cheer back into the Realtor community. The number of sales in the 1st half compared to the corresponding period in 2008 were 19% higher and the prices about 2% higher. It is not that Realtors want the prices to keep increasing as we want more and more people to be able to afford a roof over their heads (at least), howver the increased number of sales goes on to show that the consumers have a sense of confidence that they will (3 comments)
...and as a matter of some confidence in the environment, the growth surpassed the sales figures of May 2008 sales too. After a lot months with negative news, May brought some positive cheer to the market in the GTA. Overall sales were 9859 sales against 9411 in May 2008 (Source TREB). Inspite of the growth in the sales, the prices in 905- & 416 region were both off by close to 1% when compared to May 2008. Record low mortgage rates were deemed to be the reason for this sudden jump in the sales volume. What needs to be seen (3 comments)
